You will have a 1500 sq ft 3 bedroom, 2 bath condominium home across the street from the Gulf Beaches and with a fabulous view of the Club Pool and Intercoastal waterway.
The Kitchen and Bathrooms have been recently renovated and updated.
The Master Bedroom has a private lanai, full en suite bath, walk-in closet and TV with Comcast cable service provided.
The guest (2nd) bedroom is a calm retreat, tastefully decorated with 2 twin beds.
The Den/3rd bedroom also has a flat panel TV and a comfortable convertible Queen sofa.
The primary living space is 20' by 25' with a wall of floor-to-ceiling windows overlooking the gardens and club pool.
The dining table can be expanded to seat 6 and the casual eating area overlooking the view seats 5.
The Kitchen is fully applianced and appointed with all the dishes, cookware and glassware you will need.
All linens including pool/beach towels are provided.
An iron and ironing board are provided.
Common area facilities include a heated pool, bicycle rack, barbeque area (gas grills) and small dock. You have 1 deeded parking space and there are several shared guest parking spots.
The unit comes with Cable TV (Comcast), high speed wi-fi, washer and dryer. All utilities are included.
The Bordeaux Club is a quiet residential building with strictly enforced regulations about the use of the shared facilities in order to ensure the tranquil enjoyment of this beautiful location for all the residents.
While the Bordeaux Club is not an age restricted building, the "vibe" is decidedly geared towards mature adults.
There is a 60 day minimum rental for the unit and prospective tenants will be required to sign a lease before your rental is finalized. Reservations may be cancelled and deposits forfeit if all appropriate endorsements to the lease - including a background check - are not received in a timely manner.
These are requirements of the Bordeaux Club; the unit owner cannot waive them. Pertinent excepts from the Bordeaux Club Owners Manual are copied at the end of this section. The other residents of the Bordeaux club are very friendly and the community holds a "pot-luck" cocktail party at the pool Chick-ee Hut each Friday evening.

The Bordeaux Club is a deed restricted community. Excerpts from the Bordeaux Club Owners Manual (Blue Book) , include:
III. OCCUPANCY RESTRICTIONS & LEASING PROCEDURES
The following restrictions and procedures are quoted in part directly from our Declaration of Condominium with clarification where appropriate. All unit owners are urged to become fully familiar with pages 14 through 20B of the Declaration of condominium.
12.2 Occupancy in Absence of Owner: If the owner and his family who permanently reside with him are absent, and the unit has not been leased, the owner may permit his unit to be occupied by his guests only in accordance with the following:
A. Any one person related to a unit owner within the first degree by blood, adoption or marriage, and that person’s spouse and members of that person’s family within the first degree by blood or adoption, are permitted to occupy the unit owner’s apartment in the absence of the owner.
B. House guests not included within 12.2 (A) are permitted in the unit owner’s absence only with the prior approval of the Board of Directors. Such guests may stay not longer than (15) days.
C. The number of occasions for guest occupancy of any unit under this Section 12.2 shall be limited to four (4) in any calendar year. The first day of occupancy shall determine in which year the occupancy occurred.
D. For the protection of all owners, before a guest may occupy a unit under this Section 12.2, the owner must file a Notice of Guest Occupancy with the Association, and the manager must be notified in advance of the guests and their arrival and departure dates. The total number of overnight occupants is limited to two (2) persons per bedroom.
14. LEASING OF UNITS: All leases of units must be in writing. A unit owner may lease only his entire unit, and then only in accordance with this Section after receiving the approval of the Board of Directors. The lessee must be one natural person.
III. Occupancy Restrictions & Leasing Procedures, con’t.
A. Notice. An owner intending to lease his unit shall give to the Board of Directors or its designee written notice of such intention at least thirty (30) days prior to the proposed transaction, together with the name and address of the proposed lessee, a signed copy of the proposed lease, and such other information as the Board may reasonably require.
D. Failure to Give Notice. If proper notice is not given, the Board of Directors at its election may approve or disapprove the lease without prior notice. If the Board disapproves, the Association shall proceed as if it received notice on the date of such disapproval; however, the proposed lessee may provide the Board with the required notice and request reconsideration. Any lease entered into without approval or in violation of the above provisions shall, at the option of the Board, be treated as a nullity, and the Board shall have the power to evict the lessee with five (5) days notice, without securing consent to such eviction from the unit owner.
14.2 Term of Lease and Frequency of Leasing. No unit may be leased more than (2) times in any calendar year, with the minimum lease term being sixty (60) consecutive days. The first day of occupancy under the lease shall determine in which year it falls. No lease may be for a period of more than one (1) year, and no option for the lessee to extend or renew the lease period for any additional period shall be permitted. However, the Board may, in its discretion, approve the same lease from year to year. No subleasing or assignment of lease rights by the lessee is allowed. (Amended 7/91 – amendment recorded at O.R. 1631, pg. (PHONE NUMBER HIDDEN) Occupancy During Leasing Term. No one but the lessee, his family within the first degree of relationship by blood, adoption or marriage, and their guests may occupy the unit. The total number of overnight occupants of a leased unit is limited to two (2) persons per bedroom. (Not to exceed six(6)) Overnight guest occupancy during the lease term shall not occur more frequently than once in a calendar month, and no guest may stay more than seven (7) days in any month. The first day of guest occupancy by any guest or group of guests shall determine in which month the occupancy occurs. The lessee shall give to the Association written notice in advance of overnight guest arrival and departure dates and the names of all overnight guests. Note: The lessee and his family members within the first degree of relationship, adoption or marriage are not “guests.”
Bordeaux Club Swimming Pool Etiquette 2/1/15
1.DO use the pool only between the hours of 9 AM and Dusk.
DO NOT Allow visitors (other than overnight registered guests) to use the pool.
2.DO take a shower before entering the pool.
DO NOT use the pool shower for shampooing your hair.
3.DO have an adult accompany children under 13 years of age.
Any child using the pool who is not toilet trained must wear a swim diaper at all times.
4.DO remove bobby pins & hair clasps before entering pool.
5.DO cover chaise lounges with a towel when sunbathing.
DO NOT use balls, toys, floats, etc. in pool. “Noodles” acceptable.
6.DO use plastic cups and containers in the pool area.
DO NOT use glass items.
7.DO use proper attire going to & from pool or beach. Ladies should wear a cover-up & men should wear shirt or top. Beach shoes or sandals required.
DO NOT walk barefoot around property for your own safety!!
8.DO wash off sand and dirt before entering courtyard/buildings. Foot wash & water hose provided on West end of both North and South buildings.
9.DO keep bathroom & shower doors closed.
DO NOT use pool equipment (lifeline, hook) – only emergencies.

ANNUAL REMINDER FOR UNIT OWNERS, RENTERS & GUESTS
In the past, some of the house rules regulating the Bordeaux Club have been unknowingly violated resulting in diminishing the pleasant ambiance enjoyed by all residents. The following reminders are for everyone’s benefit:
1.Insure that your unit door key can be used to open your mailbox.
2.Door Locks: All door locks are to be mastered to our current master key. If you change a door lock or install a dead bolt the lock must be mastered. It is also good to leave a copy of your door key in your office file.
3.Pets are not permitted at the Bordeaux Club at any time.
4.No articles are to be placed on railings, porches or balconies for drying and / or airing.
5.Bagged refuse should be place in the outside trash containers located at the west corners of the parking lot.
6.Submit your Postal Mail card changes when arriving and leaving.
7.Sign the official registry in the office when arriving and leaving the Bordeaux Club.
8.Clean the coking grill at the Chickee after each use.
9.Participate in the Naples Recycling Program by placing articles in the appropriate blue recycle bins.
Paper Products: Newspapers, magazines, phone books, etc.
Comingled recyclable products: Tin cans, aluminum cans, glass bottles & jars
(clear, brown or green only), Plastic containers through symbol “7” on bottoms.
10.Washers and dryers to be used only between 8:00 AM and 8:00 PM.
11.No car washing before 9AM.
12.If you notice strangers using our private fishing docks and seawall, call the Police Department at (PHONE NUMBER HIDDEN). For other emergencies (fire, medical, etc.) Call 911.
13.Use a Low Sudsing detergent in washing machines to prevent clogging of waste pipes.

Although I am new to AirBnb I have rented this home for several years for the winter months. And, while I live in Massachusetts during that period, I have had no problem satisfying my clients' expectations during their stay.

This is a "quiet" community. High-Energy activities or parties are not permitted either n the unit or in the common areas (pool, Chick-ee Hut, Barbeque area, parking areas)
There is absolutely NO subletting and guests, unrelated by marriage or blood, may be restricted from using the facilities or staying overnight in the unit.
There is absolutely no smoking in the unit and no pets- of any kind - on any part of the property.
The unit comes with one deeded parking spot and there are several shared guest spots.
Guests are expected to conform to all community rules as outlined in the Bordeaux Club Owner's Manual (Blue Book). These rules include but are not limited to use of the common facilities, noise, trash/garbage, guests and parking/vehicles.
