Byron Superluxe is beautifully designed and perfectly situated on tranquil Belongil beach.
Built & architectural designed in 2015, this house offers a fantastic beach side location, full european kitchens, appliances, floors, beds and furniture.
The house lis suitable for 14 people max. It features 7 bedrooms, 4 bathrooms, 6 decks, pool and cabana, off street parking for 4+ cars, front security retractable gate, 8m pool, outdoor shower, surf rack, bike rack.
The whole house except the garage which is occasionally used by the owners.
Unique PIN codes are issued for the main gate and house on reservation.
Byron Superluxe - Terms & Conditions
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Parties and Functions are strictly prohibited. The property is located in a residential area of Byron Shire and has a strict no party policy. Please ensure noise is kept to a minimum respecting local neighbours. Noise complaints with resulting HLO (Holiday Letting Organisation) or Police call out where noise is deemed excessive, or noise order issued, may result in eviction without refund of monies paid and may result in the loss of bond. Use contrary to the above may result in eviction, loss of bond and/or additional payments being charged.
Damage, Breakages, Theft and Loss are the Client/Tenants responsibility during their stay & the owners take no responsibility for the tenant's personal property. Client accepts damage and/or breakages to any item in the property or the property itself will be deducted from bond and could incur additional charges where damage cost exceeds bond amount. Administration and time charges will apply to all bond deduction claims minimum charge $50 and $40 ph thereafter. The property is rented in good working order.
Usage - the premises are let to you for holiday purposes only and for the period stated on the receipt. NO weddings, parties or large gatherings are allowed. There is a maximum of 2 additional visitors over the contracted tenants.
Tea & Coffee cups, tea pots. The oak floors are sensitive to heat, so cups/ tea pots are never to be placed directly on floors.
Candles: Candles are not permitted due to fire restrictions.
Pool regulations. The pool area is only usable until 9pm. Children must be supervised by an adult at all times and have adequate flotation devices. Diving in the pool is not permitted.
Glass: Glasses and bottles are not permitted in the pool area under any circumstances and should be consumed on decks.
Smoking is not permitted inside the house, but is allowed on rear decks. All cigarette butts must be put in the ash tray provided and not thrown from decks. If butts are discovered by cleaners a fee may be charged from bond.
Number of Guests should NOT exceed the number stated on the Confirmation Notice unless subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance and will be deducted from bond.
If Client/Tenant notices any item broken, it must be reported to us upon arrival. Damaged or broken items reported after exit date will be deemed 'damage caused' and will be deducted from bond.
If any damage occurs, it must be reported proactively so that it can be repaired in time for future guests.
Departure: Please ensure you vacate the house by 10am (unless late departure has been previously arranged). The house is to be left in a reasonably clean condition as you would have found it upon your arrival. All rubbish is to be removed from inside and placed in the bins provided. If there is additional rubbish, you will be charged for its removal. Please do not strip the beds. BBQ is to be wiped over using the provided cleaning products and washing up is to be stacked in dishwasher. Additional cleaning charges may apply.
Lights: Please turn off all lights and appliances on leaving.
Loss of keys or remotes will be charged to the Client at $60 for remotes and $40 for replacement keys.
Pets are not allowed in or about the premises without prior approval and contract. If approved prior dogs are never allowed in bedrooms/beds, couches or pool area. Wet dogs must remain outside and be washed under the external shower, then dried after the beach before entering the house. Any signs of dog hairs or water damage in excluded zones will result in instant loss of bond.
Bi-fold doors and louvre windows. Bi-Fold doors must always be closed when the guests are out of the house due to potential flash rain damage. Louver windows should be shut fully when exciting to ensure security from break ins.
Security doors and retractable fence. All security doors and fences must be locked when leaving the apartment to maximise security.
Check-out time is 10:00am unless a later check out has been confirmed in writing or text by the Property Manager.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
