Just step outside our front door and take a walk along paths of the Crystal River where you can gaze at the spectacular vistas of the Roaring Fork Valley. From skiing and snowshoeing, to hiking, fishing, cycling, and white water rafting, the town of Carbondale is ideally situated “mid-valley” with easy access to Aspen, Redstone, and Glenwood Springs for endless activities and night life.
We have designed our home with a western flair to accommodate our guests with down-home comfort. Upscale kitchen with all the utensils, cookware, and staples you need to prepare a complete meal that can be enjoyed on the back deck or patio. Just minutes away in downtown Carbondale are world class restaurants for every taste. We have prepared user-friendly guides for taking hikes, bike rides, or even horseback riding. Our hope is that our home will provide you a comfortable place to relax, enjoy the mountains, and be refreshed.
If you are interested in using the beautiful pools (recreational and lap pools), tennis courts and exercise rooms at the River Valley Ranch House, they are available for an extra fee, as determined by the neighborhood association. Please let us know if you would like us to arrange this for you.
1.Check in time is after 3:00 p.m., check-out time is before 10:00 a.m. Mountain Time. No Early Check-ins.
2.NON-SMOKING home – Smoking inside or outside of premises will be an immediate forfeit of reservation/security deposit and cause for immediate evacuation. No tolerance.
3.Pets are not permitted on premises (inside or outside).
(URL HIDDEN) DEPOSIT – A deposit of $500 is required. Reservation will be tentative until payment is received. The deposit automatically converts to a DAMAGE DEPOSIT upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met:
a. No damage is done to home, its contents or property, beyond normal wear
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay
c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned.
d. Trash is taken to street Tuesday morning (NOT Monday night, please).
e. All keys and garage door openers are returned to property manager
f. No linens are lost or damaged
g. No early check-in or late check out
h. No additional fees were incurred, including pay-per-view satellite charges
i. All terms in Rental Agreement and Reservation Confirmation are adhered to
5.HOMEOWNER’S ASSOCIATION RULES – Renters must abide by River Valley Ranch Master Association rules, which include:
a. No golf course trespassing from the back yard.
b. Outdoor gatherings should be moved inside by 10:00 p.m.
c. Move trash to the street for pick up on Tuesday morning. Due to bear activity, neighborhood prohibits trash from being put out overnight.
6.PAYMENT – Full payment is required 45 days before arrival. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to John or Sonya Waters for rental property (personal checks will be deposited upon receipt).
7.CANCELLATIONS – A forty-five (45) day notice is required for cancellation. Cancellations that are made more than forty-five (45) days prior to the arrival date will incur no penalty. Cancellation less than 45 days or early departure does not warrant any refund of rent or deposit.
8.MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel ninety (90) days prior to check-in. Monthly renters who make a change resulting in a shortened stay must request changes at least sixty (60) days prior to check-in.
9.MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons.
10.NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not provided. We do not permit towels or linens to be taken from the house.
11.FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
12.WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
13.PARKING – Overnight parking is limited to two (2) vehicles and must be placed in garage. River Valley Ranch requires overnight parking to be in the garage. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. No trailers or mobile homes permitted. STORM POLICY/ROAD CONDITIONS – No refunds will be given for expenses incurred for storms or road conditions.
14.Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
