This is the "Best" room in a peaceful home. Very close to everything: 8 minutes drive to city, major bus route 2 minute walk down hill, 10 minute drive to Forsyth Barr Stadium, 3 minute drive to major supermarket, 2 minute drive to Hospice, Bush walks and Baldwin St, World's Steepest St. Also, 4 major public gardens and parks. Spacious rural Views, super comfy bed, breakfast included! A place to relax and rejuvenate.
SHORT VERSION: Shared home with me as owner and the 4 resident friendly cats, and other human visitors at times, an active yet peaceful home away from home! Your private room has a Queen bed set up for the view and total comfort, kettle, tea/coffee (or use shared kitchen facilities), electric blanket, additional blankets, heater, double wardrobe with hangers, robe, light slippers, hair-dryer - so if you want privacy to just sleep and rest you can easily not leave your room for hours! Can leave the curtains open to enjoy Mt Cargill with privacy (don't forget to pull the thick curtains if you need a longer uninterrupted sleep! Ultrafast fibre broadband/wifi works in all rooms.
EXTRA INFO: An upright piano in the room, very welcome to play! Guitar/ukelele in lounge. Chiropractic bed with a thick feather underlay, very comfy bed. Electric blanket with a separate plug for each side, can be set to switch off automatically. Or if you don't like electric blankets, Hot water bottles are available.
100% cotton/linen sheets/covers, wool, silk/linen or feather duvet inner and additional blankets. I want you to have the best sleep possible!
Room has your own jug (also if needed, a toaster is stored in wardrobe) tea/coffee/herb teas with plungers and teapot, freshly filtered water.
Milk is available in shared kitchen for hot drinks, can store grocery items/meds in fridge/freezer, please just let me know what space you need.
Quick working heater, fresh air via HRV system. Iron and ironing board available in wardrobe, also hair dryer. Nice soft towels/facecloths in Bathrooms, also shampoo, conditioner and soap to use, and epsom salts if you would like a bath. Rolled cloths by bathroom basin for hand drying, throw used items into laundry hamper.
Books also available to read, and a stack of recent local info brochures including free walking tracks, so you can explore Dunedin!
SHORT VERSION: Upstairs is your main area, but you can also use the 2nd bathroom downstairs, and the laundry.
Along with your room on the top floor, is the lounge with great view and full kitchen access, also the bathroom next to your room. Ultrafast Gigatown fibre broadband/wifi through the house and good cell reception for all providers, Landline available by arrangement for local/tollfree calls.
MANY BREAKFAST OPTIONS: Hot/cold filtered water available at all times during your stay in your room, as well as in shared kitchen (fluoride is also removed by the water filter system). Ground Coffee available for use in drip filter, plunger or percolator, or instant coffee. There is a whole drawer of herbal, black and green teas! Breakfast: continental breakfast you can prepare at any time you get up - toast (vogel/burgen and softer breads) free range eggs, muesli/cereals/rolled oats/tinned fruit. Spreads: butter/promite/vegemite/marmite/peanut butter/jam/marmalade/nutella/honey. Hot drinks available: great range of teas/coffees/herb teas with coconut/soy or full dairy milk, and hot chocolate. It's more a case of deciding anything you would NOT want! Fresh Greens available all year round from garden if you want to steam any for breakfast.
As well as the shower, can use bath upstairs (by arrangement please, so everyone's hot water needs are met!) including use of Epsom Salts/lavender oil!
There are two Shared Bathrooms each with a toilet and shower, upstairs one is next to your room (needs to be kept as shared access for anyone visiting with disabilities), downstairs is the one I tend to use but also available for shared access. Downstairs also is front loader clothes washing machine and powder, drying can be done overnight hanging on the hallway ceiling rack, or outside in the fresh air on the rotary clothes line.
In shared full kitchen space, is access to all you need including rice cooker/slow cooker/iron pots and pans/stand alone grill/blender/juicer, dishwasher, use of fridge/freezer space (by arrangement so it's clear whose is what! You are welcome to use our dried and fresh herbs, spices, salt and pepper.
I understand what it is like to travel, so can work with what you need towards any onward journey preparation/daily needs.
Hot and cold water drinks available for guests at all times.
TV/DVD player, wide selection of DVDs also Netflix via computer or chromecast in the main shared lounge, even an old school video player and movies on request :) Or just enjoy the comfy chairs/couches, bird songs and great view. At the moment my massage table is also stored in the Lounge while work is being done downstairs.
Also, for those who wish there are basic small hand weights, Swiss ball, full length foam roller, vibration machine (the vibration is good for replenishing energy, or those who can't exercise much due to health conditions). Or you can just get up early and walk down and back up the hill to Chingford Park ;) Not far, but it's a good short yet steep hill!
We also are just a few blocks from the world's steepest street, Baldwin St, if that is how you would like to start or end your day!
It's anticipated activities in shared areas are calmed down by 11pm, if you need earlier quiet space for early rising, please advise! Likewise, if arriving very late, I'm open to you doing whatever you need, for access and outside lights please let me know your approximate plans, good clear communication is appreciated :) Access is very easy to arrange so you have your freedom and I know it's not an intruder ;) I'm always flexible within reason, I know sometimes late nights are needed!
One carpark available outside the home for confident drivers :) Plenty more out on the main street (less than a minute walk). The road access is about to be sealed by the City Council following damage by flooding and heavy trucks. I can drive up in a normal car but just go slowly.

After over 2 decades of hosting hundreds of people, mostly long term prior to Air BnB, I know it depends on what work you have to do, what privacy and rest you need, how much time you have for other activities how much we will interact - for you to have a relaxing, replenishing stay is my priority. Just talk to me :) More than happy to hunt out info, to help your visit to our home and Dunedin as enjoyable and smooth as possible! I love hearing about peoples lives, or thoughts about life as well as enjoy peace, calm and quiet.
Not suitable for people who don't like cats, but being cats they leave you alone if you have no time for them! On the other hand - perfect home for those who need some cat patting time :)
This is a home with sun and views, and has an out of town feel yet it takes less than 10 minutes by car, 15 minutes by the best bus route in town, and mainly is flat to town other than our approx. 200m walk up or down the hill. 45 min walk to city or University/Museum. People find this a happy, restful feeling place to come and stay. Our Botanical Gardens and a major supermarket is just a few minutes drive, or 25 minute walk. There is a great park with bush walk less than 5 minutes walk away (Chingford Park, which we overlook) Our hill is as steep as Baldwin in parts, but not a long hike! If families are booking in, I can let you know all the places with playgrounds close by :) Please note: I'm mentioning it more than once so you don't miss that our road is not in best shape currently following flood damage from July 2015, it is safe to use, but looks terrible. We also have some renovating that got held up due to the damage, hence the BONUS is much cheaper price for current bookings. Your room and bathrooms, lounge and kitchen are all ready for you, I just want to make sure you know there are other private parts of my home and garden, not quite as pristine as usual during a long tidy up process after floods! :) Majority don't even care or notice anything is amiss to be honest...I just prefer full disclosure.
Respectful behaviour given and received at this home! Including the cats, although I can't promise they won't be sensitive at times :) Turning off appliances and lights when not in use appreciated for safety/environment, also please use the recycling/compost/rubbish bins. No smoking inside, you can smoke outside, Please ask for an ashtray so butts can be disposed of safely! Visitors to be pre-arranged - I'm just a cell phone call away. I've reduced the nightly cost to keep price for sole travellers down. Please leave shared spaces as you find them, this is important as that's why I don't charge additional cleaning costs on top of accommodation! For those staying more than one night, I'll assume you'll want to make your own bed for privacy, otherwise please ask. Fresh sheets weekly for long term stays, or by mutual arrangement. *The #1 most important "rule" of the house - relax, replenish and enjoy! and Please don't be shy, ask if you need help with anything, that's what I'm here for.*

Tai Chi and Qigong teacher, massage therapist, parent of now grown up kids who are off adventuring/working. I love outdoors and nature in general, it's pretty amazing! :) Enjoy good conversing and exchanging ideas about things that matter with all people, as well as quiet times especially when needed. Also like movies, music, community/service, the world and it's people in general, learning to grow food better, and love my cats :) Have travelled mostly around NZ which I deeply value, also some of the rest of the world. Have been very involved with many cultures which I enjoy and learn a lot from!
