Top floor flat. Benefits from the sunshine in the late afternoon and evening. Great views looking out over Hove. Being on the top floor - the flat is nice and cool when the windows are opened on a hot summer's day. Additionally it is quite cosy in the colder seasons as it has double glazed sash windows and gas-fired central heating that warms the place efficiently and quickly.
Large double bedroom with fitted wardrobes. There is hanging space and drawer space to store clothes. Please note this is a small double bed 48', that sleeps two people comfortably. However, if you are a bigger person or like plenty of space to spread out this may not be for you. There are newly bought mattress, pillows and bedding. This flat is compact and comfortably suits two guests. It is possible to accommodate up to five guests, two on a double inflatable mattress and one on a single fold-up bed.
There is a shower room, please help yourself to shower gel, shampoo, deodorant, moisturisers, mouthwash, toothpaste etc. Freshly laundered towels are supplied of course.
Living area includes solid oak dining table and leather backed chairs, sofa and easy chair. Solid oak furniture throughout. Views from the lounge looking out across Hove to the Downs. Lounge has 55" TV, DVD player, cable tv and wifi internet.
Small kitchen area which you are free to use. Includes sink, fridge-freezer, hob, oven and microwave which have been replaced in March 2016. There is also a washing machine, which you are free to use along with clothes drier, ironing board and iron.
There are facilities for making hot drinks, including tea, coffee, ground coffee and herbal teas - please help yourself. There are also eggs, cereals, bread, jam, marmalade and other spreads as well as orange juice to help yourself to for breakfast. I try to leave a stocked up fruit bowl & biscuit tin for you to enjoy!
There is on street parking payable at the meter or by using a visitor's parking voucher. It is possible for me to purchase parking vouchers if you notify me well in advance. Currently they cost £3.50/day. This is payable by cash on departure.

I usually post keys to you two weeks in advance for you to check-in at whatever time you wish. I will not usually be around for the duration of your stay, although on occasion I will be around to greet you. If you want a host to show you around or you are travelling from abroad then I will probably not be ideal for your needs. I do send detailed written instructions in advance about the flat. I am of course contactable in case of any difficulties. When you leave please leave the keys behind.
Please note that this flat is on the third floor, which affords wonderful views. However, please note there is no lift, so this property is unfortunately not likely to be suitable for anyone with impaired mobility.
Please respect other residents by keeping noise to a reasonable level, particularly after 11.00.
Please treat my home as you would treat your own.
Otherwise relax and enjoy lovely Brighton & Hove.
