This lovely flat is in a quiet residentail area near the city centre. However, during the International Festivl and fringe we cannot guarantee the normal peace and quiet due to the huge number of visitors to Edinburgh, and the general festive atmosphere,but we have had minimal problems. ( 20 minutes by foot, 10 minutes cycle along the canal, excellent choice of regular buses). Fountainbridge is an up and coming part of Edinburgh, with small shops, cafes, restaurants and local Sainsbury Tesco, Co-operative within 5-10 mintues walk. The area is very safe, popular with students, young professionals and families. The flat itself has a secure (buzzer) entry system with an intercom providing additional security and the stairwell is well-lit and managed by a 'factor' who regularly maintains the block. Free access to private parking for one car. All street parking is charged for. Attractive Harrison Park is 5 minutes walk, with a children's playpark - popular with the residents in the summer for BBQs and sunbathing! An 8 minute stroll throughthe park to the Union Canal. The flat has 3 double bedrooms, (one King size bed and 2 doubles)one en suite, a roomy lounge and cosy kitchen. The decor is somewhat 'quirky' and 'alternative', as our daughter, a university student, uses it with two others during term time! We see it as a 'home from (URL HIDDEN) ideal for couples, friends or a family. We do not encourage additional guests sleeping on couches as we feel 6 is maximum for comfort,with access to bathrooms etc.
Help yourselves to all the cooking basics, like tea, coffee, sugar,spices,whatever is in the cupboards. Make use of the books and maps of Edinburgh and beyond.But please leave them so that other guests can benefit. Feel free, however, to 'take and replace' from our paperback swaps in the book case. Watch the DVDs and make yourselves completely at home.

I live near the flat, (15 minutes by bike) so am happy to meet you and hand over keys,show you round the flat and the local area. I can answer any questions,suggest places to visit, and be of help during your stay.

As this is a residentail area we like to respect our neighbours , some of whom are older, or have young children. So we ask that you are thoughtful too, and don't play any loud music or have parties. Please keep the noise low after 11pm and before 7am. So although room for 6, NOT stag and hen weekends, I'm afraid. Treat this as your own home, so that means enjoy, but take care of things. Shoes off at the front door, definitely no smoking at all! Sorry, but no pets as some guests may have allergies. We know some breakages and spillages will occur. Please let us know so we can fix or replace anything. Any major issues will affect the deposit!
I love traveling...did VSO in Bangladesh many years ago. Have three children, all of whom have volunteered abroad and are at university. My husband has recently retired from university. The flat is used during term time by my daughter studying at Edinburgh University, with two other flat mates. We have often done house exchanges as a family through intervac for holidays and love the idea of sharing! We always made our house swap families very welcome and intend to do the same with our guests in the flat. I love Edinburgh and hope all our guests discover what a varied and beautiful place it is to visit.
