NO PETS! This is a strict policy. Only owners are allowed to have pets. Sorry for any inconvenience.
OFFICIAL RULES OF CONDO ASSOCIATION:
PARKING: ALL VEHICLES MUST HAVE PARKING PASSES OR THEY WILL BE SUBJECT TO TOWING. PASSES SHOULD BE DISPLAYED ON THE DASH AT ALL TIMES WHILE PARKED AT THE PROPERTY. THESE ARE TO BE UTILIZED FOR SHORT-TERM USE ONLY. THE BAKER HOUSE DOES HAVE A CONTRACT WITH A TOWING COMPANY AND IT HAS AND WILL BE USED AS REQUIRED. CARS WITHOUT PROPER DECALS, TAGS, OR VISITOR PERMITS WILL RESULT IN IMMEDIATE TOWING. BAKER HOUSE AND UNIT OWNER DOES NOT COVER ANY DAMAGE TO CARS PARKED IN THE LOT. PARKING IS AT THE OWNER’S/TENANT’S RISK.
OTHER VEHICLES: BOATS, BOAT TRAILERS, U-HAULS, AND TRUCKS, INOPERABLE VEHICLES ETC. ARE NOT PERMITTED TO BE LEFT IN THE PARKING LOT FOR MORE THAN 24 HOURS. ALL UNAUTHORIZED VEHICLES PARKED IN THE LOT WILL BE IN VIOLATION AND THEREFORE SUBJECT TO TOWING.
BICYCLES: PLEASE UTILIZE THE BIKE RACK PROVIDED BY THE STORAGE SHED. BIKES MAY NOT BE KEPT ON BALCONIES. PLEASE DO NOT PROP BIKES UP TO WALLS.
NOISE RESTRICTIONS: OWNERS AND THEIR TENANTS HAVE THE RIGHT TO PRIVACY, QUIET, AND THE ENJOYMENT OF THEIR PREMISES. TO MEET THESE DESIRES, THE BAKER HOUSE HAS ESTABLISHED A RESTRICTION ON LOUD MUSIC, LOUD NOISE, AND/OR ASSOCIATED LOUD PARTYING AFTER 11:00 P.M. THIS INCLUDES LOUD ACTIVITIES IN THE PARKING LOT AND ELSEWHERE NEAR THE BUILDING. THE USE OF ANY WOOD WORKING TOOLS, DISHWASHERS, DRYERS, WASHING MACHINES, VACUUM CLEANERS OR OTHER SUCH DEVICES, THAT COULD DISTURB THOSE THAT ARE IN CLOSE PROXIMITY, OR COULD REVERBERATE INTO THE NEXT UNIT OR THROUGHOUT THE BUILDING, IS ALSO RESTRICTED AFTER 10:00 P.M.
KEYS: KEYS TO THE BUILDING MUST NOT BE GIVEN OUT. ANY KEY GIVEN TO A NON-RESIDENT WEAKENS THE SECURITY OF THE OVERALL BUILDING AND INCREASES THE DANGERS OF THEFT, VANDALISM, AND OTHER SERIOUS CRIMES. ACCESS TO THE BUILDING BY VENDORS AND DELIVERYMEN SHOULD BE CAREFULLY MONITORED AND THESE PEOPLE SHOULD ONLY BE GIVEN ACCESS THROUGH YOUR CONTROL AND IN YOUR PRESENCE. BAKER HOUSE SECURITY DEPENDS ON WHAT RESIDENTS PROVIDE FOR EACH OTHER. IF YOU SEE ANYONE SUSPICIOUS, SUCH AS A VENDOR, SOLICITOR, ETC. WANDERING AROUND, PLEASE ASK HIM OR HER TO LEAVE. DOORS SHOULD NOT BE PROPPED OPEN UNLESS THE OWNER CAN MONITOR THE DOORWAY FOR THE DURATION.
ENTRANCE CODE: THE FRONT DOOR SECURITY ENTRANCE CODE IS PROVIDED TO RESIDENTS AND AUTHORIZED AGENCIES, SUCH AS POLICE AND FIRE DEPARTMENTS. THIS CODE WILL BE CHANGED PERIODICALLY. PLEASE REFRAIN FROM GIVING THIS CODE TO NON-RESIDENTS.
UNATTENDED OPEN DOORS: ACCESS TO THE BUILDING SHOULD BE MONITORED AT THE TIME OF THE MOVE. THE TIME THAT EXTERNAL DOORS ARE LEFT OPEN SHOULD BE KEPT TO A REASONABLE MINIMUM, WITH THE DOORS CLOSED/RELOCKED AFTER THE MOVE HAS BEEN COMPLETED.
FIRE SYSTEMS: THE BAKER HOUSE IS EQUIPPED WITH A SPRINKLER SYSTEM, HALLWAY FIRE EXTINGUISHERS ON EACH FLOOR, HALLWAY SMOKE DETECTORS, EXIT LIGHTS, AND ALARM BOXES. THE SMOKE DETECTORS IN THE HALLWAYS OF THE BAKER HOUSE ARE SELF-ACTIVATING AND AUTOMATICALLY NOTIFY A SECURITY MONITORING COMPANY WHO FIRST TRIES TO CONTACT SOMEONE IN THE BAKER HOUSE, THE MANAGEMENT COMPANY, OR THE MAINTENANCE VENDOR AND THEN IMMEDIATELY CALLS THE LOCAL FIRE DEPARTMENT. BOTH THE HALLWAY SMOKE DETECTORS AND THE SECURITY COMPANY MONITORING SYSTEM ARE TESTED REGULARLY.
ALL UNITS ARE REQUIRED BY CHARLESTON CITY LAW TO HAVE WORKING SMOKE DETECTORS. PLEASE ENSURE THAT THEY ARE INSTALLED AND THAT THE SYSTEM AND BATTERIES ARE CHECKED PERIODICALLY, PREFERABLY EVERY SIX MONTHS. THE FIRE CHIEF HAS SUGGESTED THAT EACH UNIT HAVE ONE, OR PREFERABLY TWO, SMALL FIRE EXTINGUISHERS FOR USE IN CASE OF FIRES IN THE UNIT. SUCH FIRE EXTINGUISHERS MAY AID IN KEEPING A FIRE UNDER CONTROL UNTIL THE FIRE DEPARTMENT ARRIVES.
FIRE ESCAPE: NO OBJECTS MAY BE KEPT ON THE REAR FIRE ESCAPE. FIRE REGULATIONS AND BAKER HOUSE RULES FORBID STORING ANYTHING INCLUDING BICYCLES, GRILLS, GARBAGE CANS, POTTED PLANTS, ETC. ON THE LANDINGS, EVEN ON A TEMPORARY BASIS.
GARBAGE PICK-UP: GARBAGE IS LOCATED AT THE FAR END OF THE PARKING LOT. IT IS REMOVED FROM THE DUMPSTER ON MONDAY AND THURSDAY MORNINGS. THE DUMPSTER IS OF ADEQUATE SIZE TO HANDLE THE TRASH OF THE BUILDING, HOWEVER IT IS REQUIRED THAT ALL BOXES BE BROKEN DOWN SO THAT THEY DON’T OCCUPY EXCESSIVE SPACE. LARGE METAL OBJECTS AND FURNITURE CANNOT BE PLACED IN THE DUMPSTER. THESE ITEMS SHOULD BE DISPOSED OF THROUGH THE CHARLESTON COUNTY SANITATION DEPARTMENT SPECIAL ITEM DISPOSAL SYSTEM. ANYTHING LEFT OUTSIDE OF THE DUMPSTER WILL NOT BE COLLECTED, THEREFORE ALL TRASH MUST BE PUT INTO THE DUMPSTER OR OTHERWISE DISPOSED OF. THE BAKER HOUSE DOES HAVE A RECYCLING PROGRAM. RECYCLING BINS ARE LOCATED IN THE ROOM IN THE STORAGE SHED LABELED “RECYCLING.” IF YOU NEED THIS CODE, PLEASE CONTACT YOUR HOST.
ELEVATOR: THE ELEVATOR IS COVERED BY A 24-HOUR SERVICE CONTRACT. IF THERE IS A SERIOUS PROBLEM AND YOU ARE IN THE ELEVATOR, CALL 9-1-1; OTHERWISE CALL RAVENEL ASSOCIATES ASSOCIATION MANAGEMENT AT (PHONE NUMBER HIDDEN). IF THERE ARE PEOPLE TRAPPED IN THE ELEVATOR, CONTACT THE POLICE IMMEDIATELY. THE PHONE IN THE ELEVATOR IS FOR EMERGENCY USE ONLY AND MUST NOT BE USED FOR ANY OTHER PURPOSE.
DELIVERIES: ONLY THE US POSTAL SERVICE HAS ACCESS TO THE BUILDING. ALL OTHER DELIVERIES (SUCH AS UPS, FEDERAL EXPRESS, POST AND COURIER, ETC.) ARE MADE VIA THE VESTIBULE ENTRY, WITH CONTACT MADE THROUGH THE PHONE SYSTEM. IF YOU ARE NOT HOME, NOTICES OF NON-DELIVERY WOULD BE POSTED IN THE VESTIBULE.
CIGARETTE BUTTS: CIGARETTE BUTTS NEED TO BE DISPOSED OF PROPERLY. PLEASE DO NOT DISPOSE OF CIGARETTE BUTTS ON THE SIDEWALK, FIRE ESCAPE LANDINGS, ETC., AS THIS IS UNSIGHTLY. IF YOU CHOSE TO SMOKE OUTSIDE, PLEASE BE COURTEOUS AND USE AN APPROPRIATE CIGARETTE RECEPTACLE.
GRILLS: ALL GRILLS MUST BE 10 FEET OR FARTHER FROM THE BUILDING DURING USE. THIS RULE IS IN COMPLIANCE WITH THE CITY OF CHARLESTON FIRE INSPECTOR.
ACCESS TO UNITS IN THE EVENT OF AN EMERGENCY: THE MASTER DEED GIVES THE ASSOCIATION THE RIGHT TO ENTER UNITS IN THE EVENT OF EMERGENCIES AFTER A SUITABLE ATTEMPT IS MADE TO REACH THE OWNER. THE ASSOCIATION DOES NOT RETAIN A SET A KEYS TO ALL UNITS, THUS WE SUGGEST THAT KEYS BE LEFT WITH FRIENDS IN THE BUILDING TO LESSEN THE REMOTE CHANCE THAT WE MAY HAVE TO BREAK A DOOR TO GAIN ACCESS IN AN EMERGENCY. THE REQUIRED EMERGENCY FORCEFUL ENTRY MAY COST THE OWNER TO PAY A CONSIDERABLE AMOUNT OF MONEY IN DOOR AND FRAME REPLACEMENT AND REPAIRS.
PETS: ONLY RESIDENT OWNERS ARE PERMITTED TO KEEP PETS AT THE BAKER HOUSE.

Virginia's home was the perfect place to feel like a local. Great location, cozy and spacious condo with high ceilings. Before heading out on the town my boyfriend and I would enjoy a glass of wine out on the spacious balcony. Every utensil you need is in the kitchen plus ice in the freezer for our picnic cooler! We had plenty of space in the condo and were so thankful for the parking pass supplied for the building. We kept the car there the whole trip and ubered everywhere. Pretty much a 5 minute trip anywhere you'd want to go, and 15/20 minutes to the fun little beach town, Folly Beach. Thank you Virginia for a fantastic spot to stay in Charleston.

What a privilege for my husband and me to get to spend a night in this spacious, lovely condo in historic Charleston. The condo was well equipped andwell stocked. The couches and bed were comfy. The unexpected balcony was a plus as we love an outdoor space. Parking and access to parking lot were easy. The location could not have been better since we were right on Colonial Lake and around the corner from our grandchild! This was a great place!
