This wooded development within which our condo is located right on Little Traverse Bay in the charming town of Harbor Springs, MI. Onsite recreational amenities include heated ID & OD pools, Jacuzzi and sauna, tennis courts, playground, private beach & beach house, & nature trails. Effective July 1st, 2017 Airbnb will be adding MI sales tax to the amount collected from our guests.
Entire condo, with the exception of the locked owners closet at the top of the stairs, is yours to enjoy. There is an outside "ski locker" to the left of the condo's entrance that contains four (4) beach chairs for your use during the summer season.
On the patio just off the dining area you'll find very comfortable accommodations for your morning coffee or simply reading a book while relaxing at the edge of our own little cedar forest.
This is also a secure cold storage location for your skis during the ski season (Please DO NOT bring your skis into the condo upon returning from your day on the slopes.)

Be certain to walk the chipped nature trail that starts between Units #s 26 & 27. It winds its way back and forth across streams as it takes you to the Harbor Cove beach.
Harbor Cove # 40 House Rules:
Upon checking in you will find a "Coffee Table Book" entitled “WELCOME to HARBOR COVE #40” on the table in the living room. This book clearly sets forth our basic House Rules, and by booking with us you are agreeing to both read and comply with these simple House Rules during your stay.
During your stay with us you are also expected to have read and comply with the Harbor Cove Community Property Rules and Regulations as set forth below.
Harbor Cove Community Property Rules and Regulations:
Penalties: Violation of these rules and regulations could result in suspension of privileges for the occupants of our unit upon notice by the Harbor Cove Board or Management, and/or cash fines. Fines could be levied up to $100 per incident in addition to revocation of access to Harbor Cove amenities.
Amenities Passes: All persons over 14 (fourteen) years old must have a Harbor Cove Amenities Guest Badge available while using the amenities to be presented to Security or a Manager’s employee upon request.
Parking Permits: All vehicles parked on Harbor Cove areas must display a parking permit that we will provide upon check-in. Vehicles not displaying a parking permit will receive a written warning and may be towed at the owner’s expense.
Pets: Guests are not allowed to have pets within the Harbor Cove Community Properties campus.
Fires: No cooking fires are allowed on decks, porches, patios or around condominium units except in the charcoal and gas grills provided near the Beach House and/or indoor/outdoor pools. No personal grills are allowed at the beach. No grills or hibachis may be used.
No open fires are permitted on the beach. Fires may be made in the provided fire pit area near the beach house. This fire will be extinguished at a time determined by the Harbor Cove Board according to weather conditions, as posted at the Manager’s office and the Beach House.
Consumption of alcohol by minors: This activity is prohibited at all times in the common areas by the laws of the State of Michigan and will be enforced by the Manager and Security.
Fireworks: Fireworks, Chinese lanterns and sparklers are NOT PERMITTED on Harbor Cove Community Properties, including the beach.
Boats and RV’s
•No trailers, boats or other trailed vehicles are to be parked by the condo units.
•No motor homes or live-in trailers (RV’s) shall be stored on the HCCP Common Grounds due to limited parking space,
•Management will coordinate vehicle parking at the pool parking area.
•All boats must be tagged. Tags are provided at no charge by Property Manager.
•Small boats may be launched at the EAST end of the beach area only.
•Seasonal storage only – not permanent.
•Parking fees: Fees are collected by Harbor Cove Community Property Manager located in the Community Center.
Renters and guests: A $20.00 fee for short term (weekend) parking in the pool house parking lot. A $35.00 fee, for up to three weeks is available, given available space. Trailers may not be stored at the beach area, but space is provided on the north side adjacent to the pool parking lot.
•Snowmobiles and ATV’s are not to be ridden anywhere on Harbor Cove Community Properties.
•Winter season trailed, non-motorized boats no longer than 18 feet may be parked in the maintenance area. Small sailboats and kayaks can be stored on the provided racks.
Nature Trails: No bicycles, ATV’s or vehicles of any kind are permitted on any unpaved paths or areas of the common property. Use of these vehicles is permitted only on paved roadways. Snowmobiles are prohibited from use on any area of the Harbor Cove property.
•No lifeguards are provided, so swimming is at your own risk.
•Security personnel will be on duty throughout the summer.
•Kayaks, sailboats and sailboards must use the EAST end of the beach for launching and landing.
•NO MOTORIZED WATERCRAFT, including, but not limited to jet skis, and ATV’s may launch from, land on, be driven on or be stored on the beach.
•No tents, canopies or awning tents may be set up on the beach.
•Baby sunscreen/shields are permitted.
•Menonaqua-Harbor Cove boundary line
Harbor Cove residents (owners, guests, renters) should walk at the waterline to avoid trespassing if traveling eastward from the Menonaqua-Harbor Cove boundary line. Our residents/guests shall not “set up camp” on the Menonaqua beach with chairs or blankets. All boats and beach paraphernalia shall be kept within the Harbor Cove beach boundaries.
•ALL picnic tables are available on a first-come, first-serve basis. This means that items may NOT be left unattended, chained, or otherwise obstructing others from using a table. “Unattended” means not present on the beach.
•Any items left on the beach or at the Beach House will be removed nightly.
•Multiple player games (such as volleyball, softball, football) should be restricted to the general area east of the fire pit and west of the Beach House with the specific site to be designated seasonally.
•Pool hours are 10:00 AM–9:00 PM with access to the Community Center doors ending at 8:30PM
•Children under 14 (fourteen) years of age must have adult supervision (18 + years old) while in the Jacuzzi, sauna, indoor and outdoor pool.
•OBSERVE THE POSTED RULES, including pool hours, food, candy, glass, diapers, and showering. Rafts are not permitted in the pools.
•The sign-in sheet near the pool entrances MUST be used.
Beach House and Community Center Great Room:
•Beach House is available:
June thru August 10:00 AM-11:00 PM
September thru October 10:00 AM-8:00 PM
Closed November thru May
•These facilities CANNOT be reserved or rented for exclusive use.
•Any owner or guest may use the facilities at anytime during open hours, except July 4th weekend, but may not preclude any other owner or guest from using either area at the same time. Reservations are limited to 4 hours
•Any owner or guest intending to use either facility for a group function must fill out a Reservation Form from the Property Manager. A security deposit will be required in advance and collected by the Property Manager.
•No additional furniture or equipment may be brought into either facility.
•Any catering plans including cooking and serving equipment must be approved by the Property Manager in advance.
•Users of each facility are expected to thoroughly clean up after themselves. The user will be responsible for the cost should any additional cleaning or repairs be required.
•It is expected that users of these facilities will be responsible for policing their use of the facility.
•Reserved play is limited to one hour per unit per day. Sign-up sheets are located at the pool, or you may contact personnel at the pool.
•Posted rules regarding proper dress, shoes and use must be observed.
•Children under 14 (fourteen) years of age must have adult supervision (18+ years old) at all times.
•Tennis courts are to be used for TENNIS ONLY. The courts may not be used for skating, roller-blading, skate boarding, basketball, or any other activity other than tennis.
