RECEPTION ROOMS AND KITCHEN
Built in the 1830's the house features a majestic drawing room, on the top floor, spanning the full width of the property with two sash windows and a huge white marble fireplace. The room is furnished with a comfortable down sofa and chairs to relax in after a hard day's sightseeing. There is also a formal dining room furnished with an antique dining table and chairs and a marble fireplace. The cool country-style kitchen has a 5 jet gas range cooker with two ovens. There is also a wood burning stove (with a supply of logs) for cosy kitchen suppers. Dishwasher, Fridge Freezer, Microwave, Coffee Machine plus all kitchen essentials.
The rooms throughout the house are furnished with a mixture of antique furniture and original contemporary art.
The three large bedrooms (1 x Double, 1 x King and 1 x Twin) feature beautiful bright sash windows with shutters, fireplaces and antique furniture. Quality beds and white 100% cotton bedlinen throughout. All linens are professionally laundered.
The Master Bedroom is on the top floor and is bright and airy with
a beautiful Georgian antique wardrobe, double bed, dressing table and chairs.
The hall floor 'Library Bedroom' could possibly be the most romantic bedroom in Dublin! It has a large bookcase that almost fills the entire width of the room with 100's of titles on Art, Culture, History, novels and reference books. The room also has window shutters, King size bed (USA Queen Size) and a fireplace with a cosy wood-burning stove.
The Garden level bedroom with twin beds, antique wardrobe and chest - has beautiful views straight out to the lush green Garden.
The large bathroom - which is on the hall floor - has oak parquet flooring, roll top bath with shower over and art-deco style fittings. There is also a separate WC at garden level.
There is a modern washing machine and separate drier with supply of detergents for guest use.
All bedrooms have views out to the private garden which has a circular lawn bordered with clipped box hedging and an array of fruit trees, herbs and wild flowers. It catches the sun all day in summer and is ideal for al fresco lunches. Feel free to water the plants or feed Bobsey the goldfish !
The house is on a quiet tree-lined street of Georgian and Victorian houses. There is a great selection of cafes and shops close by. The local bakery is just across the street and makes fresh bagels and breads every morning. If you fancy a treat for brunch - the Greenery Cafe is just a few steps down the street and they have a lovely outdoor seating area to the front.
There is secure on-street parking for guests. Just let me know if you have a hire-car and I will have the free parking passes ready for you.
The house is featured in the "Dublin Civic Trust" website as an excellent example of a Regency/Late Georgian house c. 1835 where they go on to say "These houses stood apart from more modest homes through their grander design and scale, classical proportions and level of detailing. These houses were considered ideal retreats for professionals from the city and can be found in areas such as Portobello . . ." - Dublin Civic Trust.

Please note that this is a three storey house (35 stairs from garden level to top floor) so may not be suitable for younger children or people with impaired mobility. For this reason I have not listed as Child Friendly. NO children under 6 years of age - strict. Also, the house is nearly 200 years old and shows signs of its history through the wear and patina of time which is all part of its unique charm.

A list of the names of ALL the guests in your party must be supplied prior to arrival. This is NOT a party house. No smoking or vape-ing indoors. No pets. Maximum six guests - strict. No children under six years. Children must be listed on the booking. Please take care of the antique furnishings and fittings throughout the property. Always use the shower curtain over the bath to protect floor and walls from water damage. Always double lock the front and back doors when leaving property. Ensure all windows are closed and locked. Please leave the house clean and in the manner you found it. Please DO NOT REMOVE any books from the house. Lost keys will be charged from deposit. Absolutely no check in's before 10.30am and after 10.30pm. Also, please respect the neighbours - this is a quiet residential area.
