Located a short distance from traffic light 8, this luxuriously appointed cottage that sleeps 7 or more people is an easy 5 minute walk, on level ground, to the Convention Center, Ripley’s Believe It Or Not, Old Smoky Moonshine, Starbucks and everything else the main parkway of Gatlinburg has to offer. You can even walk to the Great Smoky Mountains National Park in about 10 minutes.
This lovely retreat has a Private Theater with a 70' HDTV, true surround sound, Xbox One, Blue Ray DVD player, Charter cable and Netflix. Bring your favorite games and movies; the theatre will blow your mind. If your a gamer you will love being able to use the sound clues coming through surround sound to navigate your games. To make it easy to connect your electronics to the TV, we've included a 12' HDMI cable that stays permanently attached to the TV. We love to plug it into our computers to use the TV as a giant monitor when we're working on a project together, sharing pictures etc. This dedicated theater room has two walls covered in rich, sound attenuating satin curtains and you'll enjoy all your media from a powered leather recliner sofa, cuddled under soft throw blankets.
From the Private Theatre you can walk into the a spa-like master bathroom with a huge, custom 2 person heated, jetted tub that has 2 shower heads. The next door opens into the Master Bed Chamber which welcomes you with a brand new king size Kings Down mattress, piles of puffy pillows and a clean, cozy comforter all piled into a sturdy, solid wood sleigh bed. Of course there is a 40' flatscreen HDTV with cable, Netflix and a Blueray DVD player tucked into the corner.
The doors in this part of the house are arranged such that the Theatre, Master-Bath and Master Bed Chamber can be isolated from the rest of the house to make a truly indulgent Master Suite. With this set-up parents can enjoy their own retreat while the kids use the front Living Room room to watch movies. Alternatively, the Master Bathroom and Master Bed Chamber can be isolated so any guest can use the Private Theatre. If the kids are old enough, they can walk 4 minutes to the arcades and Lazer Tag arena at the Space Needle and Ripley's Believe it or Not while parents unwind in the Master Suite.
As you exit the Master Bed Chamber you can turn right into the Bunk Room where there are 5 wonderfully comfortable, brand new, memory foam mattresses; two full size and three twin size. Here too, there are piles of pillows for everyone and a 40' flatscreen HDTV with cable, Netflix and a Blueray DVD player.
Across the hall from the Bunk Room is the main bathroom with all new fixtures. From the hall you wall also see the fresh and fun kitchen with beautiful refinished original cabinetry, stainless steel appliances and a huge dining room table that can seat 6-8 people. The kitchen is appointed with a coffee maker, 12 sets of dinner ware (1 set includes: dinner plate, small plate, bowl cup, glass, spoon, fork and knife), 8 wine glasses, 8 beer mugs, a stove top cook set, basic bakeware, pizza pan, blender/food processor, mixer, toaster, large pitcher and general cooking utensils. The Kitchen has a door into the Theatre room, and adjacent to the kitchen are the washer and dryer and a space big enough to set up a queen air-bed if you are coming with a lot of guests (we don't supply any air beds).
The last door out of the hallway brings you to the first room in the house; the luxurious living room. Here you will find an original stone hearth outfitted with a push-button gas fire place, a 42' flat screen TV with true surround sound, and huge leather sectional with 3 recliners in it. What may strike you most is what you see out the front window; the space needle, the sky lift and the mountain the sky lift climbs. From here you really understand just how close you are to all that makes Gatlinburg one of the most popular destinations in the United States. It's all just 5 minutes away, but from inside one of Gatlinburg's original homes, you still feel secluded in this quiet neighborhood.
Outside you'll enjoy the large hot tub with an easy to use cover lifter and a charcoal barbecue with a picnic table on a large marble patio for a pleasant outdoor living area. With the location of the Redwood Retreat, we are sure you will really appreciate having private, off street parking for 3-4 cars. There are paid parking lots further from downtown than this. The gently sloping ramp going to and from your car means the only time you'll have to lift your rolling bag is to get it out of the car! Your first adventure doesn't have to be getting your luggage into the cabin!
The hot tub is about 40 feet from the door, we chose this location for a couple of reasons. First, for the view toward Gatlinburg. Second, when it's fire fly season, the fire flies in the trees behind the house and around the jacuzzi are magical. Finally, the ivy covered stone walls of this hot tub alcove have historic charm that we just can't get enough of. We arranged the hot tub cover lifter so when it's open, the cover itself provides privacy from the neighbors to the south. Please bring a bathing suit as this hot tub is not perfectly isolated; we sacrificed a little privacy to maintain the views we enjoyed the most. The water is changed after every guest so you will never have to wonder who has been in your water! After your stay, we would love to get your feed back on this arrangement. We think its perfect, but we want to make sure it's ideal for you too!
Beneath the surface of this home are the systems that you should never have to think about: The new 2 stage heating and cooling system with brand new duct work and state of the art air filtration will quietly keep your air clean and comfortable. Meanwhile the top of the line tankless water heater provides unlimited hot water; that's right every-body can take showers at the same time and all your guests can bathe without the last few having to suffer through a chilly shower. Please note this is not an 'instant' water heater; the hot water still has to travel through lengths of pipe to get to your faucet, so it can take 30 seconds to a minute to flow hot. Each bathroom has a ventilation fan that will automatically turn on when the humidity increases and an auxiliary heater so you can stay toasty warm after your shower.
Historic Charm: This home was built in 1934, throughout it's life it has been a private home, an over night rental and a long term rental home. At one point the head of Gatlinburg's Garden club lived here, we suspect she planted the tree you will see about a foot outside the front window. Originally there were a number of homes just like this one in this neighborhood. Most were demolished but one was so well loved that it was detached from it's foundation, loaded on a truck and taken to the owners larger property in Sevierville. This one has survived. Its former owner kept it well maintained so when we bought it we were able to live in it as our primary home for a year.
During that year, we learned what we loved and what we wanted to change; though the home was well maintained it was was also very outdated and had accumulated a lot of wear and tear over the years. After walking downtown for coffee, food and entertainment almost every day for a year, we decided that this home was something we needed to share with others who love the Smoky Mountains and Gatlinburg; the location was just so perfect that we felt obligated to share it. So we bought a small 'fixer' in Sevier County, made it livable and moved in. Then the work on the Redwood Retreat work began. Months and many dollars later it was finally ready for your arrival. We did our best to maintain the historical charm of this cottage while making it a luxury getaway fit for discerning travelers.
Getting back to the Tree:
It took me months to figure out what kind of tree this is because it's not a common tree of the Smoky Mountains. It is a Costal Redwood. It is the same tree that has huge parks dedicated to it in California. It just so happens that the Smoky Mountains, with their high humidity and frequently misty conditions provide a great climate for the Costal Redwood. Needless to say, we think the tree is just wonderful. It will eventually encroach upon the house, and that is just fine as there are plenty of techniques that we can use in the future to maintain the house alongside the tree; for now we just want you to be able to enjoy the 'Redwood Retreat' tucked beneath its boughs.
Outside, you'll appreciate the gently sloping ramp that leads to the front door, plenty of off-street parking for 3-4 cars, and a large hot tub that overlooks Gatlinburg’s lights.

DISCLAIMER - We will make every effort to ensure that all amenities along with rates do not change, however we still have no control over certain circumstances. Redwood Retreat takes no responsibility for errors in description, amenities, rates or location. Some amenities may change due to theft, fire or other issues beyond our control from the time of booking your reservation until your arrival. Throughout this agreement the term “Redwood Retreat” includes the Redwood Retreat and the legal owner of the Redwood Retreat. The term “guest” refers to the individual who agrees to this policy by reserving the Redwood Retreat and any person on Redwood Retreat property for the duration of that reservation.
RESERVATION POLICY - You must be 21 years or older to book the Redwood Retreat!
INVENTORY/DAMAGE DEPOSIT: The inventory/damage deposit may be applied to any money owed, for physical damages to the property, evidence of smoking, non-approved pets, excessive cleaning, mailing left behind items, or costs and attorney’s fees associated with guest’s failure to fulfill the terms of the agreement. Any charges will be fully discussed and nothing will be charged without your knowledge. Normal wear and tear is not considered damage. Since most damage is minor, we ask our guests to identify it so it can be fixed prior to the next guest’s arrival. You agree that any charges due to damage or theft to the Redwood Retreat due to either carelessness or deliberate actions of guest(s) or invitees of guest(s) exceeding the inventory/damage deposit shall be paid immediately upon request.
CHECK-IN PROCEDURE - Check in times are at 3:00 pm. However, during peak seasons and holiday weekends, we cannot guarantee a 3:00 PM check-in due to the volume of homes our cleaning company is attending too. We will make every attempt to have the Redwood Retreat ready by 3:00 pm, You may be able to check in earlier if cleaning has been completed. Please call the owner at (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN) for information about a possible early check in. Check out time is 10:00 am. If you prolong your stay past that time you will be charged an additional ½ day rental charge for non-compliance.
CHECK-OUT PROCEEDURE – Check out time is 10:am – Please leave sheets on the beds, with the bed un-made. Place all other linens in the bathtubs, load all dirty dishes into the dishwasher and start it, place all remotes in the rooms they are labeled for, and place all trash in a trash can. Failure to follow this procedure could result in excessive cleaning fees being charged. Please ensure that you have checked the Redwood Retreat thoroughly before departing to ensure no items are left behind. Redwood Retreat is not responsible for personal property left behind, stolen or damaged during your stay. Never leave valuables (cash, wallets, jewelry, cameras, etc.) unattended. If you find you have left something behind, call the owner at (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN) and we will try to locate the missing item(s). If the item is located it will be returned to you COD through Express packaging Services (EPS). Any items unclaimed after approximately 7 days will be disposed of accordingly. NOTE: Checking out after 10:00 am without a late checkout approval will result in an additional ½ day charge.
ELECTRONIC KEYPAD – A unique code will be generated for your stay and will activate at your check-in time. The code will be sent via text or we will simply tell you the code. If you forget your code, text or call the owner at (PHONE NUMBER HIDDEN).
ITEMS YOU MAY WANT TO BRING – The Redwood Retreat is equipped with housekeeping items such as soaps, trash bags, etc. for three (3) days along with linens, bath & hand towels, wash cloths and bath mats. Additional items needed for a stay beyond three days is provided by the guest. You may want to bring coffee filters, extra roll of paper towels and toilet paper, Kleenex, charcoal and lighter fluid for the grill, beach towels or extra towels for frequent use in the Hot Tub, laundry detergent and fabric softener for washer and dryer in cabin.
NO REFUNDS - No refunds will be made after you check in and/or take possession of the key code, for any reason. No refunds will be made for breakdown or malfunctions of appliances (TV, VCR, air conditioner, heater, Jacuzzi, hot tub, etc.), acts of God, and no refunds will be made (because of weather) due to electrical power, water, cable outages, location of the Redwood Retreat, presence of insects, condition of roadways or driveways leading to the Redwood Retreat, or inclement weather. No refunds will be given for early departure or in cases of inclement weather, or for mechanical or service failure. NO REFUNDS for housekeeping issues reported after your stay. If you have an issue during your stay, please report it immediately after check-in and we’ll address it immediately.
PETS - NO PETS ALLOWED. A $250.00 non-refundable pet fee will be charged if guest brings a pet.
FIRE PLACES (GAS) – DO NOT place any wood or other type of combustible material in the gas fireplace. Placing wood kindling or logs in a gas fireplace can cause serious damage to the unit and more importantly, serious injury or death. Also, you will be charged an additional amount if you place any combustible material in the gas fireplace. If you arrive at the Redwood Retreat and notice that the pilot light is out and are not familiar with how to re-ignite it, please call the owner at (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN). Gas will be turned off between April 1st through October 1st each year. DO NOT reposition gas logs. This may cause the fireplace to work improperly.
START UP SUPPLIES - All units are equipped with housekeeping items such as soaps, trash bags, etc. for three (3) days. Additional items needed for beyond a three day stay are to be provided by the guest. Redwood Retreat is equipped with bed linens (sheets, pillowcases, 2 blankets & 1 bedspread or comforter per bed), 2 bath towels per person, hand towels, wash cloths and shower mats for the occupancy of the unit along with a starter supply of bar soap, dish soap, paper towels and toilet paper, etc. We DO NOT provide laundry detergent.
CABLE TV - Premium channels are NOT available. We do not guarantee that a particular channel or package will be available. We will be happy to assist you with any TV issues you may have. Television, DVD, cable and XBox wiring must not be tampered with. If cables are tampered with a technician will be required to correct them and you will be charged an hourly rate of $55.00 per hour required to correct the cables. Minimum charge is 1 hour. For your convenience a 12 foot HDMI cable is kept behind the left edge of the theatre room TV, it is connected to the TV and is ready to connect to your device.
FIRE EXTINGUISHERS - A Fire Extinguisher is provided, located in the kitchen area by the dining room table. Upon arrival please get familiar with the location of the fire extinguisher and all exits from the premises.
THERMOSTATS – DO NOT turn off heat during cold weather. Upon departure set the thermostat to 60 degrees during winter months. AIR CONDITIONING - During warm weather do not turn the AC thermostat below 68 degrees. Turning the AC down to 60 degrees or less will not speed up the cooling process. It will only freeze up and stop cooling causing an unnecessary maintenance call. If you set the HVAC to 68 degrees and after a period of time the unit is not heating/cooling, please call the owner at (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN). If it is determined that the result of the service call is based on non-compliance of the above, guest will be charged for the service call.
REFRIGERATORS – DO NOT adjust temperature settings. Leave the setting in the middle, otherwise, too much strain on compressor may make the unit shut down. Also, if you load the refrigerator with large amounts of warm or room temperature items, the unit will take longer than normal to cool your items.
FURNISHINGS - Do not move furniture. You will be charged for any rearranging of furniture. The exceptions are as follows: 1) Bunk room trundle bed. 2) Additional leaves in the dining room table
NON-SMOKING – NO SMOKING! Guests can utilize outside areas including decks, porches, etc. for smoking. DO NOT discard cigarette butts on decks, porches or on the ground. A charge of $400.00 will be assessed if any guest or their visitors smoke in the Redwood Retreat.
APPLIANCES/AMENITIES – Redwood Retreat cannot guarantee that all appliances, hot tubs, hot water heaters, fireplaces, electronic games, etc. will be in working order 100% of the time during your stay. All equipment is thoroughly checked prior to your arrival to ensure that electrical/mechanical items are working properly. The owner will make every effort to correct any deficiencies as soon as possible upon or after your arrival. Report all maintenance issues to (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN). If you encounter a true emergency after hours, please call 911. Non-emergency issues will be answered to the following day. The owner reserves the right to make maintenance calls either inside or outside the unit during your stay, if necessary. We will attempt to do this without disturbing your privacy.
HOUSEKEEPING - All units are cleaned by independent contractors and not employees of Redwood Retreat. If you have a housekeeping issue, you can discuss them with the owner if you discover an issue after check-in. The Redwood Retreat is inspected prior to guest arrival to ensure that all items are cleaned for your use. The monies you pay in housekeeping fees are only collected and dispersed to the individual cleaning contractor. The hot tub is drained, sanitized, and refilled after each and every stay. Beds are made with clean linens prior to your arrival. Daily maid service is not provided and guests are expected to launder towels, etc. as needed during their stay. It is not necessary to wash towels or bed linen prior to departure.
HOT TUBS – The outdoor hot tub is drained, cleaned, sanitized, and refilled with water and bromine tablets added each time the house is cleaned. Using any type of whirlpool or jetted hot tub carries with it some serious risks. If you are not sure about your possible reaction in a hot tub, please consult your physician or health care professional and consult with them about hot tub usage. Some individuals may have an allergic reaction to "brominating tablets" that are placed in the hot tub after each cleaning. You may want to consult a physician or a health care professional prior to use in a hot tub. Redwood Retreat assumes no risk or responsibility if anyone has an allergic or other reaction related in the use of a hot tub.
TRASH REMOVAL - Please do not allow outside containers to overflow as this creates bear & animal problems. For your safety, all trash taken outside MUST be placed in the bear-proof trash enclosure. Trash is removed by the city every Thursday. Please make sure the trash enclosure is closed and latched.
PEST CONTROL – The Redwood Retreat is regularly treated to control pests cont. NO REFUNDS are given in the event of a lady bug infestation. The Redwood Retreat has a broom and dust pan to remove lady bugs in the event of unusually warm fall or spring weather just after a cold spell. NOTE: Please bear in mind that the Redwood Retreat is located near the National Park. Insects and other types of animals can be a nuisance from time to time. All attempts are made either through pest control agencies or other means to ensure that you have an enjoyable stay.
WINTER WEATHER & ROAD CONDITIONS DURING INCLEMENT WEATHER – For road conditions call (PHONE NUMBER HIDDEN)nessee Road Condition Line). In winter, road conditions can change quickly. The roads leading to the Redwood Retreat are generally plowed in a timely manner, and are generally accessible by 2 wheel drive vehicle, however the Redwood Retreat takes no responsibility for local road conditions, or the hazards and difficulties they may present.
LIABILITY - Redwood Retreat assumes no responsibility or liability for injuries, or incident where the cause in part or wholly could be established with respect to the standards of any building code. Redwood Retreat is not child proofed and is not responsible for the safety and well-being of any child. Child safety is the sole responsibility of parents, guardian, chaperones, etc. Under no circumstances will Redwood Retreat be responsible for any loss, expense, damage claim, direct injury, indirect injury, consequential or otherwise caused or incurred, as a result of any delays, rescheduling, or changes in the provisions of accommodations by Redwood Retreat or by acts of God, or by agents, employees, subcontractors, or third parties. Redwood Retreat assumes no responsibility or liability for injuries, or incident where the cause is accidental or deliberate action by the guest. Redwood Retreat reserves the right to refuse or discontinue service to any person and/or rescind any contract for accommodations or guest services. Redwood Retreat will not be responsible for accidents or injury to guests or for loss of money, jewelry or valuables of any kind. If Redwood Retreat must seek remedy in court for any reason, their attorney's fees, the attorney fees of their subsidiaries and court costs will be paid by the guest.
