This cozy home sits on a superb blue water canal, just a boat ride away for reefs, and back-country fishing. Easy and quick access to world class snorkeling and diving at Looe Key National Marine Sanctuary. Home is located on deep, wide Atlantic access canal with 100 foot concrete seawall and boat dockage with fish cleaning station. Home is also located on a private airstrip.
Older home but nicely updated; this home is NOT handicap accessible.

Pilots are able to fly in on the private airstrip (fees due apply) please inquire if interested. Main living quarters are upstairs, the staircase is located on the outside of the house. There is no way of accessing the up and downstairs from inside the home. NOT HANDICAP ACCESSIBLE

Taxes are included in rent price. We do charge a pet fee of $150.00.
There is a rental agreement that must be signed before arriving, once your booking is complete, we will then email you an agreement that must be returned with signatures before arrival. All rentals will be a minimum of 28 days
PLEASE ADVISE IF YOU ARE PLANNING TO ARRIVE ON A DATE OTHER THAN ABOVE PLEASE CALL TO NOTIFY LANDLORD AS SOON AS POSSIBLE.
I (we) hereby agree to vacate rented premises no later than the date shown provided in your booking and to return the keys immediately to the owner or place where owner states. Before vacating, I (we) agree to do the following:
•Clean refrigerator. Leave no food or drink in it.
•Empty all garbage into outside cans. Take those cans to the road upon leaving.
•Clean stove, range & grill, counter tops, sinks and appliances. Wipe all surfaces so that they are free of grease and food.
•Clean bathrooms of all personal items.
•Leave floors free of sand and debris.
•Do not re-arrange furniture. Owner will retain $25 from deposit for moving furniture back.
•Set all 4 air conditioners to “Auto" for the Master Control and “Auto" for the Fan Control. Set temperature on all 4 units to 82.
•Turn off all lights, fans, televisions and appliances (except for the refrigerator).
•Notify owner of any water leaks or running faucets/toilets immediately.
•On monthly rentals, tenant will be responsible for all expenses (utilities, lawn maintenance, gas, cable, repairs etc.) unless otherwise stated in this contract. Expenses will be charged to tenant.
•Tenant acknowledges the house is not handicap accessible.
Early termination: In the event the tenant wishes to shorten their visit or leave the premises early, there will be no refund of the rental fee paid nor will any balance due be reduced. All monies paid (excluding the security deposit assuming no damage found) will be kept by the owner with no proration.
Cancellation: All reservations are non-refundable. In addition, at the landlord's discretion, the tenant may be responsible for rental income lost should the landlord fail to rent the home during the period listed on this contract for the same amount of money.
Violation of terms: In the event that a pet or house party is found on the premises during your stay (if they are not allowed per our written agreement) or the number of people occupying the residence (overnight) exceeds the number of people listed on this agreement, Landlord shall have the right to ask you to leave the premises immediately with no refund of monies paid, or pay an additional $200 per person per week & pet fee of $150 per animal (when applicable).
Occupancy: Should an issue arise as a matter of scheduling errors, repairs to the home or any other matter that may delay a tenants entry or necessitate an early departure; tenant agrees to except alternative accommodations as provided by the Landlord (such as Looe Key Resort or Big Pine Hotel) at the Landlord's expense, not to exceed a period of one day. The tenant may, however, opt to receive an additional complimentary day on a return visit.
Legal: Should a legal action arise from this transaction, venue shall be Lee County, Florida. Prevailing party is entitled to attorney's fees, court costs and any other fees as required by this legal action.
Property: Yard allows for a total of 3-4 vehicles, do not park in rock area of yard. Boats may be kept on seawall and NOT on the boat lift. Do not place any feminine products or any other products down toilets, only toilet paper. Furniture is not to be moved around, if furniture is moved and/or damage from being moved guest will be charged to fix or replace such items.
I (we) agree to maintain the property in the same condition in which it was found (Minimal wear and tear accepted). I (we) agree to replace or pay for losses, breakage or damage should such occur. LANDLORD/OWNER SHALL NOT BE RESPONSIBLE FOR DAMAGE OR LOSS OF TENANTS PERSONAL PROPERTY WHETHER BY THEFT, VANDALISM OR ACT OF GOD (I.E. FLOOD, FIRE, WIND ETC.) FOR ANY REASON INCLUDING BUT NOT LIMITED TO LEAKY ROOF, PLUMBING ISSUE, ELECTRICAL ISSUE, ETC.
