This recently refurbished delightful Victorian property is situated in the heart of the bustling village of Bowness, a short stroll from the shores of Lake Windermere and Bowness Bay.
We have gone to great efforts to keep things minimal but yet afford all guests the comfort of a modern holiday home and it has been furnished and equipped to a high standard, with everything you would require for a relaxing stay in the lakes.
Leading off the entrance hall is the boot room, with ample storage for all your outdoor gear. The large and spacious lounge with widescreen TV, has a selection of DVD's and board games to keep you entertained in the evenings. A large bay window overlooking the village, leather sofas and a gas fire make the lounge very comfortable and inviting. The modern kitchen / dining area has been restyled to allow for enjoyable evenings dining in and is well equipped with all the usual facilities, including a dishwasher, fridge freezer and microwave and an adjoining utility room which house the washer and dryer along with further storage. Please note that the laundry facilities are only available to those guests staying 5 nights or more.
The large and spacious family bathroom is fully tiled has a WC, wash basin and a separate bath and double shower cubical. Next to this is the first of our Kingsize bedrooms with large wardrobe.
Onto the next floor, leading off the landing area there is twin bedroom, double bedroom and master Kingsize bedroom with en-suite. Each of the bedrooms are very bright and airy. Views of the lake and nearby fells can be glimpsed from many of the upper floor bedrooms.
Entrance through the gate to a small yard with access to a secure under stairs bike storage and recycling area. From the yard there are external steps which lead to the house entrance and small balcony area with furniture.
Please note that because of the steps up to the front door and balcony, the property is not accessible by wheelchair.

Although we expect our guests to have a trouble free stay with us, very occasionally things do break down and stop working as they should. Should this happen, there is always someone available to fix the problem in as short a time as possible and an emergency contact number is provided.
Garden Area - There are steps up across the garden from the entrance level to a patio and large garden table at the top of the garden. On fine days the patio provides lovely views southwards across the village and Lake Windermere to Bowness Bay, Belle Isle and beyond and northwards up the lake to the Langdale Pikes and Loughrigg. The garden and patio may be used at your own risk but please be careful. There are steep drops and sharp edges and because of these children should not be left to play unattended. Please do not leave the pathways or climb on, over or through the fences as they are there to protect you from potentially dangerous areas. Thank you.
On occasion you might see our gardener working in the garden. We try to minimise any disruption to our guests but gardening is influenced by the weather and a busy schedule and so we hope that you will not mind if a gardening visit coincides with your stay.
Please, please recycle. There are boxes for plastic, glass and cans, cardboard and paper, in the yard by the entrance gate. You will also find two wheelie bins for general non-recyclable waste there.
As a result of past experience, it has become necessary for us to stipulate some house rules:
•No smoking inside the property – (For those who smoke, there is a covered balcony with seating and an ashtray is provided).
•No pets are allowed.
•No parties or events.
•Check-in is from 4PM and check out at 11am unless previously agreed in writing.
•No shoes or boots are to be worn in the house. There is a boot and cloakroom for them on the left inside the front door.
•Absolutely nothing apart from toilet paper is to be put down the WCs.
(Please note that there is a macerator WC in the en suite shower room that utilises blades to chop anything put down the toilet and pump it through a small bore pipe to the main outlet. It is only able to cope with toilet paper in reasonable quantities. Nothing other than toilet paper should be put down the WC as even hair, a small piece of cotton wool or a make up removal pad can clog the macerator blade and stop it from working). Should the macerator become clogged and stop working, if it is found that something other than toilet paper has been disposed of in the WC then the person responsible for the booking will be liable for the full cost of the repair.
•No drying of damp or wet clothes on the radiators as this can damage the decoration. Please use the hooks in the cloakroom or the drying rack and if your stay is for more than 5 nights, the tumble dryer in the laundry room.
•Only the people registered at the time of booking may stay in the house and visitors are not allowed without the written permission of the landlord.
•Upon departure please leave the house as you found it: Ensure that the house is in a tidy condition. Please strip the beds and place the laundry in the baskets provided. Make sure all the washing up is done and all kitchen and dining ware are put away as you found it. Make sure that all windows and skylights are closed and secure before you leave.
•Report any breakages or damage to us prior to your leaving the property.
Please abide by these house rules and leave the property in a clean and tidy condition. The person making the booking will be fully responsible for any loss or damages to the property and its contents during their stay and they will be required to pay for any damage or loss. The breaking of any house rules will immediately terminate their and their party's right to stay in the property and there will be no refunds given. In the case of smoking inside or pets being in the property, the person that made the booking will be liable for the full cost of a professional clean to remove all traces of smoke, animal hair, etcetera. Any guests leaving the property in an untidy state will be charged by the number of hours required to clean the property, with a minimum charge of £30.
Only proceed with your booking if you are certain that you and everyone in your party has read and understands these rules and agrees to comply with them as making a booking signifies that you agree to these terms and conditions.
We try to ensure that our rates are correct for 12 to 18 months ahead. If you are wanting to make a booking for more than 12 months in the future, then please check with us to confirm the nightly rate as we reserve the right to change the pricing for dates more than a year from the time of booking.
