Our 2014 home sits on the edge of a broad canyon next to the San Juan National Forest. It’s on a cul-de-sac with several nearby entrances (within blocks) into the San Juan National Forest yet minutes from down town. Windows everywhere.
The house is newly built in 2014 with a hip modern architecture. It's 2 stories with 9' ceilings, a granite kitchen, 31 large windows for an open feel. The main room is a wall of 6 large windows overlooking the canyon. It's designed to make you feel like you're sitting in the canyon. The 1st floor has 1 bedroom and shower in the back, a ½ bath room for easy access in the hallway, a main living & dining room, and a gas fire place. The 2nd floor has 2 more bedrooms, a full bath, a large family room and an exterior balcony. The backyard rock patio with a gas grill (gas source from house) faces out over the canyon. All appliances are new and the kitchen is fully stocked.
When the sun rises the side of the canyon the house sits on lights up bright. The high quality shades in the main room are light colored and tone down the glare real well without darkening the room too much. The shades in all of the bedrooms are tan colored but they have the black out feature so it gets quite dark when you're ready to go to sleep. When the sun sets it lights up the other side of the canyon for a really pleasant effect. I'd estimate the canyon to be about 1/2 mile wide so the setting sun is not an issue to comfort in the evenings.
Guests rent the entire home and have access to everything in it as well as the San Juan National Forest that has one boundary within blocks of the house. There's 2 TV's with surround sound, an excellent ping pong table, outside patio, and more.

The back of the house is within 12 feet of a canyon that drops at about a 30% slope. An adult or teenager can easily navigate down to the canyon floor (about 80 feet or so) but you should review the pictures to ensure it is safe for you. This primarily affects groups with toddlers or infants.
Also, don't live there so what we know we gather on our own vacations there along with what we learn from our local friends. We ask them lots of questions. There is a guide book that details all of the things we discover, however that happens, so that you may benefit from it. The idea being to reduce as much time wondering what or how to do something as possible. The book grows annually.
1. No smoking, period.
2. You must be at least 25 years old.
3. No pets, period.
4. No outdoor fires, period.
5. No loud late night partying that might disturb neighbors.
6. No more than 8 people unless discussed beforehand.
My wife and two young daughters live in Austin, Texas. My Mother purchased this lot in 1977 on a whim while living in Houston, Texas. She never had the chance to pursue her dream to build here so in 2014 we did it for her. I think she would approve. We love to be active and the San Juan National Forest challenges us to be as active as we want. For us, this area is perfect because it is cool, open, mountainous, and peaceful. Then you have Pagosa Springs- a town that offers a great vibe for escaping one's busy routine. My father taught me many lessons, maybe the best is one I eventually learned by how he lived his life along with time- que sera sera. Hopefully this place embraces that spirit.
