The west facing seaside decks are perfect for being amazing by the spectacular sunsets. You may be fortunate to see an Orca or Grey Whale in the channel out front.....a magnificent sight.
Wander down toward the private dock below the house and you will find newly built stairs that lead you easily to our private beach. At low tide the rocky beach is great for exploring for sea creatures and shells. At high tide float your paddle board or kayak and just step off the steps for your quiet paddle in the channel. Or take the challenge and paddle around Hutt Island once or twice.

This prestigious property is located in the very quiet Mt. Gardner neighbourhood on Bowen with strict noise bylaws. Excessive noise at any time is never tolerated by the neighbours nor the Municipality and a reason for immediate eviction with no refund of nightly rate or security deposit. Maximum occupancy is 6 guests and all guests must be named and approved on the rental agreement. Parties or gatherings of additional unapproved visitors for any length of time are not allowed at any time. We have a no tolerance policy and will retain the guest's security deposit in full if these policies are violated.

Eastman Waterfront Retreat Guidelines and Rental Agreement
We are grateful that you have chosen our home for your getaway. We wish you a relaxing stay. The following is a list of guidelines and house rule. Your digital acceptance will show your agreement and understanding of the following guidelines.
All APPROVED and named Guests are included in the rental agreement.
The above named Guests are authorized to stay in the Eastman Waterfront Retreat at ___________, Bowen Island, British Columbia.
Check-in as early as 3:00 pm (please no early check-in)
Check-out as late as 11:00 am (please no late check-out)
DAY GUEST POLICY
Day guests must be discussed in advance and approved in writing by management. Unapproved Day Guests or unapproved overnight guests will be charged $100 per day per guest.
AIRBNB GUESTS ~ Security deposits are processed through the Airbnb web site only when damage or a violation of the rental agreement is found.
If any part of the rental agreement is violated or damage is found an amount up to $750 may be charged. For example but not limited to Dirty dishes left in the sink, Damage to the property or its contents, Unapproved guests or pets, Late check out or early check in, Improper organic / trash separation
AIRBNB CANCELLATION POLICY
Strict Cancellation policy: 50% refund up until 1 week prior to arrival. No refunds for cancellations 7 days or less.
Late arrival or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.
ROAD AND STORM CONDITIONS
No refunds will be given for snow, road closures or adverse conditions, Ferry Cancellations or storms.
We highly recommend guests purchase travel insurance to protect their travel from unexpected emergencies which cause cancellations. Travel Insurance offers travelers full protection from illness, death or other travel emergencies that might occur.
WHAT IF THERE IS A POWER OUTAGE? Storms can be exciting but high winds can leave us without power and water. We supply candles, matches, flashlights, and a bottle of drinking water. You can find these items in the pantry cupboard as you enter through the kitchen door. We do not have a generator.
Please use the 2 parking locations provided. Driving directions will arrive in the Welcome Guide.
The Property is medium-high bank waterfront property. The cliff / water side of the property is not fenced. Parental supervision is required if Children choose to play on the cliff / water side of the Property. If the Guest chooses to allow their children to play on the cliff / water side of the Property the Guest(s) do so at their own risk and accept all responsibility for any injuries that might occur.
As a condition of the rental, the Guest agrees that the rental and use of the Property is entirely at the Guests own risk including, as applicable, the use of stair access to the yard and decks, and the Guest agrees to hold harmless Jan Stevens and or Charles McNeill from and against any and all claims, actions or damages arising from the use of the Property on account of Personal injury or property damage sustained by the Guest and its invitees as a result of any cause arising out of this Agreement.
The access code will be emailed 5 days prior to your arrival. Upon leaving double check and lock all doors. Pull the locked Kitchen door behind you and secure the dead bolt. When leaving please place the key back in the lock box.
If the keys are not returned at the end of the rental period, then if deemed necessary for the safety of future Guests, locks will be changed and the fee shall be assessed in the amount of $150.00 to cover the costs of changing locks and new keys. This fee will be charged against the Authorized Security Deposit.
Please remove your shoes when entering the house. Slippers are provided. Outdoor shoes are not allowed to be worn inside the home. This protects the hand finished painted concrete floors.
EXTREME FIRE HAZARD WARNING
No outdoor fires of any kind: no beach fires, no bonfires, no burning.
FIREPLACE BURNING NOT ALLOWED:
May through September 30: No fires in the fireplace.
October - April: Fires ARE ALLOWED in the fireplace assuming there has been a good rainfall and while firewood supplies last.
We supply a limited amount of firewood (4 logs) for your evening fires while supply lasts.
NOTE: You are welcome to bring additional seasoned dried wood. NEVER BURN BEACH WOOD OR WET WOOD GATHERED FROM THE SURROUNDING AREA.
The Retreat is a non-smoking home. Smoking outdoors is allowed in designated areas only. When smoking outdoors use extreme caution. Always use a fire proof container to dispose of ashes and cigarettes. NEVER FLICK ASHES OR CIGARETTE BUTTS OVER THE RAILING, INTO THE BUSHES, OR ONTO THE TRAILS. Smoking illegal drugs is not allowed anywhere on the property and is reason for immediate eviction. X_____
WATER CONSERVATION AND SEPTIC GUIDELINES
Our custom home uses a modern septic system for grey water and sewage disposal. Please remember only toilet paper goes into the toilets. Additional guidelines are as follows:
~Please dispose of coffee grounds in the organics bin --do not dump coffee grounds down the sink.
~Do not pour fats and oils down the drain. They can build up and clog the septic tank pipes.
~Do use non-chlorine, biodegradable and non-toxic cleaning products. .
~Put paper towels, tissue, cigarette butts, disposable diapers, sanitary napkins, tampons and other material in the trash can, not the toilet.
~Do not use bleach or other anti-bacterial cleansers. If you must use bleach please toss the bleach water out onto the trail.
~PLEASE CONSERVE WATER for the Islands sake. We are on our own water well but using our water well with limitations is paramount in preserving our valuable resource.
ORGANIC WASTE, RECYCLING, AND TRASH SEPARATION IS MANDATORY
We realize that the trash regulations are detailed. If you feel you cannot comply feel free to bag all of your trash and remove it from Bowen in your own vehicle.
All trash containers are located in the kitchen island directly across from the kitchen sink. The separation of organic waste, non-organic trash and recyclables is required by the Bowen Island Municipality. Guests are required to follow the guidelines below:
We provide 2 organics pails to separate your organic trash. When the organics pails are full please empty it into the small green trash can with the ORGANICS Permit located in the garden shed off of the kitchen garden area toward the back of the yard.

Any food or soiled paper that does not contain plastic.

Please rinse, clean, and crush all recyclables. Please place your recyclables into the bin provided in the trash center in the kitchen island. Recyclable items: newspaper, clean paper, plastic bottles, bags, metal, beer and pop cans, glass, batteries, and egg cartons are accepted. If your recycle bin fills up you may remove the recycling to the bins in the Garden Shed out the kitchen door toward the back of the garden. Please sort into the blue bins.
ALL OTHER TRASH
(Non-organic or non-Recyclable) Collect the rest of your trash in the provided kitchen trash can in the Trash Center. If it becomes full tie off your trash bag and place in the neighbourhood trash center, place your trash in the Eastman trash can with the Non organics sticker address # 1638.
We supply towels, body wash, shampoo and conditioner.
The kitchen is supplied with the basics such as salt, pepper, various other spices, cooking oil, and tea. You will need to stock the fridge and cupboards for your complete meals. Help yourself to whatever is stored in the refrigerator. Please check the pull dates.
No animal, bird or other pet shall be kept on the Property, even temporarily. Sorry, pets are not allowed in the Eastman Waterfront Retreat.
There is a phone installed in the Eastman Waterfront Retreat. It may be used for local calls.
There is a wireless internet connection available to you while staying at the Retreat. If you would like to connect via a cable, the connection is in the upstairs bedroom. The connection name is Linksys. The password will be emailed to you 5 days prior to your arrival.
Excessive noise, parties, illegal drugs, illegal firearms, etc. are grounds for immediate termination of this contract by both parties and the guests agree to vacate the premises within a reasonable amount of time, not to exceed 2 hours of notification of the violation by either owner/authorized agent or police.
CHECK OUT PROCEDURES:
As if you are at your own home, prepare for the housekeepers by tidying up before your departure.
We are proud of our team of outstanding Bowen housekeepers, showing them gratitude for their good work is appreciated.
~Wash all dirty glassware, dishes, flatware, pots and pans and put away.
~Leave your used beds as is.
~Please gather your used towels and cloths and place on the laundry room floor, in front of the washing machine.
~ Your sorted organics, recycling and garbage in the Trash Center will be removed by our housekeepers. We realize that the trash regulations are detailed. If you feel you cannot comply feel free to bag all of your trash and remove it from Bowen in your own vehicle
~Please remove your left over food items from the refrigerator.
~If you have rearranged the furniture please move the furniture back to their original locations.
~Before you leave please turn the thermostats down to 54 and turn off all the lights. We are doing our part to conserve power.
~Double check that all doors are locked.
~Remember to leave the key in the lock box.
~Have a safe trip home and come back and stay with us again.

I live in New York City and work at the United Nations where I am responsible for environmental programs for developing countries related to biodiversity conservation, climate change adaptation and mitigation, forest protection and sustainable energy.
The oceanfront cottage on Bowen Island listed here was passed down to me from my grandparents who bought the property in 1918 and my wife, Joan, and I bought the property next door on the water and built the first "Platinum" green house on the island in 2009. So we have both a modern house and a vintage cottage to make available here.
Since my work and travels prevent me from spending as much time on Bowen as I would like, I am listing them on to make them available to others.
