This is a high quality conversion of an 1895 stable block, done in 2012. One bedroom, with an en suite bathroom, is upstairs and the other bedroom is on the ground floor. It offers peace and quiet in a rural setting, with plenty to keep you busy in the local area. Ideal for families.
Large, comfortable and and underfloor heating ensures warmth. Light and spacious - the main sitting room is 6 metres * 5 metres and, combined with the kitchen/ dining area, offers a space which is over 12 metres long.
This is a self-contained annex to our house, to which guests have exclusive and independent access.

This is a working livestock farm on the River Tweed, with 100 cows and 1500 sheep (and 2 llamas). Guests may go anywhere they want on the farm.
There is someone available to help at most times.
Very convenient location for Edinburgh, 50 mins by train, 32 miles by road. Abbotsford (former home of Sir Walter Scott) nearby.
Though there is no tumble dryer, there are hanging racks which do the same job in an eco-friendly manner.
There is access to an extensive garden and, in the warmer months, there is plenty of garden furniture.
For salmon and trout fishing on the Middle Tweed, this is an excellent base. Likewise for those wanting to play golf. (Your host can tell you a lot about the first, less about the second).
There is good running on quiet local roads and public footpaths; 2 miles of the Southern Upland Way run through the farm. There is a large network of cycle routes in the region.
There is wifi, but it's British rural wifi and some may find this slow. It works., but don't expect to be able to stream real time video.
