We built this room to enjoy the view. And now you can too. From inside or out on the balcony you look down the Yealm estuary towards the sunset. It is just a studio, but rest assured, it is like no other.
PS, Yes we had called it the Garden Room b4
Welcome to our room with a view. We built this room in 2015 to take full advantage of the view down the estuary of the River Yealm towards the sun setting in the West. If your idea of getting way involves a bit of fun, a splash of adventure and more than a hint of luxury then we think you may well be happy here.
It is a simple 1 room studio with a wall of glass which folds back so you can step straight onto the deck overlooking the water or to the covered terrace at the side. When it is warm you can really open up the space to the outside. There is electric heating for when its colder. It has a wet room shower, basin and WC. But be warned you have to step out on the terrace to access it, so bring a dressing gown. Being a studio there isn't a full kitchen, just a kettle, coffee maker and a microwave. And you will have to step out again to do your washing up in the Belfast sink on the terrace.
All this is in our lower garden between the lane and the estuary. We are one of the last houses in the village before the lane heads off through the woods to the sea, joining up with the South West Coastal Path. Keen walkers will not be disappointed. Gourmands may well want to wander back the other way into the village to dine at the renowned Ship Inn. Or you can come and join us, we run the Noss Mayo Tea Gardens on our upper terrace on summer weekends.
Inside you will find plenty of soft furnishings made by Kathryn and some of Kathryn and Andy's driftwood art. We hope you find Noss Mayo as creative and inspiring a place as we do. Because it has been so carefully created we do ask for a cleaning fee, to help keep it that way. Dogs are welcome, but try and keep them off the cushions….. we do ask a higher cleaning charge for those of you bringing dogs, please read all about in the house rules section. Thanks.
The summerhouse is in our lower garden so you spill out onto the terrace (with a glazed pergola above so you can even when its raining) and on to the lawn next door. All of these have the same rather lovely view out across the water. And a barbecue too. We own the quay below if you want to launch your canoe or paddle board.

We are very happy to help you get settled in and then leave you alone to just plain relax. But we can do more if you need it. Let us know. We have left you a barbecue so you can get all culinary. At the weekends in summer you can join us in the upper garden (at the other end of the house from you...) where we run our Tea garden serving light lunches, soups etc as well as the traditional Devon Cream Tea. And should Devon get a bit wet, as it can, we can help dry soggy clothes overnight.
We are the last house in the village (it is a custard coloured cottage on your left, the River Room is in the garden below) before the lane dives into the woods along the estuary heading out to the sea and the coastal path. So you have plenty of walking, cycling or rowing opportunities. Mind you, walk the other way and you will find the rest of Noss Mayo and the quite well regarded Ship Inn. Check it out online, but book early for dinner at the weekends it is very frequently fully booked. You could also try the Swan Inn on the other side of the valley, or, across in Newton Ferrers there is the Dolphin.
Oh, just come long and enjoy. We do have neighbours, so raves may well be frowned on. And we do ask you park your car somewhere down in the village or at the car park by the tennis courts as parking is at a premium round here.
We like to be as flexible as we can but as the River Room has become more popular we do have to ask that you vacate the room by 10,30am so that we have time to clean up and refresh everything ready for our next guests, who we ask to arrive no earlier than 4,00pm please. There is plenty to enjoy in the village including a great pub around the corner.

We live in sunny Devon, Andy and I. I came back here to the village I lived in as a child some 12 years ago now. ... to a lovely home overlooking the water. We built this garden room in our lower garden to enjoy the best views down the estuary. In our upper garden we run a Tea Garden on sunny summer weekends. Otherwise we are both busy being creative or walking the dog, Millie. Running the Tea Garden has shown us how much fun it is to share our good fortune in living in such a lovely place. Now you can share it too....
