RENTALS
1. All members who rent their houses are required to include these Rules and Regulations as
an integral part of the lease.

lease and all lease renewals.
3. The Association office will contact the owner with respect to any infractions of the Rules
and Regulations by the renter. If the infractions are not promptly remedied, the Board may
levy an appropriate fine or assessment against the owner.
4. If the owner does not pay the fines levied for infractions of their renter, the TSPOA Board
of Directors may refuse to provide services such as garbage pick-up and water supply. The

Heat: thermostat is on the wall opposite kitchen counter. adjust temperature only. do NOT turn off completely. adjust temperature to 50F upon departure.

Cold water: downstairs in the Utility room, along right wall, vertical pipe behind countertop, the lever valve is on the pipe at the countertop level; gently turn the lever 90 degrees to switch cold water on/off.

Hot water: turn on/off the electric switch (circuit breaker) located on the wall at eye level in far left corner of Utility room, above the hot water tank (large metal cylinder standing on the floor in the far left corner of Utility room).

Overall, the place is in a lovely location. However we experienced a few disappointments and the home itself did not quite meet our expectations. First of all there was no note with instructions, etc.. to tell us about the place, helpful information, or the protocol for checkout. The dishwasher was full of dirty dishes upon arrival. The coffee maker was quite dirty and had old coffee sitting in the filter. It's the type of place where we felt the need to rinse the dishes before using them (the clean ones that were on shelves). Also, the wifi is quite unreliable - it's DSL. We could not connect 80% of the time. When we could connect it was very slow, one of our friends was disappointed she couldn't watch netflix, etc.. in the evenings. I'm used to other Airbnb experiences where many of the the owner's personal items are tucked away neatly or locked away in a closet, etc. There were random things that were left out that made me personally feel slightly uncomfortable (things like toothbrushes on shelves in bathroom as well as all of the owners personal toiletry items out on shelves), and lotion on the bedside table (not nice hotel-looking lotion, but an unlabeled bottle that just felt strange to leave out). In looking for linens we had to open some closets, and one of them had clothes in piles that just looked messy and, again, is not something an airbnb guest really wants to see in my opinion. The home is probably just fine for some people, I just expected more for the price we paid.

Overall my family and I had a negative experience during our stay. The amenities were not as expected and in one case, missing. When we checked-in, the BBQ grill that was pictured in the listing was not there. The host said he would try to bring one, but did not bring it until the morning we had to check out. So our family could not grill over the weekend during our two day stay. The wifi did not work well, it had a low signal during our entire stay so we could not use it for internet access. The second bathroom shower was not functional, so we all had to shower in the master bedroom. The dishwasher also did not seem to be working properly, after use it left behind a dusty film on the dishes. One of the biggest issues was communication with the host. Although the host previously communicated to me that he needed access to the house during the stay, he did not specify that this meant his real estate agent would be visiting and bringing various families to walk through the house, invading our personal privacy. This information was withheld, despite knowing full well that it was going to occur. This put my family in a very awkward position and caught us off guard. The host was also incredibly rude in his communication to me following the incident and then accused me of lying about the number of guests in my party based on false observations from his real estate agent, not even the host himself. These were false accusations. I was never dishonest regarding the number of guests in my party. This experience ruined our short family getaway. My family was very upset with the disruption over the weekend and accusations from the host. The host discounted our frustrations over the lack of communication regarding his real estate agent visit and instead, focused on his accusation that we had more guests in the house than what was agreed to.

My numerous reviews, prior to Maureen's, speak for themselves. Maureen is a sophisticated and duplicitous manipulator: she booked for 7 guests, but had 10+ in the house, and was caught in this deception by a witness (my agent). After this revelation, her attitude flipped from "loving this house" to seeking faults with it and obtaining revenge in monetary form: she claimed a "missing amenity" through the resolutions center - for an item which isn't even present on the list of amenities. The verbose rant above is just an extension of this attempt to sabotage my ranking and is basically a fabrication from beginning to end, not worth indulging point-by-point.

My friends and I decided to stay here for a weekend getaway to the Berkshires. The house itself is charming and cozy, and it's located right on the water! It was clean, inviting, and had an excess of linens and a huge kitchen as well as a washer and drier. Very accessible to Hudson, Great Barrington, and other great towns, as well as a state park with some awesome hiking trails. Vanya made check in very easy and was quick to answer any questions we had. 10/10 would stay here again.
