Guidelines for Using The Prickly Pear
a.There is no natural gas connected to The Prickly Pear. Everything is electric.
a.Use the fireplace at your own risk. Inspect the fireplace and the chimney for cracks, creosote buildup, and other potential blockages. Use wood that has been sufficiently dried. Do not use painted or pressure-treated wood or particle board.
b.Make sure the damper is open before starting a fire, and keep it open even when there are just smoldering embers left in the fireplace. Never use flammable liquids to start the fire. Keep flammable items such as rugs and curtains away from the fireplace. Avoid roaring fires which can start chimney fires from soot and creosote in the flue.
c.Have a fire extinguisher close by. A fireplace requires a large amount of air. Make sure there is enough fresh air available so that a reverse draft does not set up, which could bring carbon monoxide fumes from furnaces or water heaters into the house. Make sure all ashes are thoroughly cool before disposal.
a.There are 2 fuse boxes. One box can be found outside on the west side of the house. The other is located inside the laundry room.
4.Sheets, Blankets, Comforters, Towels, Bath Mats, and Table Cloths
a.The beds will be made when you arrive. Clean linens and towels may be found in the bathroom linen closets and kitchen drawers. Upon departure, leave all dirty/used sheets, blankets, comforters, towels, bathmats and table cloths in the Bright Green laundry basket in the laundry room.
a.Everyone has a different preference for the firmness of their mattress. You will not receive a refund because you feel the beds are too firm or too soft. There are 6 beds at The Prickly Pear

vi.To sleep more than 10 people you must bring your own sleeping bags.
6.Clean dishes, glasses, and utensils may be found in the kitchen cabinets and drawers.
7.Pots, pans, and other cooking materials may be found in the kitchen cabinets.
a.We used to stock fancy pots and pans, but they had a way of disappearing. We try our very best to replace items as soon as possible. But if there’s something you absolutely need that’s not in the kitchen, Family Dollar carries cooking materials. Please consider leaving behind whatever you purchase for future guests to use.
a.Please do not leave perishable food in the refrigerator when you leave.
i.Eggs are perishable. Do not leave eggs!
b.Some guests leave unopened cans of soda, beer, or bottles of water behind. You may partake of this. But be smart; only drink something that is completely sealed. Throw anything out that’s been opened prior to your arrival. And feel free to pass on the good will & leave drinks for those that come after you.
c.If the refrigerator stops working, please contact Host through the Airbnb messaging system. We will have it repaired. If you vacate The Prickly Pear without giving us the opportunity to fix the problem, you will not receive a refund.
9.If the front and back porch light bulbs go out, please replace them with red bulbs only.
a.Red bulbs cut down on light pollution so that you may continue to enjoy the dark Davis skies from the comfort of The Prickly Pear. Many nights you can even see the Milky Way with the naked eye.
10.Please dispose of household trash in the green dumpster on the side Street.
a.No hazardous waste allowed.
b.A dumpster may be found along the side fence of The Prickly Pear.
c. This is a shared dumpster.
d. Do not leave trash on the floor. The home has trash cans and trash bags. Please use them. If you run out of trash bags, please go get more at the local store.
e. Accumulating trash attracts bugs and rodents.
11.The laundry room currently has a working washing machine and clothes dryer.
a.There may be detergent left behind by other guests, please feel free to use this. If not, detergent may be purchased at Porter’s Thriftway on Highway 17.
b.Please feel free to leave detergent behind for future guests.
12.All cleaning products may be found underneath the sink in the kitchen.
a.If you purchase any cleaning products during your stay at The Prickly Pear, please consider leaving them behind for the next guests. Throw out any empty bottles and boxes. Thank you.
13.Dust and dirt is a constant in west Texas.
a.The Prickly Pear has central heat and central air. Do not leave doors and windows open while the heater or AC is turned on.
a.There is no telephone service at The Prickly Pear. Please bring your own mobile phone to stay in contact with the outside world.
a.If the television breaks (on its own or with assistance), we will do our best to contact a repair company. But please remember that Fort Davis is a small town and a repair company may not be available before your check out.
b.There is no cable at The Prickly Pear. Guests are welcome to watch the DVD and VHS library.
a.There is wifi at The Prickly Pear. You will receive the pass code to use wifi upon payment and receipt of this signed contract.
a.You may use the toys left behind. Just leave them cleaner and more organized than you found them. Thanks!
b. Family games are for your use. If you open them and use them, please put them back together. Do not leave them strewn throughout the home.
18.The Prickly Pear is a non-smoking home.
19.Pets are permitted at The Prickly Pear.
a.Pet owners are responsible for cleaning up any and all pet refuse. Pets are not allowed on furniture at anytime. Pets must be up to date on all vaccinations.
b. Heartworm prevention is highly recommended. Pets are to be treated with flea and tick repellent prior to arrival. Fleas and ticks can cause harmful and/or fatal illnesses in humans and pets. A box of Diatomaceous Earth (use at your own risk) may be found in the living room closet top shelf. This can be used as a vacuum powder to help prevent flea infestation.
c.All items above are the sole responsibility of the pet owner. The owners of The Prickly Pear assume no responsibility for illness or injury that pets or humans may incur while on the premises.
a.There is a children’s playground on the premises of The Prickly Pear. The owners of The Prickly Pear are not responsible for any accidents, injuries, or illnesses that occur while using the children’s playground. Use the children’s playground at your own risk.
21.The owners of The Prickly Pear are not responsible for any accidents, injuries, or illness that occurs while on the premises.
a.The owners of The Prickly Pear are not responsible for the loss of personal belongings or the valuables of guests. It is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or that of others whom they invite to use the premises.
a.This is Texas. There are ants and other creepy crawlers. We treat 3 to 4 times/year. If there is an infestation (indoor or outdoor) that can’t wait, contact us immediately so we may reach out to our pest control team. Vicious looking spiders do populate the region. Be careful when reaching into bins or other dark spaces.
23.EXCESS DAMAGE COSTS, DAMAGES AND MISSING ITEMS:
a.Intentional damage, theft, unauthorized entry into the owner's supply closet, unauthorized pets, extensive cleaning required at check-out, smoking, exceeding occupancy limits, and any other charges/policies in Owner’s Rental Policies and Rental Agreement including any fines imposed on Owner by the City, County, or State as the result of violation of any law, ordinance, rule or regulation or any fines or costs levied against Guest or visitors of Guest (Excess Damage Costs) will be billed to Guest. Guest will be notified of any Excess Damage Costs in writing.
b.Any Excess Damage Costs will also be billed immediately to Guest. Guest, by acknowledging and agreeing to the rental agreement, assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest's or Guest's visitors’ part, except in the case of normal wear-and-tear reported to Owner within 24 hours of Check-in.
24.You may wonder why we ask our guests to pitch in with so much work.
a.Your help with general housekeeping allows us to open the property to guests below market value. Other lodging in the area may cost you up to $375 per night for only 7 guests. Thanks for helping out.
a.If you have any questions, concerns or suggestions, please contact Host through the Airbnb system.
a.No earlier than 4:00 p.m.
28. Do not attempt to fix the plumbing on your own. If a shower head breaks, do not replace it. Please contact Host immediately so she may contact a professional to fix any issues. You may be a plumber in real life but you are not authorized to repair our home. If you do not contact Host, you will be held financially liable for all costs associated with fixing your handiwork, including excess utility charges for water leaks, etc.
29. Airbnb requires that we open a Resolution Case before they'll help either the guest or host. Therefore, we will open a Resolution Case immediately if there are any concerns regarding your stay. Please note this is not personal but required by Airbnb.
30. We do not review our guests. Please feel free to review our home - positively, negatively, whatever is your truth. But please remember that we cannot fix issues for you after you leave. So if there is an issue that needs to be dealt with during your stay, please tell us immediately during your stay. Because we won't see your review for 14 days.
31. Each restroom will have 2 rolls of toilet paper to start. If you go through that before checkout, please purchase your own. We are not a hotel and we do not offer daily housekeeping.
