Our mission is to provide a comfy space loaded with personality, that meets your expectations. We invite you to read the listing *fully* before booking!
My girlfriend, Amber, and I bought our 1910's home in 2015 & are excited to use the space to host new and/or Denver regulars. Our sunny, plant-filled home is 2-stories of remodeled goodness, located in the lovely Sunnyside/Highlands neighborhood, just minutes from downtown!
*We are fully licensed and insured in Denver County.
Our home was remodeled [by Sloan] for comfort & privacy. Your space is on the lower level with the main OG bathroom just steps away. The bed in your room is probably the coziest queen bed you'll ever catch zz's on - as per previous guests.
The hallway to your private bedroom and bathroom can be closed off by glass french doors. Your room has some upgrades that are not pictured, such as... fun vintage magazines in the night stand and a pretty sweet dog lamp (don't ask). Your room is adjacent to our main living/dining/kitchen area and is fully equipped with TV, DVR, cable, premium channels and, my fave, ONDemand and, duh, free WiFi.
**Though this would seem to go without saying (you'd be surprised), we ask that you sleep in the room you're renting versus slumber partying in the living area ;)
We do have a washer/dryer available upon request, we just ask that you give us a solid heads-up as it tends to be in use by us, and can't always guarantee it will be unoccupied. We just ask that you provide your own detergent, dryer sheets, etc. I don't go down there at night, because though I've cleared our house as un-haunted-ish, I'm pretty sure laundry ghosts exist in the cellar, it's also a boss-ass excuse for me to not do laundry.
*No smoking (of any kind), vaping, e-cig, etc. inside our home.
You are welcome to enter from the front, which has easy access with street parking (which is another v. notable positive to the location: free street parking, boom, snap!).
Parking is just across the street from our home; please pay attention to the parking signs at all times, as we are not responsible for tickets that occur from not having read the signage. All surrounding streets also have free parking, in case our street is full.
When you enter or leave the home, please be understanding that we REQUIRE you lock the deadbolt. We ask that you lock up whether coming or going, regardless of whether we are home.

My girlfriend & I enjoy guests. We are happy to give you any information you need/want! We love showing off our neighborhood too, so ask us for recommendations! We are really into being around as much or little as you care for. We understand "me" time and respect boundaries. Our ~zone~ is mostly upstairs (which is off-limits to guests), where we have an additional cozy living room/office area, etc.
PS. if you want a ton of recommendations check out our guest book on Airbnb or your ~IRL~ guestbook on your bed has all the good time num nums!
We have a new bumpin' HVAC system; we keep it ~69-74. Please do NOT adjust the heating/air without asking.
LGBTQIA+ beyond friendly; we love, respect, & welcome all genders and orientations. This is a 100% safe space for any and all to find rest & play - xoxo!
We will always welcome guests of all backgrounds with authentic hospitality and open minds. Bias, prejudice, racism, and hatred have no place in our home.
We are 420 friendly, a few dispensaries within walking distance - try The Giving Tree. Please smoke on the front porch, not in our house.
Please note, we do not allow guests to bring pets.
*Our animals do not work well with other animals, sorry!
Please understand that we understand you are on vacation, but we are just upstairs and tend to go to bed around 10pm; please no loud activities, music, or cooking after 10pm.
Our unit is equipped with a smoke detector, carbon monoxide detector and fire extinguisher, as well as being fully licensed by the city and county of Denver, and fully insured.
>>While it might seem we have "lots" of rules, we're actually super chill about things, we just update these frequently and, to be transparent, had almost no rules until we had issues with guests leaving messes, loudly cooking tacos at 2am on a Tuesday, leaving the door unlocked, etc. All rules have come from previous experiences, we ask that you simply treat us and our home with the same respect you'd (hopefully) treat a friends home

*Always lock the deadbolt when you enter/exit the house; whether we are home or not*
*Check-in is 3pm / later.
*Strict 11am check-out-- this is simply to make sure we have time to get the room/house ready for our next guests, communicate your needs and we will try our hardest to accommodate*. *Unfortunately, this is getting harder to do, as our Airbnb is booked quite frequently and we can't have multiple keys floating around (or multiple sets of luggage, etc.) for overlapping guests. It's for our safety and yours!
*No smoking inside our home, use our cozy af front porch; as long as you dispose of the butts in the ashtray/don't burn anything down; actually come to think, most things are great as long as you don't burn things down.
*We love people and hangs, but we prefer to keep the party outside our house whenever possible. That said, sometimes we have friends over for dinner, drinks, and sing~alongs :) you're always welcome to join.
*We own some fancy kitchen gear. Please make sure if you're planning on using the pots that you are familiar with their function and how to clean them (they are not dishwasher friendly), if you're not sure please shoot one of us a text and ask!
*We don't want to interfere with your vacation (we, too, love to dive deep into vacation mode!!)- we just ask that you recognize we sleep upstairs & between the hours of ~10pm & ~7am, we simply ask you try to enter/exit/hang out quietly.
helpful hints: try not to slam doors, scream at one another, or play extremely loud music late at night. :)
*ALLERGIES: We have 2 fluffy, sometimes asshole animals that depend on us for everything. See below.
-The cat's name is MeowMeowKiyKiy and he will cuddle with you if you like. He does have all his claws so be aware; he's usually pretty open to being held and loved on, though he is a cat and their mood swings are plentiful.
-Taco is a junkyard dog. He's a Chihuahua/Jack Russell mix, so he might bark upon meeting you and please note Taco tends to feel nervous or scared if you reach for him. He does best when he's sorta ... ignored ... then, magically, he'll come around and wonder why you aren't paying attention to him..
-The cat is allowed to roam when we are not at home, but Taco is placed in "his home" aka kennel upstairs and might bark a little when you first arrive/open the main door, or maybe not (it depends on the weather).
-All we ask is that you proceed with caution (as you should with all animals), let them sniff you if you'd like to try and get to know them, and respect their little fluffy, cute boundaries.
TL;DR Breakdown of rules: have fun, lock the doors, eat good food while you're here, cuddle with the cat (jk he will cuddle you), don't start fires inside, & don't pee in the kitchen. All that and we cool.
I'm pretty into karaoke; my go-to song(s) is a straight up tie between Wanna Dance with Somebody, by Whit & Baby, Baby, by Amy Grant. We ski, we bike (super casually), we eat (not as casually), we chill (p. hard), we sometimes hibernate, we do hikes and camp occasionally.
Denver is our favorite place and we're happy to hang our hat in this sunny & sometimes chilly city. Sloan was born and raised in Colorado (while touring with his band, Single File, for many years, and making home and career [Video Game Design] in NC and Los Angeles-- eventually settling back in Denver). Sloan now works in 3-D design and dabbles in so much of everything. I'm from Huntsville, Alabama with little to no accent, but still support use of the word y'all. I moved to Denver for a job in '13; I work in Dual Enrollment, so I'm kind of the college-mom to ~ 700 teenagers at any time; lets just say I enjoy my PTO and use it wisely. I also own a little online vintage shop(@westerwicker on IG)! I really enjoy Colorado: the skiing is amazing, the views are silly, and there's always a reason to eat.
I love roller-coasters and am constantly bugging Sloan to vacation to anywhere that has them. We think Airbnb is way cooler than hotels, unless the hotels have free happy hour… then... #sorry
As far as hosting style… we bought our house in spring 2015; Sloan immediately started tearing down walls (lit-er-ally), he's kind of amazing at design (ifIdosaysomyself) and we've ended up with a house that stands out from the rest. We adore -I don't use super fancy words lightly- our home. We really wanted to stay away from the modern, sleek, new-age feel that is popping up everywhere, so we kept all the old features and did lots of re-purposing! Most of our decor has a story and/or we found it at a estate sale. The guest nook is actually one of our favorite aspects of the home and we're so excited to show it off and give the newbies and frequenters a taste of OUR Denver.
