Please note that, as of this quarter, I have become a Superhost of Airbnb. The following is my response to Irina, a guest who I tolerated for two months, and did my very best to please but could not do so. The responses are labeled “Jimmy” or “Irina,” for the reader to be able to discern whose words are Irina’s and whose words are mine: Irina: A few words about the owner of the apartment: Jimmy as a person is quite an interesting person, traveled a lot, he has certain knowledge in different areas, he knows a lot of songs and their performers, he often sings himself)) It's interesting to talk with him and he is quite hospitable. Jimmy: Thank you, Irina for the kind words about me. I had some for you as well in my review of your behavior, which hinted but did not detail your presence in our home. Irina: On the other hand, Jimmy came up with ridiculous rules and tries to force all tenants to fulfill them, for example, you have to put the remainder of food in a large jar and close it. Do not throw these leftovers in a bucket! Banks are filled for several days and then you have to release them and wash them (((It's terrible, I had to do it once.) . It is impossible to convey a terrible smell and disgusting state after this procedure. Jimmy: The basic rule that was put on our listing was the 12 hour rule to clean your dishes AND the general rule to keep the apartment clean and in order as you would do yourself. I believe that your claim that our rule about organic garbage is ridiculous stems from your basic obsessive compulsive disorder about cleanliness. Long before you came to us, we experimented with a garbage pail, which I believe you refer to as a “bucket,” probably one that closes but does not seal garbage from insects or from odors. I remember cleaning the garbage pail before we changed to the present process of handling garbage. When I did clean the garbage pail myself, it had insect larva and it was distasteful to say the least. We now have 3 large plastic whey jars which you describe as “Banks,” I’m not sure why. It does take several days to fill them. Since they are closed, the only odor that emanates from them is when one opens one of them to rid the kitchen of organic garbage. Luckily, during the time the garbage is collected, the odor is not terrible, though could be to a person who is obsessive compulsive about odors. YOU WERE NEVER REQUIRED TO CLEAN ONE OF THESE WHEY JARS. You did clean one, once of your own volition after asking me if you could. I said that it was your choice. I was probably wrong to allow you to do this. The House cleaner cleans these out whenever she comes to clean the entire apartment which is twice a month. Irina: This rule is explained simply: Jimmy is too lazy to throw out the garbage daily, and the cleaning lady comes only 2 times a month. Jimmy never takes the garbage! But he eats, I'm sorry, very much, since almost never goes out of the house. That's why he insists that his tenants do it Jimmy: I agree, I do not take the papers, plastic and other refuse out DAILY. I do monitor it and make sure that there is always room for your refuse, any other roommate’s refuse and mine. Granted, I make the most refuse. I love my home and I use it. If there is an excess of refuse that I cannot fold, cut down, make neat and make fit in the two large bins in the kitchen, I put the excess in a large plastic bag, close it and put it on the balcony outside the living room or take it downstairs to the dumpster. But, yes, I do agree that the garbage should be taken down more regularly. I also believe that both Airbnb and non Airbnb roommates should participate in garbage transfer. I NEVER INSISTED THAT YOU TAKE DOWN THE REFUSE. I NEVER EVEN ASKED YOU TO TAKE DOWN THE REFUSE. You felt the necessity to take down the refuse on perhaps 3 or 4 occassions only, even though you regularly cooked and contributed to this refuse considerably. I intend to make an additional rule that will cover all of this. . Irina: Another rule is it is necessary to put dirty dishes in the dishwasher. This sounds great, but the problem is that Jimmy turns on this dishwasher only once every 3 days and constantly lacks the dishes to cook the food. Jimmy: Irina, THIS IS NOT TRUE. The truth is this: you wanted to wash the dishes by hand and put them to dry beside the sink. I ASKED you several time to RINSE the dishes and put them in the dishwasher to STERILIZE THEM. Since I have 5 or more sets of dishes, all 3 of us in the apartment, cooking all 3 meals a day could NEVER use all the dishes that I provide. There are plenty of pots, pans, both stainless steel, ceramic, glass and others to cook whatevery one wants to cook at any time. You just did not look where I told you to look, nor did you ask me to show you all the alternative utilities that could be used. You just complained to yourself. I never knew you thought this. The other alternative which may not have been clear to you was that you could have washed the dishes, dried them and put them away. I did not make that clear and it was not my choice. I prefer that all dishes and utilities be washed in the dishwasher to STERILIZE THEM. It is true that I run the dishwasher when it’s full about every 2 to 4 days. Most of the time, I put the dishes away as well. You did it 3 or 4 times and I appreciated the help, even though you did it begrudgingly. . Irina: But the most uncomfortable is that after eating, he always leaves dirty dishes in the kitchen and in the sink. At first, I adhered to the rules and cleaned everything myself, but then I realized that I just had to separate the garbage and wash my dishes separately. Very often dirty dishes in the kitchen made it impossible to cook with pleasure. Jimmy: The rule as stated in the listing for the room is EVERYONE can leave the dishes from their present meal on the left side of the sink after rinsing or soaking them there FOR 12 HOURS. This is a very lenient rule that allows both roommates some time to do their dishes if the roommate has a certain time to be somewhere like school, work or another appointment. I have followed that rule for many years and you are the first to say that I did not. The only excuse for anyone in the apartment not to follow this rule is sickness. I may have been sick for a few days while you were here. For that I am very sorry. I did not make a note of the time when I was ill. . Irina: The furniture in the kitchen is in terrible condition, they are dirty inside and out. The apartment has not been repaired for a long time. Unfortunately, I saw the cleaning lady for the first time after 24 days! for this time I had to vacuum the living room myself. It turns out that she came only when someone was leaving the guests. For 2 months of my residence, I saw her 2 times total. . Jimmy: There is no furniture in the kitchen. There are cabinets that have been repainted last year and grouting on the counters that was repaired at the same time. Everything else in the kitchen is not new but very clean and usable. The stove, oven and refrigerator are in okay condition and work well. The kitchen has an excellent set of tools with which I, for one, am able to cook any meal I think of. The house cleaner came on the day that you moved in and, yes, did not come again for 24 days at which time you were given the opportunity for her to make your bed, vacuum, dust and do anything else that you would like to have done. Your were told that the day you checked in. The housecleaner came 15 days later and then came again the day that you moved out, twice per month as stated. We cannot cater to your obsessive behavior to vacuum and clean per your whims. Additionally, you were given a high discount due to error on my part. It was my error, so to this day, I never said anything to you about it. All guests are treated with high respect. . Irina: The big problem is with silence ((( Jimmy is a former singer and talks very loudly on the phone all the time, especially at night, it can be at 2 or 3 am. He can also watch TV at night with a loud sound. The problem even grew into a conflict, since I had to write a warning through the site, it was at 2 am. We tried to resolve the conflict and after the talks, he really tried to not speak loudly after 1 am. We can only conclude that you are overstating this because of your obsessions of not being able to sleep and listening for any sound about which you can complain and about cleanliness which is far more stringent than when 3 roommates live together in a reasonably large apartment. . Irina: During my stay, I spoke with neighbors in the apartment, they were Dmitry from Ukraine, Offsena from Iran,... . Jimmy: Neither Dmitriy, nor Afsaneh complained about cleanliness nor sound, though Afsaneh did have an issue with some cleaning fluid that our house cleaner used. I went out immediately, bought some lavender air spray and some tomatoe soup to make her feel comfortable. She also was concerned about sound but far less that you, Irina. Please read her review. Now that you have made your complaints about our room, the kitchen, the cleanliness of the house in general and the sound issue, I have one very large complaint about you: you are very BOLD TO LIVE IN THE HOME OF A HOST AND to make up your own rules about the kitchen, the house cleaning and about YOUR OWN GUESTS, when they can come to visit you and how often. You DID NOT ASK ME ABOUT ROMAN AND WHEN HE COULD COME A VISIT YOU AND HOW OFTEN. Other guests have asked me about visitors., mostly sleepovers. But, when they ask me about bringing their friends into our apartment, I have always welcomed those other friends of our roommates, WITHIN REASON. Roman is a very pleasant person and I said nothing to him nor to you about his regular visiting about half or more of the 61 days that you stayed with us. I didn’t count the days. I just let it be. The issue is not that Roman was here, it was that you did not have the courtesy to ASK if he could be here and how much could he be here. Could he be in common areas only? Could he be in your room? Until what time could he be in your room? YOU DID NOT ASK ABOUT ROMAN and you carried your own policy about doing what ever you wanted to do whenever you wanted to do it UNTIL I ASKED YOU TO PUT YOUR DISHES IN THE DISHWASHER. At that point, it seems to me, that you became a rebellious teenager. I should have pointed that out to you. I DID OFFER TO CANCELL THE REST OF YOUR BOOKING BUT YOU CHOSE TO STAY, probably just to create this review which you know is important to me, more than mine is to you.

In the summer, it can be warm in Westwood though we do get a breeze from the ocean. We are adjacent to Santa Monica. This summer has been very temperate, more like spring, although tomorrow is supposed to heat up (August 29). 89 degrees Fahrenheit is still comfortable in our location.
