Our father built 3 villas, one for each child of his. He chose the best area and built luxurious & spacious residences for us and our guests to enjoy. This is a high-end, very well designed residence to make you enjoy and relax every moment. Many areas to relax, be it inside or outside, balconies and patios, too much to list. Large bedrooms wth large beds, large LCD TVs everywhere and other cool electronics. A 50sqm electrolysis pool with a pool house pergola and large pool area around it, full of sunbeds and umbrellas. Jacuzzi pumps are installed in the pool, its so enjoyable!
It's just a great place to spend your time away from it all.
1. The Property
1.1. Basic Description & Location
1.1.1. The rental property is a high-end 3-storey residential Villa with a 50sqm pool, situated on a garden plot of approximately 1.400sqm, belonging to the Owner (part of a larger gated plot including the Owner’s sister villa).
1.1.2. It is located slightly off the beach road of St Jonh’s in Lefkada Island in Greece. It is accessed via private road (one car width) , approximately 50m from the beach, available to just the few neighbors around the Villa. There is no access to other plots behind or anywhere else via cars or motos, the private road stops at the plot’s gate. The gate to the Villa is remotely operated.
1.1.3. The Villa is fully furnished & decorated; with many amenities to make the Guests’ stay comfortable. The interior area coverage spans approximately 170sqm in all 3 floors (excluding verandas, balconies & patios).
1.1.4. 4 bedrooms and 3 bathrooms are available for the Guests, with full kitchen and living / dining / family room areas, verandas, 50sqm pool with jacuzzi pumps, shaded pool pergola and other areas included in the Owner’s plot. All are to be used exclusively by the Guests during their stay.
1.1.5. Every bedroom comes with its own bed and full set of good quality linen and towels, double curtains (semi dark and completely dark) as well as complimentary toiletries (shampoo, soap, body wash etc). There are closets in every room.
1.1.6. Every bedroom and other areas, are equipped with powerful air-conditioning units from Daikin, 6 in total. Every room has wall mount LCD TV and DVDs while in the main areas of the 1st floor and the Ground Floor, there are also wall mount TV’s & DVD, along with stereo systems, Apple TV’s and a Playstation.
1.1.7. Every bathroom comes with a shower area, enclosed in a tempered glass cabin (if it breaks upon impact, it does so in small peaces, not blades).
1.1.8. Every veranda or patio, has its own table and chairs.
1.1.9. Wi-Fi is well covering the plot, inside and outside the Villa, up and down the floors.
1.2. Kitchen & Laundry
1.2.1. The kitchen is fully equipped with cutlery, dishes & glassware / coffee mugs, dishwasher, fridge, oven and hot surfaces, microwave, Nespresso & American coffee machine, toaster and juicer.
1.2.2. Complimentary Nespresso coffee capsules, Nescafe & various tea, bottled water, shall be provided along with adequate dishwasher and laundry detergent, as part of a Welcome kit (including kitchen paper & toilet tissue, toiletries).
(URL HIDDEN) The toiletries set, kitchen paper & toilet tissue, and trash bags are only replenished at the second housekeeping visit. The Guest will have to visit a local supermarket for whatever extra the Guest might need.
1.2.3. Other condiments are usually sufficiently present, such as sugar, oregano, salt & pepper and so forth.
1.2.4. A laundry machine is located under the stairs at the Ground Floor. Laundry can be dried only at the kitchen patio or rear balconies (its where the sun rises from) and not in the front or sides of the Villa.
1.2.5. Hot water is available via a boiler & solar. The boiler turns on by pushing a switch, available both at GF and 1st floor, and a 45-minute countdown starts. It shuts off automatically. This interval is adequate for hot water supply. A water tank is installed and operates automatically, in case there is pressure drop.
1.3. The Pool
1.3.1. The pool is 5m wide by 10m long, starts at 120cm deep to 195 maximum depth.
1.3.2. There is no lifeguard on duty so the Guest has to be responsible for the proper use of the pool and especially the jacuzzi pumps located at the right side after the steps going in. There are 3 (sun) umbrellas and 11 heavy duty sun-beds, all with their mattresses.
1.4.1. Perimeter lights (including gate lights and concrete fence) are operated via switch from the interior of the Villa and so are the wall-mount building lights on all four sides.
1.4.2. There is an automatic water sprinkler system in place for the garden. It starts usually past midnight for 20-30minutes at a time, it causes no disturbance. Be careful to notice where the sprinklers are placed.
Full access to the private beach road (50m to the beach ), access to ALL the plot (1500 sqm of garden), exclusive use of the 50sqm POOL and Jacuzzi and pool area (pool pergola), use of ALL the villa (3 floors, 4 bdr, 3baths, 1 kitchen, 2 living rooms, 1 dinning room, 6 verandas...private parking, WIFI everywhere, flat LCD tv's in every room and living room, Apple tv's, PS3, DVD, HIFI systems... so much more!
Enjoy and relax by the pool and under the pool pergola. Shaded or sunny, it's all there!

We will absolutely do our best to help you, be "invisible" at your demand. We never intrude, we never bother our guests. We would love to meet you for coffee or drinks, but it's solely up to you! Whatever way we can make your stay better, just let us know! We can always help with reservations and somewhat of a concierge for you. The earlier the better to make plans!
We will discretely assist you in anything u need and truly make an effort to make your time and money worthwhile.
Just be cool, respect our place as if its yours, just like we would do with yours. Just treat our space like its yours. Respect our neighbours just like you would like to be respected yourself. This is a very well made Villa, please help us keep it as such.
Make sure you remove the garbage bags and dispose of them properly at the municipality dumpsters (out on the street to your right, green or blue dumpster). Especially if you have stuff that could smell bad etc. We clean up after you leave but it's nice to help us keep this place tidy and clean.
Remember to SHUT OFF ALL LIGHTS before you leave to go out. Same with all the lights, its good to preserve energy and not to waste the money.
Please don't smoke inside and keep it normally quiet between 330-530pm and past 1030pm, these are quiet hours. Use the pool at your own risk and kids always with supervision, not alone in the pool.
Take the garbage out to the black bin and often to the street, at the municipality bins. DONT let them stay out in plastic bags.
If u hang clothes to dry, please do so at the rear using the drying hanger we provide, please dont hang clothes in the facades of the building...
If you come in the lot past 11pm, please close the gate and the small entrance after you enter. This is a very safe area, however it's good to lock at night. The gate has to open and close every time u go in and out of the property.
NO paper in the toilettes! Most probably nothing will happen, but just in case, it wont be easy to fix it...

Alex is Greek, US educated, romantic by nature, civil engineer by profession! Really social, always open to meet new people and cultures and he truly believes we all have more in common than not. He is a constant dreamer but yet very pragmatist.
Maria is Greek, from the gorgeous island of Crete, she is a civil engineer as well, and works with Alex in their design and construction company. She is a caring person and likes to get things done well and in detail.
We love travelling all over the world to meet old school friends and make new ones. We are social in the the original way, we just like being with people and around people. Be it hanging out, going out to dinners and coffee shops, we just enjoy it. We do less (for) now than we were used to, since we have TWO lovely daughters to drive us crazy!!!
