Charming three bedroom cottage is perfect for a week or month in the Hamptons this summer. Located in Southampton Village blocks from the train, town and the beach.
You will arrive to clean and well appointed house which Includes high-speed internet, barbeque, all set in lovely gardens, on a quiet, tree-lined street near to the Village of Southampton. Bicycle a short 1.5 miles to the pristine Ocean beaches voted among the top 10 most beautiful beaches in the world. Enjoy wine tasting, fine dinning and a vibrant night life. Eudemonia is a perfect base for everyone: it is close to family attractions, all types of water sports, tennis and golf, museums, theaters, art galleries, historic homes and nightclubs and bars.
The house has a washer and dryer in the basement and three rooms to enjoy on the main floor, a charming living room, a small library/bedroom and a large screened in sun room with a dining table for 10. The kitchen is fully equipped and bedrooms have brand new mattresses.
You may easily arrive by train, jitney or your own car.

If you choose to rent from me you agree to the following terms:
Terms of the Agreement: 1. The Operator has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any of the terms of this agreement, the rental period shall be terminated immediately. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement. 2. The Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Operator as being immediately habitable by the next Guests. The cleaning fee you pay will include cleaning of all linens and towels and standard cleaning of bathrooms, kitchen and bedrooms upon your departure. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guests agree that the Operator shall deduct costs of said services from the security deposit prior to refund if Guests cause damage to the premises or its furnishings. 3. Operator will provide a completely furnished home including all linens and towels. There is no daily housekeeping service. 4. The Guests shall pay for any damage done to the premises. Guests are responsible for inspecting unit upon their arrival and immediately making Operator aware of any unusual conditions. 5. Operator will return security deposit within 45 days from day of departure. 6. The property will be cleaned prior to Guests arrival, and after departure. The cleaning staff will arrive promptly at check-out time on day of departure. Guest shall be liable for a charge of $125 per hour for each hour (or portion thereof) of holdover past the required check out time. 7. No animals or pets of any kind will be brought onto the premises. 8. The Guests shall have no more than 4 (four) persons reside or sleep on the premises without prior approval. Should Operator become aware of more than 4 persons occupying unit, Guest will pay $1500 penalty fee per person. 9. The Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quiet hour starts at 10:00 PM. 10. There shall be no smoking inside the premises. Should Operator become aware of smoking taking place on premises, Guest will pay $500 penalty fee which will be deducted from security deposit. 11. The Guests and Guests' Guests shall hereby indemnify and hold harmless the Operator against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Operator may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own travel insurance for Guests and Guests if such coverage is desired. 12. Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Operator enforcing this agreement. 13. There shall be no refunds of rents due to shortened stays. 14. Guest is advised that the property contains a gas stove or BBQ and will seek help from Operator if the proper operation of such items is not fully understood. 15.AppleTV and wireless internet is provided and service level has been chosen by the Operator. No refund of rents shall be given for outages, content, and lack of content or personal preferences with regard to cable TV or internet service. 16. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 17. In the event the unit becomes uninhabitable for any reason, operator has the right to either move guest to a comparable unit or to refund all advance payments received. Cancellation by owner would only be for catastrophic reasons beyond our control which would make the apartment un-inhabitable for any reason. 18. Operator and owner and owner’s staff can access the home between the hours of 10:00AM and 6:00 PM daily. By electronically accepting this agreement, Guest agrees to abide by the above conditions and hereby swear that the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give Operator permission to charge credit card accordingly.

Please note the house has only one full bathroom. The house is ideal for 2-4 adults or a family with 1-3 children.
Most items in the house are brand new such as the white sofa and white linen restoration hardware dining chairs; please be neat and take precaution not to stain upholstery or damage the table or other wooden items in the house. While we do allow pets on approval, we do not allow smoking. Upon approval we may allow well behaved children.
We apologize in advance for the pedantic nature of this note, but not everyone has as good manners as you do!

AT ALL TIMES:
1. No smoking in the house
2. If you use the BBQ:
a. Turn off gas after each use
b. Please clean the grill after each use.
3. Please be aware of dirty or sandy feet, you can wash your feet with the hose in the back of the house.
4. Please do not use items in the corner cabinet. Most plates/glasses are antique and/or quite expensive. Any damage will result in a charge to your security deposit for replacement value.
5. Please do not put glasses or wet towels on wood surfaces without use of a coaster. Damage due to water will result in a charge to your security deposit for replacement value.
If the kitchen trashcan becomes full, please put the full bag in the garage.
You are responsible for taking the garbage to the Southampton Disposal located at North Sea Center 1370 Majors Path 7 days per week, 8 am-4 pm. (URL HIDDEN)
Failure to take garbage to the dump will result in a charge of $300 and any damage due to odor, vermin, bugs or pests of any kind will be additional.
Recycling baskets are in the garage, we separate paper, plastic and glass bottles. It is important to recycle and failure to do so will result in a fine.
WHEN YOU LEAVE:
1.. Strip all the used beds and leave all laundry (sheets, pillow cases, towels) on the beds
2. Close and lock all the windows
3. Return the house key to the lock-box
