Sleep 8-10: King bed in Master bedroom (Sleep 2), King bed in 2nd Bedroom (Sleep 2), and 2 full beds in 3rd bedroom (Sleep 4)
Extra bed: Queen sofa bed in Den (Sleep 2) with extra charge.
Community pool, hot tub, gym, sauna, and steam room is free of charge.

1)Maximum Occupancy&Parties: The maximum number of guests is limited to 8 persons (Exception for infants under age 2). An additional charge of $25 per person per night for guests in addition to 8 will be assessed. Parties are not allowed to be hosted in this home. If it is determined that you have exceeded your agreed upon occupancy number, your rental will be immediately terminated and you agree to immediately leave with NO rental money refund.
2)Age restriction: The unit will not be rented to a person under age of 25. A guardian over the age of 25 must be staying in the unit at all times. If you fail to adhere to this term, you agree to immediately leave the rental home with NO rental money refund.
3)Early departure&Delayed arrival: No refunds or rate adjustment will be given for early departure or delayed arrival.
4)Check-in&Check-out: Check-in is 4 PM CST. Check-out no later than 10 AM CST. No early check-in or late check-out.
5)No smoking: Smoking is not permitted in the home or on the patio. An additional cleaning fee (damage fee) of $250 will apply if cigarette butts or cigar ends are found anywhere on the premise. Smoke odor found could result in remediation costs of up to, but not limited to $1,000. Never smoke around the home’s door openings.
6)No Pets: Pets are not allowed onto the property. If you are found to have a pet in the home or on premise, you agree to pay $250 damage fee and agree that your rental will immediately terminate and you agree to leave the rental home with NO rental money refund.
7)Housekeeping: The house will be professionally cleaned prior to your arrival. Guests agree to keep it in good order and clean during your stay. Daily maid service is NOT included in the rental rate. Cleaning fee is NON-REFUNDABLE and NON-ADJUSTABLE. Guests shall be responsible for keeping the kitchen and bathroom drains free of things that may tend to cause clogging of the drains. Guests shall pay for the cleaning out of any plumbing fixture that may need to be cleared of stoppage and for the expense or damage caused by stopping of waste pipes or overflow from bathtubs, wash basins, or sinks.
8)Linens&Towels: We do NOT PERMIT towels or linens to be taken from the units. We also suggest you bring beach towels. For any lost or stolen towels or linens, guests will be charged $50/piece.
9)Cancellation: If cancellation is made at least 60 days prior to your arrival date, you will forfeit an advance payment. If cancellation is made within 60 days of your arrival date, your rental payment is non-refundable.
10)Damage deposit/Insurance: Damage deposit is $1500 or you can obtain Damage Protection insurance. Damage deposit/insurance may be claimed but not limited to:
1.There is damage or disappearance to home, contents, equipment or grounds.
2.These are violations or fines are imposed by Banana Bay Home Owner’s Association as a result of conduct by you or your guests during your stay.
3.Trash isn’t bagged and placed in the external waste management recycling/trash receptacle.
4.Owner’s properties located in or around the unit are lost or missing.
5.You incur any violations or fines from local law enforcement.
6.You will be provided key fobs to access our common area during your stay. Key fobs must be RETURNED at check-out. $50 charge will be assessed for any missing fobs during your stay.
7.$50 charge will be assessed for each and any missing TV remotes.
11)No Guarantee: The owner cannot guarantee against mechanical failures, malfunctioning equipment, or material defects including but not limited to water leak, plumbing leak, working condition of HVAC system, cable, phone, internet service, TVs, VCRs, DVDs, appliances, pools, hot tubs, etc. Although all attempts will be made to correct the situation, some breakdowns or defects cannot be prevented or repaired during your occupancy. These occurrences will not be cause of rental termination or rental money refund. Rental payments are NON-REFUNDABLE and NON-ADJUSTABLE for any reasons.
12)Acts of God: Owner shall NOT be liable for events beyond his control including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, storm or inclement weather. No refunds will be offered in these circumstances. We encourage you to purchase travel insurance. Go to InsureMyTrip or VacationProtection for more details.
13)Access: Guests shall allow Homeowner/Property Manager access to the property for purposes of repair and inspection.
14)Parking: Parking on the property driveway is limited to 2 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the street is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
15)Owner’s property: Garage and Locked owner's closets are NOT included in your rental. Owner reserves the right to cancel the reservation if a notice is provided to guests 45 days prior to your stay. Full refund will be issued to guests.
16)Mutual respect: Please respect your neighbors. Please do not engage in any activities or use language which may be offensive to your neighbors. Please keep noise to a minimum between the hours of 10.00PM through 9.30AM. Please adhere to Beach rules and pool rules which clearly marked on signage. Please note that you are not allowed to enter the marina area behind your house unless you rent a boat slip.
17)Condition of premise: Prior to occupancy Guests will examine the premise, including the furnishings. Guests agree that upon the expiration or termination of rental, Guests will peacefully surrender possession of the premise and the furnishings to the owner in as good condition as they are at the beginning of rental, normal wear and tear excepted. Guests further agree to take good care of the premise, including the furnishings, and the common areas of the house, and to make no changes or alterations to the premise without the prior written consent of the owner. Please do not move owner’s décor and furniture. Guests further agree to pay owner for all repairs required to be made to the premise, including the furnishings, and the property, resulting from the misuse, neglect, carelessness, misconduct, or fault of Guests or Guest’s guests. Guests will be responsible for the full cost of damage. If the cost of damage exceeds damage deposit or damage insurance coverage, guests agree to pay for an excess. If any part of the common areas of the house is damaged from misuse, neglect, carelessness, or misconduct, the cost of repairs shall be paid by guests.
18)Indemnification and Hold harmless: Guests agree to indemnify and hold harmless the owner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claims or litigation which may arise out of or in connection with guests use and occupancy of the premise including but not limited to any claims or labilities for personal injuries, illness, or damage or theft of property which is made, incurred or sustained by guests.
19)Photo representation: Actual furnishings or setting may be different than stock photo.
