Great home with space for everyone! Five bedrooms--each with a private bath! Great for 2 families. NEW hot tub (Dec 2015). We are new to airbnb but have been renting through other sites for many years. We can direct you to those reviews. There are two rooms (Room 2 and Room 5) that can set up as a King or as Twins. Please let us know what you prefer.

Our house manager, Joe Potts, will greet you at the house when you arrive! He'll show you around and be available throughout your stay for special requests (may be an extra fee) or in case of an emergency.
Great Amenities!!! We provide you with hotel-style bathrobes, toiletries and hair dryers! Hot Tub (new December 2015). Very well stocked kitchen--two coffee makers (one Keurig); new (January 2016) gas stove; and tons of pots and pans. There is also a Weber grill on the deck.
Smoking and Pets: No smoking of any kind is allowed. Pets are not allowed.
Travel Delays/Weather: No refunds will be given for snow conditions or travel delays due to weather, road damage/closures, storms, airline mechanical problems, etc. You may choose to purchase travel insurance.
Maximum Number of Occupants: The house is to be occupied by no more than twelve (12) persons without prior approval from the owners. Therefore, in the event Tenant allows the premises to be occupied by more than 12 persons, Tenant will be immediately evicted. Tenant will also be responsible to pay owner the sum of (PHONE NUMBER HIDDEN)) dollars per person in excess of ten persons or as entered above per day the Tenant allows the premises to be occupied by more than 12 persons.
Tenant Must be an Adult Over 25: The Tenant is an adult over the age of 25 and will be an occupant of the unit during the entire reserved period. Tenant assumes liability for any additional occupants. "Additional occupants" will be family members, friends, responsible adults and supervised children. No keys will be issued to anyone who is not an adult (over age 25).
Kitchen Sink: Please put all food debris in the trash can. Do not put any food down the kitchen sink.
Cleaning: Each property will be inspected, sanitized and cleaned prior to your arrival. If you would like additional cleaning during your stay, please let us know in advance, and we can coordinate it. Cleaning fees are determined based on the amount of cleaning requested and start at $250. Tenant is required to leave the property in the same general condition that it was in upon arrival (excluding bed linens and towels) and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security/cleaning deposit at the rate of $50 per hour.
Telephones: Tenant may use the phone for local and long distance calls. International calls must be charged to a card. Should international calls be inadvertently charged to the owner, TENANT agrees to pay for calls, and owner has the right to charge against renter's security deposit.
Tenants' Liability: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants Guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. Please note that food or grease may not be put down the kitchen sink. Dispose of all food debris in the trash can. If damages are in excess of the security deposit being held, Tenant agrees to reimburse The Overlook at Aspen, LLC for costs incurred to repair/replace damaged items.
Sleeping Capacity/Disturbances: Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation.
B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
C. Causing damage to the premises rented or to any of the neighboring properties.
D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property.
Hold Harmless: The Overlook at Aspen, LLC, does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, plumbing, cable TV or internet. Nor will The Overlook at Aspen LLC accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
Hot Tubs & Patios: Tenant hereby acknowledges that the property he/she has reserved includes a hot tub. Tenant is fully aware that the hot tub and surrounding patio/deck can be dangerous, that the deck/patio can be slippery when wet and/or icy, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas.
Additional Terms and Conditions: The undersigned (throughout the contract designated as "Tenant"), for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
