New, Immaculate, Stone-Finished, Separate-entry Suite, tucked away on a quaint, quiet, picturesque country lane; viewing the north bay islands, bridges, and docks. Sunsets (and moonsets) on the bay next to the fire pit on your private terrace; or next to fire place within the suite on those bay-chilled evenings; or, sitting in the renown yet secluded Wave Garden: all of which beats ANY 5-star hotel offering.
When taking into account the waterfront views, the amenities, and the overall ambiance of this suite, no 5-star hotel can compare nor compete for this price.
This suite itself is situated on the ground floor of a home designed by renowned architect Donald Olsen. The previous (and original) owner of the home was a photographer by trade and, therein, friends with Ansel Adams & Georgia O’keeffe--who used this suite as their secluded getaway.
As shown by our reviews, the suite is ideal for quiet, romantic getaways with breathtaking sunsets, and even more impressive moonsets that glistens on the water between Angel Island and Marin. Whether you are in front of the open fire on the terrace overlooking the water, or indoors in front of the remote-control gas fireplace; the romance isn’t subject to the weather; and, watching the ships come and go from the nearby dock, or falling asleep to the distant ship horns and fog horns adds to the uniqueness of this maritime retreat.
Our 5-star rating not only comes by way of our services and amenities, but more so because of the serene, country setting—an oasis in the heart of the Bay Area. Your terrace and entryway is situated on a quiet country lane with beautiful views of Mount Tamalpais, Marin County, the Golden Gate Bridge, and San Rafael Bridge. And, being this close to the water provides a nearly-constant and always fresh sea breeze through the front sliding doors, and out the back windows.
Point Richmond is the PERFECT MID-POINT between San Francisco and Sonoma/Napa (the wine country). NOTE: Several of our guests have voiced their regret for booking both here AND in Napa (for their SanFran/Napa vacations) because of inconvenience, the traffic, the summer heat, and the price & condition of their Napa accommodations. The Point sits on the northern edge of the bay, always cool, wherein travel between here and Napa runs counter to rush-hour traffic (6am to 9:30am and 4pm to 6:30pm)--making it MUCH more efficient to stay here and drive to Napa (a very scenic 45 mins).
For THE PERFECT setting and ambiance, time your Napa excursion just right to return and enjoy a bottle of that Napa wine on the terrace by the fire during sunset (or moonset on the bay)! For SanFran, simply take the Larkspur Ferry (10 minutes away), then sail past Marin, Angel Island, Alcatraz (enjoying spectacular views of the Golden Gate Bridge), arriving at the San Francisco Ferry Building where everything is in walking distance. It certainly beats fighting traffic to drive there, parking congestion, and San Francisco parking prices). Again, it is the perfect location for BOTH SanFran and Napa Wine Country venues.
Point Richmond has a very unique micro-climate: When San Francisco, Marin County, Oakland, and even Richmond are typically socked in with fog; Angel Island deflects the fog, rendering the Point bright and sunny, with an ever-present cool breeze off the water. Our highs seldom go above the mid-80s, while the overnight lows hover in the 50s. Bring a jacket. California heat waves typically don't affect us: this is a steadily-cool, very refreshing micro-climate. [During the summer, Napa can be very hot, while San Fran can be very cold. Point Richmond provides the perfect middle ground.]

VISITING SAN FRANCISCO
For Bay Area Newcomers: We personally feel that the most enjoyable route to the city (SF) is via the Larkspur Ferry (less than 15 minutes from our door—pending traffic) The ferry passes Angel Island, Alcatraz, and drops you off at the historic SF Ferry Building, now bustling with unique shops and cafés. The ferry from Larkspur to the city takes about 30 minutes; but that short time is fill with the amazing scenery. From the SF Ferry Building, the destinations within walking distance are numerous: 1) The SF Cable car that climbs California Street is just across the street; as is the Embarcadero Station for BART; 2) For views of the city (and the Bay), we recommend a 10-minute walk to Filbert Street, and then up the steep vertical staircase that takes you to Coit Tower; the stairway winds through quaint gardens, yards, and homes nestled in the Telegraph Hill terrain that date back to the Gold-Rush era. 3) Pier 39 is a 10-minute walk along the shoreline; Fisherman’s wharf another 10 minutes beyond that; and, China Town just up the hill from the Ferry Building. For the hardy trekkers, traversing the Chrissy Field Promenade will take you over to the Golden Gate (a 30-minute walk from Fisherman's Wharf).
Taking the ferry beats driving, parking, and the parking fees. Inexpensive trams, buses, bicycle taxis, taxis, and Uber are always close by if you choose not to walk. On weekends, there are Farmer’s Markets at the SF Ferry Building and across the street from the Larkspur Ferry--which provides hours or shopping entertainment.
CALIFORNIA'S BEST KEPT SECRET: THE NORTHERN (Marin) PENINSULA. The Pacific shores and beaches on the Northern Peninsula are second-to-none; staring with Limentour Beach (a 40-minute drive), along with all of Point Reyes. Mount Tamalpais offers mountain-peak views of the Bay, the Pacific Ocean, and great views of the California Coastal Range from the top. One of the most picturesque drives and hikes in the country is the Cataract Trail and Falls, found on the north slope of Mount Tamalpais. As great way to end your day of the North-Peninsula excursion, we highly recommend one of four notable restaurants: 1) Murry Circle Restaurant—located in the old Fort Baker Military Base, just below the north end of the Golden Gate Bridge, which offers spectacular views of the bridge (especially if you eat out on the terrace); 2) The Pelican Inn at Muir Beach; 3) Vladimir’s Czech Restaurant in Inverness (out on Point Reyes); or 4) Nick’s Cove, located in Marshall. We have plenty of other suggestions, as there is so much to do and see; we can help plan your stay, just ask.
Key-pick up protocol, private parking access, and check-in is carefully detailed in the Guest Packet we will email you upon booking. Please read and closely adhere to the parking instructions. Generally, the Suite will be unlocked upon your arrival. If not, we will inform you beforehand how to enter the suite.

ITEMS LEFT BEHIND & POSTAGE/FEES TO MAIL THEM TO YOU
In our first three months of hosting, we have spent substantial monies on mailing to people things they have left behind. More expensive than the postage, however, is the time this has taken out of our day to package the items, take them to the post office, and wait in line--even in this small town. Because of this (and in lieu of our no cleaning fee policy), the packaging/postage/delivery fees are as follows:
For items that fit into the USPS Priority Mail Envelope: $25 + Postage
For larger items that require custom packaging: $50 + Postage
For items that require overnight care/urgency: $100 + Postage
NOTE: Our area tends to have a high-rate of mail theft, therein requiring us to go to the post office and wait in line...therefore we need to charge for this massive inconvenience and loss of time.
Payment must be received before we ship the item, via (SENSITIVE CONTENTS HIDDEN) or credit card. Instructions:
1) Email or Text your mailing address
2) For credit card processing, call or text me with your credit card number.
3) For (SENSITIVE CONTENTS HIDDEN) payment, I will text you that destination email account.
We will provide a tracking number, but take no responsibility for lost or stolen items.
PLEASE be sure to check the suite to ensure that you have not left anything behind. We apologize for these steep fees, but we are losing precious time (and money) waiting in the post office line.
As this is a VERY CLEAN pet-friendly unit; and, we have two dogs that are well-trained and extremely clean in our home upstairs. If you have a high sensitivity or allergies to pets, you may want to book somewhere else--despite our thoroughness in cleaning. The suite is entirely stone finish throughout, and wiped down after visitors with pets, therefore non-detectable--unless you are hyper-allergenic.
California has seen a surge in the Argentine sugar ants, which make their way in and out of homes depending on wet weather patterns. They have been killing off our native California species, so we don't feel too bad in culling the mega-colonies when we can. TO THESE ENDS, we provide clearly-marked bottles of non-poisonous, FOOD-GRADE Essential Oil mixtures consisting of Oregano, Thyme, Clove, Cinnamon, and Orange oils, which kills ants on contact, and will block their entry point for days at a time. The best way to avoid seeing them, however, is to seal up food and put it away. The cleaner you are, the more scarce they are. Several studies show that these more volatile essential oils are also far more effective at killing bacteria, germs, e. coli, molds and fungus, than poisonous chemicals; so feel free to spray and wipe the counters or floor spills with this spray. It freshens the room, disinfects, while keeping the ants away. SHAKE WELL before using. SAFETY: As this class of oils are categories as volatile, this mixture will irritate skin and cause severe discomfort if it comes in contact with your eyes or mucous membrane.
SMOKING: Outside on the terrace ONLY.
Before booking, as for a copy of the Pet Policies, Agreement, and Pet Deposit Form.
Guests with pets must declare their pet upon booking, and submit our provided Pet Contract before arriving. This facility is too small for two guests and large-breed dogs such as Great Danes, St. Bernards, and even some larger German Shepherd breeds (60+ lbs). There is not enough room for the dog to maneuver without brushing up against chairs/couch/bed, etc. But, we will consider large breeds on a case by case basis. We are happy to have this discussion before you book.
We LOVE pets! However, despite our best efforts to enforced our pet policies, a few "OWNERS" have not exercised commonsense or restraint of their pet, thereby creating more clean-up time (ergo: more expense); AND, jeopardizing our standards and high ratings. And, because we wish to remain a pet-friendly unit, we now find it necessary to use a contract, a separate Pet Deposit, and a cleaning fee of $15/pet (limit of two small pets) to more effectively enforce these commonsense policies.
PLEASE NOTE BEFORE BOOKING: IF your pet has cleanliness issues (such as slobbering, excessive shedding, issues of rubbing up against furniture, chewing or climbing on furniture, etc.); EITHER 1) do not book with us; or 2) plan on keeping your pet in your travel kennel while in the suite--and be confident that it is thoroughly kennel-trained (not to bark), when it is pent up.
OUR PET-POLICY OBJECTIVE: We are striving to keep this upscale Executive Suite a pet-friendly unit. But this can only be accomplished if there is no trace of your pet found in linen, or on the furniture--that washing machines and dryers do no fully remove.
Out of commonsense consideration for our non-pet guests who don't want to sense the smallest iota of your pets' remnants (physical, chemical, or odor), we are having to become extremely strict on these policies. NOTE: We use lint brushes to detect if the pet has been in or on the bed or furniture. If we find sufficient proof "on those places", you will lose your Pet Deposit and most likely your cleaning deposit. We cannot be there to be responsible for your pet; you must be, either behaviorally or financially.
PREVIEW OF PET CONTRACT for PRE-BOOKING NOTIFICATION: No pet left alone on the premises; No excessive barking/meowing; Owner responsible for replacement cost (and time) for damages (be they marring or staining or odors); no pet on the bed or furniture; a list of individual fines for broken rules; $100 credit-hold on your credit card (separate from the Airbnb deposit) during the time of your stay, which is immediately released upon check-out (minus the the $15/pet cleaning fee).
PLEASE NOTE: Outside of a rare, unpredictable accident (which you will thoroughly clean up to a non-detectable state): if you are not confident in your pet's behaviors and cleanliness, do not book here. Consider us a RESPONSIBLE Pet-Owner-Friendly facility, rather than the blanket "Pet-Friendly" facility. We are not friendly to owners that have no regard for what their poorly trained pets do. We simply feel badly for those pets, and fully intend to screen out those types of Pet Owners. If you know you have no control over your pet, and/or your pet is always giving you grief: save your time and money, and book at a pet-friendly motel--because it will cost you more money than it is worth to stay here. For all other well-behaved pets and RESPONSIBLE Pet-Owners, we welcome you with enthusiasm! This strictness is for your benefit. It is to ensure YOU and your PET have a great place to stay, and aren't relegated to stay in cheap motels when traveling with your well-trained pet.
You can have up to one (1) additional guest. We have a queen-size air mattress that we will prepare before your arrival. The additional cost is $20/day.
As this is an Executive Suite (the bed folds away and the room transitions into a meeting room). Guests for client/meeting/retreat purposes will be limited to 8. For day retreats that start prior to the 2pm check-in or the 11am check-out, you will need to book the room for two consecutive nights, to ensure a guaranteed 8am to 5pm meeting slot. We will okay these get-togethers on a case-by-case basis, so contact us for this discussion before booking.
There is no cleaning fee UNLESS there is excessive cleaning to be done. Leave it relatively clean, and we'll continue to forego a fee. We will do laundry, dishes, sweeping/vacuuming, and the entire bathroom and kitchen to ensure our cleaning standard. Charges will only be assessed against your deposit for excessive dirt, stains, or other damage to structure, furniture, accessories, linens, and towels.
ACCIDENTS, SPILLS, STAINS
We understand that accidents happen; we can even forgive a broken glass, dish, etc. If and when they do happen, there are commonsense rules to limit (rather than accentuate) the damage or stain:
1) Do not use the expensive towels or linens to wipe up these spills (use the "rags" that are clearly labeled in your laundry room).
2) Remove shoes before getting on the bed, or before putting them on expensive linens or duvets, or on the beige ottomans. Note: Duvet protectors alone cost $75. Remove your shoes and thereby remove the chances of your deposit being reduced (from easily-avoidable stains).
3) Drinking coffee or wine over a white $400 duvet (or over the $75 duvet protector) is a gamble. Fold down the duvet before drinking in bed, so that your spill-risk is limited to the $25 sheets/$10 pillow cases.
4) If you are not experienced with stain removal, washing it (and especially drying it before the stain is removed) will set the stain permanently. Follow the posted instructions in your laundry room CLOSELY and chances are: we'll get that stain out for you with no charge to your deposit.
5) When frying, use a lid or the red silicone splatter guard, excessive oil splatter (or cooking mess) will result in a cleaning charge.
6) There are two cooking ventilation fans, one accessible on the microwave oven, and one in the ceiling operated by the light switch to the right of the stove. Use them to avoid excessive odor.
7) Cooking with metal utensils scratches Teflon; Use wooden or rubber cooking utensils on Teflon surfaces, as we provide an abundance of them for you.
Let commonsense rule: Treat the place as if it is yours--in doing so, we can keep the price low, and don't have to ding ANY of your deposit.
