SLEEPING ARRANGEMENTS: One high-end, KING Bed in the main bedroom facing inner courtyard garden, with closet, mirror, bench and armchair. One NEW, high-end, QUEEN, murphy-bed in office, facing city skyline, with full desk with printer-fax, closet and chair.
INDOOR DINING ARRANGEMENTS: Our prized, designer coffee-table CONVERTS to a dining table by GENTLY lifting two opposite sides, like raising a baby out of a crib, until the mechanism locks. PLEASE, PLEASE do not rest feet or legs on our coffee table as it is DELICATE, and also acts as a dining table - for us, and for you too. The green chairs outside are useful as dining chairs around the dining table. One person may also comfortably sit at the granite counter.
LOUNGING: Please use the footstools provided, but kindly refrain from wearing shoes on ALL the light-colored leather and on the beds.
PATIO DECK: Enjoy a BBQ upon your own, cedar 315 sq ft outdoor patio and stay warm with a propane gas patio heater, while enjoying Fantastic city vista views. OUTDOOR DINING: Enjoy the summer weather and dine outdoors on the patio set. All cushions can be found in the large cedar box beside the patio sliding door. PLEASE return all cushions to the box after use as they are NOT weather-proof! Also, in the summer months, cover the glass table with the plastic green table to protect against sudden hail storm damage.
All the comforts of home: appliances; cookware; dinnerware; glassware; even a condiment-stocked fridge, etc. IN-HOUSE LAUNDRY: washer/dryer for laundry including iron and ironing board are also available.
Although the default option is set for the entire condo, guests actually have two options to book at the same price.
OPTION 1 - PRIVATE
NO MEALS but Exclusive use of the entire condo. You fend for yourself as far as meals are concerned, just as you would at a hotel. This is the default option. We can recommend several nearby choices for delivered food service, or eat-out meals. Several grocery stores are also close by. We do have a well-stocked pantry for condiments, etc., if you wish to make your own meals at home. All you need to do is purchase the main ingredients from a nearby store.
OPTION 2 - SEMI-PRIVATE
MEALS INCLUDED plus Exclusive use of the master bedroom which has a small office desk and chair, plus free unlimited wireless access. With this option, the bathroom, kitchen, and living room would be shared use as the hosts occupy the second bedroom/office. With this option, you can enjoy gourmet home cooked dinners from an amazing chef who once owned her own restaurant. You are welcome to make your own meals at your own expense or enjoy our meals included for free in the quoted rate. This option is more like the traditional bed and breakfast style option and you won’t be disappointed as far as meals are concerned!
PUBLIC: The inner courtyard is secured by electronic gates and security cameras. Front door has programmable security code for guest access. Guest must call directly, buzz in using the buzzer code provided, or use the key safe lockbox to get the access key.
We have designed the check-in procedure for 24-hour unattended access. However, if we are in town when you arrive, we will help you check in, personally great you, show you around the complex, and give you a quick tour of the neighborhood to help you settle in.

PLEASE BE CONSIDERATE:
Please take care not to wear shoes that scuff our furniture, especially the light-colored leather! Please treat our beloved, convertible coffee-dining table with utmost care! Please maintain the cleanliness and security of the property throughout your visit which we hope will be a pleasant one.
Please kindly refrain from using or going through our personal items scattered around the house, especially including but not limited to our frozen foods, groceries, boxes, tools, etc., stored in the laundry room and the wine fridge. We use a video inventory and ANYTHING missing will be promptly billed to your deposit!
Tea, sugar, spices and other condiments are available for your MODEST use. PLEASE only cook with the red silicone cooking utensils provided for the non-stick cookware! Please pre-wash dishes before filling the dishwasher NOTE: we do not have a garburator or sink garbage disposal. Dirty dishes must be cleaned and put away prior to check-out.
We recycle plastic grocery bags and they can be found in the hanging bag lady behind the laundry room door. Use two bags, one inside the other, to prevent leaks. All trash must be taken to the trash room downstairs which unlocks with the same key you will be given for entry into the complex. DO NOT go into the trash room without your key. You need the key to get back out of the garbage room. If you do lock yourself in, NOTE that the opposite side of the room has a manual switch to let you exit the FRONT exterior of the building via the trash collection door.
Daily maid services can be arranged at extra charges. Condo cleaning fee is limited to 3 hours only upon checkout; exceeding this amount of time will result in charges at $60/hour. Please advise if you would prefer to have more frequent cleaning and we can arrange for a suitable schedule and fee.
The courtyard is a 'COMMON AREA' and should be respected as such for the consideration of other occupants in the complex. If you find yourself in the situation of asking other tenants to be equally considerate and quiet, PLEASE do so respectfully.
STRICTLY NO pets, no smoking anywhere on the property, no drugs, no partying or illegal activities, and no excessive drinking leading to uncontrollable behavior.
Additional visitors or occupants must be prearranged in writing or will be charged for extra visitors / occupants at $50/person per night for all night booking. And yes, we will know! Please note, that your request for a booking will need to be approved and we reserve the right to deny requests should our schedule change prior to updating our online calendar.
VIOLATION of any condo rules will result in eviction and/or loss of deposit.
Quiet is the rule in the courtyard and in the unit. No smoking anywhere on the property. No loud music or parties can be tolerated. This is a residential building and neighbors will report noisy guests. Any fines are your responsibility and will be doubled by us for any inconvenience and neighborhood annoyance.
