It is situated in the heart of Edinburgh's Old Town looking straight out at Edinburgh Castle across the vibrant Grassmarket with its diverse cafes, restaurants and bars many offering outside seating to watch the world go by. All the attractions of central Edinburgh are an easy stroll away and Edinburgh's open top bus route passes by the front door.
Located on the first floor, the flat has a large bedroom looking out onto a quiet garden at the rear of the property - the bedroom has a king size bed ((PHONE NUMBER HIDDEN) mm, 6'6" x 4'9"), double glazing and built-in wardrobes. The spacious lounge has great views of the Castle and the Grassmarket and with its triple glazing is very quiet. The lounge has a dining area, two armchairs and a double sofa bed ((PHONE NUMBER HIDDEN) mm, 6' x 4'3"), which with a fold-out bed ((PHONE NUMBER HIDDEN) mm, 6'3" x 2'9")available for use in the bedroom allows a maximum of 4 people to be accommodated.
The flat has all the facilities that one could wish for. There is gas central heating throughout, hot water on demand and the lounge has a coal effect fire. The modern shower room has a walk-in shower. The kitchen has electric oven and hob, microwave oven, toaster, washing machine/drier and ample crockery, cutlery and cooking utensils. The lounge has a flat screen TV with recorder and DVD player. In the bedroom you'll find iron and ironing board, hairdryer and trouser press. Throughout the flat there is free wifi.
All the attractions of central Edinburgh are within easy walking distance, e.g. the Castle, Holyrood Palace, Princes Street and the Scottish Parliament. Waverley Station and the terminus of the airport bus are half a mile away. Edinburgh has an excellent bus system and the flat lies close to most routes - the open top bus passes by the front door. Taxis are plentiful and if you have your own car there is a multi-storey car par less than half a mile away.
Guests have sole access to the entire apartment.

Generally we try to meet guests on arrival, but sometimes the key may be obtained from a keybox. If we are not here and a guest ask to be met, someone will be on hand. If there are any problems, guests will be given phone number and email of ourselves or someone else in Edinburgh who can help.
Please let us know if you have any special requirements regarding the beds. By default we assume that two guests will use the kingsize, three or four: the kingsize and the sofa bed. Also available are a single fold-out bed and a travelling cot.
This is a non-smoking flat and unfortunately pets are not allowed. Out of consideration to neighbours, no parties or loud music please.
Please leave the flat clean and tidy, with dishes washed and the cooker clean. However it is not necessary to strip the beds or vacuum the floor.
