This is a fully furnished apartment on the 3rd floor of a four year old, security building. Foxtel (with sports), ADSL2+ internet with WiFi, use of phone, breakfast food, tea, coffee, linen, bedding, towels and expenses are included. There is lift access from a designated, underground, secure carspace and an eight cubic meter storage cage.
The living room opens onto a large balcony and has a 42" TV, DVD and CD players, subwoofer, a sofa bed and ducted, reverse cycle air conditioning. There is a fully equipped kitchen with stone benchtops, dishwasher, gas cooktop and convection microwave oven. The bedroom has a queen bed and a built-in wardrobe, as well as access to the balcony. A port-a-cot is available for a small fee. Off the bathroom, there is an internal laundry with washing machine, tub, dryer and clothes airer.
The building is at 8 Sparkes St, one block from The University of Sydney and within walking distance of RPA Hospital, Newtown cinemas, cafes and restaurants. It is a short bus ride along Parramatta Road to Broadway Shopping Centre, Central Station and the CBD.
Surcharges apply during peak periods. Discounts are available for last minute bookings and bookings that fill or partially fill gaps in the calendar.

The guest has the right to occupy the premises at 15/8 Sparkes St, Camperdown, NSW 2050. Check-in time is 11am and check-out time is 2pm unless one party arrives on the same day as another departs, in which case the check-out and check-in times on that day are 11am and 2pm, respectively.
The number of people allowed to stay overnight at the home i(URL HIDDEN)adults an(URL HIDDEN) children (under 15 years). Contravention of this rule may result in termination or extra charges. The by-laws of the strata scheme, which deal with matters such as noise, state and use of common property will be enforced. Unauthorised gatherings are prohibited.
Smoking is not permitted in the property.
Guest Responsible for Security and State
The guest is responsible for ensuring the security and state of the property and its contents during the stay. This includes locking the property during outings and on departure. The doors and window to the balcony may be latched from the inside without a key. Keys may be left on the dining table on departure. The guest will also be liable for, and must promptly notify the agent of, damage other than from fair wear and tear, including damage from accidents and excessive mess.
The property will be clean on arrival and will be cleaned on departure. Excessive dirt and stains must be cleaned up promptly by the guest.
Linen, bedding and towels are provided and beds are made up on arrival. Any wet towels must be hung to dry at the end of the stay.
No pets are allowed unless payment and prior arrangements have been made. A suitable sleeping container must be provided by the guest for any pets.

Information for 15/8 Sparkes St
Access: The unit is marked S402 (S for “south”) on the third floor of the southern building of the complex. It can be accessed via the Sparkes St entrance. The intercom can be called from the entrance by pressing “2402” and then the “bell” button.

Intercom: Three buttons are provided next to the intercom handset in the apartment to (from top to bottom):
1) open the entrance door on the ground floor or open the gate to the security carpark, depending on the location of the guest
2) enable the lift to come up from the ground floor and
3) open the gate to the security carpark.
Parking: A space is marked S402 on the northern side of the security carpark (in the bay near Sparkes Lane), accessible by lift on the lower ground floor. The main gate from Sparkes Lane is operated with the grey swiper.
Storage: The cage is located through a door which can be opened using the front door key and which is 5m east (towards the entrance) of the carspace. The cage is marked S302 according to an older numbering system.
Rubbish: Bins are located in a room near the lift on the lower ground floor, which can be accessed using the grey swiper.
Food: Tea, coffee, cereals, tinned food and condiments are provided free of charge. If there is anything you need, please help yourself.
Internet: ADSL2+ internet is provided via a four port WiFi (wireless) router. The wireless network SSID is “Hempel Property Services”.
Download speed slows to 64kB/s in the event that the 40GB/month quota is reached.
Phone: The number for the landline is ((PHONE NUMBER HIDDEN). Call charges will be deducted from the security deposit.
TV and DVD: The TV is set to receive input from, and can be adjusted by, the set top box (AV1). Select “AV2” to receive input from the DVD player.
