- CHECK-IN time is after 3pm unless otherwise noted in your rental contract.

And CHECK-OUT is at 11am. You must depart at the appropriate time that is shown in your rental contract.

- This is a NON SMOKING unit. There is a $50 fine if any smoke smell is left in the apartment.

- PETS are not permitted in any rental units under any condition.

- We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

- TOWELS should be left in the washing machine; if the towels are permanently stained you will be charged a fee to replace them. ($25 PER TOWEL)

- The SHEETS should have no permanent marks; if stained, burned, or damaged you will be charged a fee to replace them ($50 PER SHEET)

- If any stains or marks are found on any walls within the unit that were caused during your stay you will be charged Fifty Dollars ($50.00)

- If any cracks or marks in the tile flooring are caused during your stay, the you will be chaarged Fifty Dollars ($50.00)

- if by neglect or accident you damage or destroy any electrical appliance, dishes, or utensils you will be charged according to the price of item in question.

- Trash must be placed in the trashcan.

- Dirty dishes and glasses should be left in the dish washer or sink.

- No damage is to be done to the unit or its contest, beyond normal wear and tear.

- KEY has to be returned to the appropriate personnel.
- If LOCKED OUT or KEY IS LOST, For security purposes, we only give out one copy of the keys. In the case of lost keys we will charge you EIGHTY FIVE DOLLARS ($85.00) to replace the lock on front door. We will refer a locksmith.

- DO NOT THROW paper in toilet because it will clog up. If you clog the toilet, we will refer a plumber but you will be in charge of payment.

- Parking (control remote to open the garage.) require a security deposit ($75.00). It is nonrefundable if key is lost.

- SECURITY DEPOSIT: a security deposit of $ 300.00 is required. The deposit will be returned in full on your check out date, provided the above rules are met. For AirBnB and Tripadvisor clients, the company will hold the deposit on your credit

card. Once confirmed with the administrator, this allows you to check out and leave the key in the apartment.

- LOBBY: This is a family oriented building (NOT A HOTEL). The building association does not allow loud noises, horseplay, or hang outs in the lobby. If caught doing so, the association will fine the owner of apartment, which you will have to reimburse us for.

- If the kitchen runs out of cooking gas, there is a direct dial number you can call to obtain a refill from the gas company. Your payment will be reimbursed in full; please keep the receipt and call the Manager who will reimburse you in exchange for the receipt.

- If any light bulbs burn out, those are our responsibility - just report them and we will replace them.

- INCLUSIVE FEE: Rate includes a one-time linen-towel set up. Amenity fees are included in the rental rate.

- NO DAILY MAID SERVICE: Linens and bath towels are included in the unit.

Daily maid service is not included in the rental rate, however it is available at an additional rate.

- NO SHOW AT CHECK IN: No refunds will be given for no shows on the date of check in for any reason. (airline delay or cancellation for weather).

- VISIT OF FAMILY ON THE UNIT: You are permitted to have visitors at the unit during the day. These are units that do not allow parties, Serenazgo from Miraflores will ask you to leave the apartment if there is loud noise coming from the unit.

The apartment was just as described in the listing. It was a very nice location in Miraflores, safe and convenient walking to shops, restaurants, and grocery store.

Unfortunately, this was not a welcoming experience. The apartment is not a true 4 bedroom / 3 bathroom but rather includes a closet size service quarters for sleeping and an incomplete bathroom with no sink. These are accessed through the laundry space. It should be listed as a 3/2 (the other bedrooms and bathrooms were nice). The furniture throughout the apartment is old and worn. The floors are dirty as evidence by our black feet and socks. The host did NOT provide garbage bags, dish soap, bath soap or toilet tissue. From the moment we entered there was a strong smell of turpentine which we finally discovered to be stored in the linen closet. Be aware that this host requires you to sign an additional separate (emailed) rental agreement after you have already paid and committed to a strict no refund policy at AirBnB. This agreement is very demanding and threatening should the host deem the guest out of line in any way. However, when I contacted Zenaida there was nothing but excuses and justifications rather than any effort to make things better. We rented for 7 days but after 3 left for a friend's beach house and then upon our return we rented a different apartment from a different host in Mirarflores. And even though we were upset and we paid a cleaning fee we still left this apartment straightened up, dishes washed, bathrooms maintained, floors swept and towels collected to the laundry room. The host did not make us feel welcome. We felt taken advantage of.

Great location. We were two couples, my mother and sister. The condo was fine for the six of us. Two small bedrooms with a twin size bed in each room. Two medium bedrooms with a full size bed in each room. The bigger room is the master bedroom + a bathroom. Total bathrooms : 3 We loved the washer machine and dryer. The condo is perfect in size. It is not huge or tiny. It needs few updates...sofa set in the living room has some scratches...also every single bed needs a new pair of sheets sets...also try to get long mirrors in the bedrooms or at least one...and a cutting board. The housekeeper came to clean all the bathrooms and bed sets including the pillows. After that everything else was fine. When we made the reservation the owner was very helpful and pleasant to assist us so quickly. Our trip was for a family emergency and we were so pleased to find and rent this nice comfortable condo for ten days. We definitely recommend it. We definitely will stay there again. Thank you Zenaida for letting us stayed at your property.

Dirty and very smelly appartment and the owner where of no help despite the numerous request to have a cleansing to be done, so we had to do it by ourself and they charged for the cleaning. I really unadvice it and despite what the owner can say the smell is not due to the proximity of the sea we have rented different apt seafront of lima (larcomar) and we never had such problem and we leave by the sea too just hot water and bleach on the shelf leave the door of the wardrobe open when it is inoccupied.

El alojamiento en casa de Zenaida fue perfecto. Cuando llegamos nos estaban esperando puntualmente y también cuando nos marchamos. La casa estaba tal cual en la descripción y las fotos. La zona es para mi opinión una de las mejores de Lima
