Rental Terms and Conditions.
Applicable by SARL Hôtel Occitan, 40 Ave Hubert Mouly 11100 Narbonne. Siret: , this lease is made to the charges and conditions printed on the front and to the following general conditions:
I - LEGAL REGIME OF THE CONTRACT This lease is entered as a temporary residence and pleasure.
II - DURATION & RENTAL CONDITIONS The contract automatically ceases at the expiration of the term specified in the special conditions, without the need to give notice. The rental can not be extended without the prior written consent of the lessor. Provision is made for seven consecutive nights for stays of one week.
Each apartment caters for a maximum number of occupants can not be occupied by a greater number of people. Children are considered full occupants. The lessor is entitled to refuse the reception of persons redundant (including infants) compared to the capacity of the apartment booked and the number of occupants on which the tenant is engaged.
III - BOOKING When booking the tenant must pay a deposit equal to 30% of the rental price, the application fee tariff conditions. The balance must be paid no later than 30 days before the first day of rental, with no reminder of the lessor. If the rental contract is less than one month before the date of the first day of the rental the total price will be required. For the booking to be effective the tenant must pay the amount of the deposit, within 7 days accompanied by the signed contract. If outstanding balance on time: 30 days before the first day of the lease the landlord may consider the inclusion of the tenant as canceled and apply accordingly the cancellation fee provided in subsection "Contract Termination" -Dessous.
IV - CONFIRMATION by the landlord: within 10 days of receipt of payment of the deposit the landlord is a letter:
- Either the tenant confirming the availability of premises, booking becomes firm subject to receiving the balance of the rental payment one month before the first day of the rental period.
- Either the tenant fully restoring the amount paid, housing chosen by the tenant no longer available for the desired period.
On the request of the tenant, the landlord may keep the money for renting a similar house or for another, the conditions of the new lease is immediately transmitted to the tenant to collect their express agreement. The landlord will provide the tenant a receipt within seven days after receipt of payment of the balance of the rent.
V - the CONTRACT CANCELLATION If canceled, the processing fee to the tariff conditions remain payable upon booking acquired. In case of cancellation of the lease by the tenant more than 30 days before the first day of the tenancy, the deposit remains with the lessor, unless the landlord finds a new tenant for the same period at the same price. In case of cancellation of the lease by the tenant within 30 days prior to arrival, cancellation during the stay, and if the tenant does not show up the first day of the beginning of the lease without notifying the landlord, the full rental is due and will not be refunded. Any stay started, interrupted or shortened not give rise to any refund. In case of cancellation by the lessor, the latter will pay the Tenant the sums received without other costs.
cancellation policy: cancellation must be confirmed within eight days by registered letter, date of postmark.
VI - RENT - DEPOSIT The rent, possible charges and the deposit are shown in the special conditions.
Upon arrival at the keys, the tenant will pay the landlord an amount of 300 euros in cash or by a blue card fingerprinting as surety or deposit to answer for the damage that could be caused to furniture or other objects furnishing the rented places. Any lost, broken, deteriorated or damaged must be replaced or reimbursed to the lessor according to the price recorded in the inventory by the tenant who requires it. This deposit, non-interest, will in no way be considered the payment of part of the rent.
It will be refunded after return of keys and after deduction, if any, rental repairs, the departure of the tenant or at the latest within 7 days. The return of the keys to the lessor at the end of lease, does not mean renunciation of the lessor to compensation for rental repairs, if the amount of the deposit is insufficient, the tenant will be responsible to complete.
The rent includes the complete cleaning of the accommodation prior to arrival, renting 1 day 14 h / 18h on the last day 10 am, the provision of furniture and equipment housing according to the inventory, provision of linen bed, bed pads, sheets, pillowcases, blankets, bedspreads, the availability online of bath towels, bath towels, bath mats, access to Wifi, the loan from the portal's remote control (package € 60 for loss, breakage or failure to return), the exit cleaning fee (according to the conditions set out below), the welcome kit.

VIII INSTRUCTIONS FOR ARRIVAL AND DEPARTURE The arrival day the tenant must give the bill the landlord sent him upon payment of the balance of the rent .A reception service will be present between 14h and 18h hours he hand over the keys housing tenant inventory of furniture and equipment and will request a deposit check. The tenant must return the inventory sheet signed within 3 hours of arrival at the reception indicating any gaps. X - MAIN OBLIGATIONS TENANT: It must:

Make no modification or change in the arrangement of furniture and places.
Do not insert pet (dogs, cats ...) in the leased premises without prior permission of the owner, the possibility of detention
Being subject to the fact that the animal will not cause damage to the building or any disorder of enjoyment in the vicinity.
Let run during the lease, the leased premises, the work whose manifest urgency does not allow deferral.
Immediately notify the owner of any loss and damage occurring in the rented premises, even if it results in no apparent damage. Reply degradations and losses coming by his own act or by the fact of persons of his house during the enjoyment of the dwelling unless he proves that they occurred without his fault or that of designated persons and above.
KEY OBLIGATIONS XI of the LANDLORD: It is required to:
Deliver the premises in good working order and repair, and the equipment mentioned in the contract in good working order.
Ensure the tenant the quiet enjoyment of the leased premises. Maintain the premises ready for use for the intended use.
Unless obvious urgency, do not perform work in the leased premises during the lease term.
XII - HOME of ELECTION For the execution hereof, the parties elect domicile at their respective addresses indicated in the special conditions.
