All reservations are conditional upon scheduling the cleaning service. Generally, 10-14 days advance notice is required during the low seasons and 2-3 weeks notice during summer and holidays. Sometimes the cleaning service can accommodate us with only a week's notice.
Please confirm total number of guests including children and infants, not to exceed 8 in the main house.

Minimum age of renter is 25 years old.
Please enjoy the house in slippers or stocking feet. Remove shoes and snow boots inside the house. (The wood floors were recently refinished.)
In winter, please, remove chains/cables from car tires before parking in garage.
Please follow the Departure Instructions to not incur additional cleaning costs. There is an additional $46 cleaning fee for more than six guests (max. 8 guests) in the main house. It will be charged separately and in addition to the way Airbnb sets up the initial booking. Departure Instructions gladly sent upon request prior to renter's arrival.
USE: Premises to be occupied by no more than our agreed upon number
of guests, not to exceed 8 in the main house.
ANIMALS: No animals of any kind are allowed.
HOUSE RULES: Tenant and all guests agree to abide by all house rules, including: no smoking, no animals, no charcoal grills and following departure procedures. No snow chains or cables on tires of cars parked in garage. NO SMOKING of any kind inside residence or on premises. No parties, receptions or events. Tenant is responsible for all guests.
ASSIGNMENTS AND SUBLETTING: Tenant will not assign this agreement or sublet any portion of the premises without prior written consent of the owner.
MAINTENANCE AND DAMAGE: Tenant acknowledges that unless the owner is notified immediately upon occupancy, the premises, including all furniture, furnishings, appliances, are in good working order. Tenant will keep the premises in a clean and sanitary condition, and will immediately notify owner of any damages to the premises or its contents, or any inoperable appliances or equipment. Tenant will surrender premises at termination, in as good condition as received, nothing beyond normal wear. Tenant will be responsible for any and all damage (over and above the $500.00 damage deposit) caused by tenant or his or her family, invitees, and guests including any and all attorney and court fees. It is understood that the owners insurance does not cover tenants personal property.
ENTRIES AND INSPECTION: Owner will have the right to enter the premises in case of emergency, to make necessary or agreed repairs, alterations, improvements, and supply necessary or agreed services.
INDEMNIFICATION: The tenant and tenant’s guests shall hereby indemnify and hold harmless the landlord against any and all claims of personal injury or property damage or loss arising from use of the premises or landlord’s personal property, including but not limited to kayaks and life preserver vests, regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss, which the landlord may maintain on this property, does not cover the personal property or injury of tenants, and that tenants should purchase their own insurance for themselves and guests if such coverage is desired.
SECURITY DEPOSIT: The security deposit is refundable if this agreement is met and there is no damage and the home is left in clean condition. The balance of all deposits will be refunded within two weeks from the date possession is delivered back to the owner or his authorized agent, together with a statement showing any changes made against such deposits.
CANCELLATION POLICY: As established through Airbnb. Strict.
TRANSIENT OCCUPANCY: Tenant expressly acknowledges and agrees that this Agreement is for transient occupancy of the property, and that tenants do not intend to make the property a residence or household.
STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms, outages, road closures, or road conditions. There shall be no refunds due to shortened stays because of weather conditions, outages or road conditions.
FIREARMS/FIREWORKS: No firearms or fireworks or other hazardous materials shall be used in or around the property.
PARKING: Parking is limited to (2) compact cars in garage (1) compact car in carport.
