In a quiet private square with gardens in Holland Park, West London (zone 2), close to Westfield shopping mall, this 5 bedroom house with an extra studio apartment, private garden, off road parking and access to communal gardens is unique in London
The house is a modern (1960 build) build with 5 bedrooms (4 double and 1 single) over 4 floors (ground + 3) and also has a separate living area on the ground floor that has it's own kitchenette, bathroom, and sofa bed, and has access to the garden, and this area can be treated as a separate apartment (we have not listed it as a bedroom - the 5 bedrooms are upstairs) and this is why we have a surcharge if people make a booking for more than 8 people. Note that the rooms on the master bedroom floor have their own bathrooms but the 3 rooms on the top floor share a bathroom (see the floor plans in the photos).
Guests can have access to the entire property, although the garden appartment is separate and normally not included unless there are more than 8 guests and the surcharge is paid for additional guests. There are some personal effects in some parts of the house and we ask that guests respect our personal effects and do not disturb our things. There are several key holders locally who can give access to the property, and arrangements can be made for keys to be left in a suitable location that is easy to find in case of arrival at anti social hours and arrangements can also be made to leave keys in an agreed location.

I will not always be available in person but can be reached by telephone, email, messaging at any time. I have a gentleman looking after the property who provides a concierge service who can be called 24/7.
This is a fantastic property in terms of location, access, space, parking, security, etc. However, for the sake of openness and clarity, here is a list of the main drawbacks to this property.
1. The house is built over 4 floors, so if someone has trouble going up and down stairs, it may be difficult for them.
2. The house (and indeed the entire estate) is a modern 1960s construction, which puts some people off, however, anyone who stays in the property will appreciate the positive functional aspects of the property.
3. The house is a family 2nd home, and while it is clean and spacious, anyone staying here will have to work around some of our family's possessions in the house. The good thing is that even though the property is not used by us for most of the year, it does feel 'lived in' as we have owned and occupied this property for many years.
4. The neighbourhood is a family neighbourhood so this location is not so suitable for groups of young people coming to London to party. Such visitors may be happier close to the bars and nightclubs. We ask our guests to be considerate of the fact that they will be staying in a residential neighbourhood.
