FEW RULES:
NOISE: There is absolutely no tolerance for excessive noise. Please be courteous of our neighbours. The noise ordinance is in effect from 9pm to 8 am. We ask that you never have the music on loud. If you need to stay up late and talk, please stay in the kitchen area since that will not lead to any neighbour’s bedroom. We have the authorization to enter when/if necessary if we receive reports from neighbours.

DISHES: You are welcome to use any dishes, spices, etc. that are in the house. The only requirement is that you leave them on the premises. Also, please wash and dry your dishes before leaving. There will be a cleaning fee assessed if this is not followed.

TOWELS, BED SHEETS: Please place used towels in bath tub when you check out. Please place used sheets in the corner of the bedroom, except for wet sheets and towels, which we want them to be hung over the tub.
We desire our guest to enjoy a peaceful time while in this home in Montreal, Quebec.

TRASH: Rubbish must be placed in appropriate Green (recycling) and black bins on the car deck. Green recycle bin is needed to take out on Thursday’s night or Friday’s morning (before 8am). All small bag of trash are needed to put in big black trash bag (can be found in the kitchen cupboard, right hand-side of fridge), required by city’s rule. It is required to be taken out on Sunday night or Monday morning, before 8am. Since trash is collected only once a week, please remember to take them out. Trash bags should be brought to curbside, across the street from the back of the house. You will see people deposit black trash bag there

SMOKING: No smoking is permitted inside the house. Do not throw cigarette’s buff around the outside premises of the house. Put them off by putting some water on it and then throw them in garbage bag.

DRUG: There aren't to be any illegal drugs on or about the premises ever. Alcohol off site is not allowed. Please adhere to these rules as per the city ordinances.

BREAKFAST & CLEANING: There is no breakfast and no room service. You will find it clean when you arrive and it will be cleaned when you depart. Extra cleaning IS available for a fee.

NUMBER OF GUESTS: Your rate is based on the number of guests on your
confirmation. A limited number of occupants are allowed. Please contact the owner for approval of extra guests and applicable charges.

Please note: Guest agrees with our no smoking policy. There is no smoking in the building and on the grounds of the building. Smoke away from the building and contain remnants and ashes so none are left on the ground. Evidence of smoking will result in fines for re-mediating from $100 - 500 or higher.


IMPORTANT INSTRUCTIONS: AT ACCOMMODATIONS IN WHICH YOU ARE GREETED: Please notify your host at least 3 days prior to arrival. It is possible you will not gain entry when you arrive if your time is not confirmed.
Occupancy is any time after 4 p.m. on your arrival date until 10 a.m. on your departure date. We make every effort to accommodate guest schedules while taking into account arrival/departure of existing guests and necessary cleaning times. If you need assistance with early luggage drop-off or late pick-up, please contact the owner for instructions. Penalties for not adhering to the set occupancy times will apply.

1. I didn't feel welcomed at all - felt interrogated once I walked in the apartment. Was asked for my age and then "do you work". And this was not in a friendly, "get to know you" tone. 2. check out was EXTREMELY RUSHED. Host drove by at 9:30, parked outside and sent me a text message: "don't forget check out is at 10am". I have a photo of her parked outside, but can't upload it. 3. The set of rules (2 pages) entails a list of tasks to do before we left. Also in the description, so read carefully before booking if you do not want to clean up. Summary below: - clean the dishes (if used) - throw out the trash ACROSS the street from the house - gather all dirty towels and put them in the tub (limited one per person, and can't wipe face with towel or make up would stain their towels - this was specifically said to us in person when we checked in). - take off all sheets and pillow cases and put them in the corner of each room. Never have I stayed at an Airbnb and had to clean up after paying a cleaning fee upfront. So essentially you're paying the cleaning fee for the actual washing of the sheets... 4. Must take shoes off at entrance as this will ruin her floors (was told this upon entering her house). Side note - floors were very creaky. Also, fire alarm activated when we were making breakfast... it was just eggs and bacon.

1. To answer your question for asking for the ID: We have had some incident in the past that people say that they are over 21. But when they check-in, they are under 18 years. The person who rented the place and the person who checked in are not the same people. They had thrown party, thrown up and trashed my place until 6am. My neighbors or myself had to ask for the cop's intervention. That's why I have to ask for ID. Sorry, if this offended you, but as a duty of an owner, I have to make sure the safety of my guest and my other tenants. 2. About parking outside at 9:30am and sending you a text as a reminder to take out the trash since Monday is the only "trash pick-up" day for that area, I do not understand why this is the problem. We do not want trash to be left in the black garbage bin outside if it is preventable for bugs and keep our house's and neighbors' cleanliness. Also, the check-out rule is clearly indicated 10am, a reminding text is a good supporting system and should be appreciated. I do not want my cleaning lady showed up at the door and the group is not ready. When you have said that you need more time until 10:30am, I have called up my cleaning lady and asked her to come only at 11am. If myself or my cleaning lady knocked on your door at 9:30am and asked your group to check-out right away, that should raise the problem. Also, you have never communicated about check-out late, we do not see the reason why my acts are called as "Extremely Rushed". Please be logical and reasonable. 3. Yes, we have asked our guest to respect those points since we do have back-to-back reservation and it is called by considerate to other people. This is the way how I was brought and teaching back to my kids. Everyone needs to pick up after themselves, even if we have maids. That is called being respectful to others. My cleaning lady needs her time to prepare the house for our next guest's arrival. We change and wash all of our sheets, quilt (spring and summer), duvet covers (in winter time) after every guest’s check-out. We bleached all white towels, even the mops head after use. We pride ourselves for keeping our place clean. I wonder if you can find that type of cleanliness at everywhere else. If you do, they must be a clean freak like me, which I ask my cleaning lady to comply with my degree of cleanliness. Did you find a strand of hair on any of our bedding or on the floor? Did you find or report any ant during your check-in or your stay? None. Suddenly, you have also said:” So many ants”. I do not see any proof of that. We have stayed at 5 stars hotel and gold crown resorts and they do not wash their duvet’s cover like us either. If you feel like not pick-up or wash dishes after your stay, I suggest that you should stay hotel so that they can have daily maid for your stay. Also, I quote this from your comment “take off all sheets and pillow cases and put them in the corner of each room. If you consider removing pillow and putting them in a corner is “actual washing of the sheet”, I am really surprise since you are the first one telling me so. Maybe, I am from another planet and all of my other guests from (SENSITIVE CONTENTS HIDDEN) and TripAdvisor are also from the planet!!! All of my guests love what I ask them to do so since they are sure that they walk to a clean house (from bedframe, bedsheet, summer quilt, door knock, shower curtain, etc.) 4. The fire alarm went off due to your cooking of bacon and egg only. I wonder why since my house is wire to a central alarm system. This is the 2nd time that it went off after hundreds’ guest’s stay. The first time over 1 year ago since one of my guest forgot some food and left it burn in the oven. Thanks to the alarm, I had to ask to my cleaning to take down all curtains to wash them and remove the cooking/burning oil odor. If every guest will be like that after their check-out, I think that my cleaning lady will charge me more to clean the house since this is also extra work for her. 5. Extra note from you as I quote “No shampoo, conditioner or soap. No cooking oil or condiments. One towel per person”. For shampoo and conditioner or soap, if you really look for it, you can find it under the bathroom cabinet. No cooking oil and condiments, we do not keep everything. We have asked our guest to throw their food/everything out (except, unused or unopened food coffee in can, salt, pepper, sugar, pasta, spices). Again, this is called hygiene and being respectful to others.
