This space has everything you've ever imagined in a Manhattan studio - two skylights, exposed brick, a private patio and a semi-private roof deck ... all the charms of the city rolled into one amazingly penthouse studio.
The highlight is obviously the roof deck, which has been covered in astro turf rug to make the studio feel like a small cottage in the sky.
Although the studio is part of a larger apartment, you actually have a completely private entrance so you can treat it like your own apartment.
Guests have access to the studio (defined bedroom and living space), private bathroom, private patio, and roof deck (shared with three other folk).
There is no kitchen, but I do have a mini-fridge for wine, drinks and ice, and the rooftop and patio each have a BBQ. I can also leave a Bella Dots tea/coffee maker (but this must be requested prior to booking). But really most guests have coffee and a bagel delivered to the rooftop from the deli next door for just $5 - it's an awesome way to start your day.
The queen bed (with heated Soft-Heat mattress pad and super-comfy Sleep Innovation pillows) sleeps two, and the couch can comfortably sleep one, if you're 5ft 9'' or less =) We also have an inflatable mattress if you ask in advance of you booking your reservation.
The studio is connected to my main home. But it has an entirely separate entrance (from the rooftop) which enables you, as a guest, to use the home as you wish - treat it as your own private studio, or treat it as a private room as part of a larger home =)

I live downstairs, and am happy to be as present as you'd like. I believe in being as engaged as the guest would like, but am also very respectful of your privacy. The studio is connected to the downstairs apartment via a staircase. You have the option of using the entire apartment but only if you request before confirming your booking. Otherwise, most travelers treat the studio as their own private apartment and keep the staircase locked. Let me know your preference before booking.
We are located up four flights of stairs and there is no elevator - but hey, isn't exercise good for you.
As for business travelers, our laptop accessible space is simply the coffee table with couch. There is no dedicated laptop desk - please be aware of this! Also, you must ask for the iron and ironing board in advance of your arrival so I can leave one out for you (please ask before confirming your booking). Otherwise, you're all set and ready to go.
Lastly, we are listed as "24 hour access" meaning you can arrive any time. However, you have to let me know in advance that you need to have a key waiting upon arrival. I only put out a lock-box when told in advance - otherwise I count on you telling me when to make myself available.
I don't like setting rules, but the following rules are set in place primarily to make sure that ALL guests can enjoy themselves in the future.
Absolutely no pets are permitted (landlord policy). Because it requires a thorough cleaning to make the apartment acceptable to other guests who may be allergic, there is a $300 cleaning fee for any violation.

Inviting friends and guests over to your apartment is obviously permitted, but I need to be told how many folk are arriving and when. The reason is simply that folk sometimes have "extra" guests stay over, or invite a bunch of friends over late at night which disrupts other folk nearby. In short, no guests or friends without giving me notice prior to your booking.
The roof deck is great to socialize on, but if you plan to host a party or get together on the roof, let me know before booking as it entails a completely different booking process and price. As I live downstairs and the roof is shared with three other folk, we need to make sure everyone has notice.
Such a silly thing, but shoes off when you're in the apartment - just helps to keep the floor clean and noise down for the neighbors downstairs.
I'm a fun, outgoing professional who loves travel, adventure sports, and outdoor activities (from hiking to kayaking to biking). But sadly, I'm not typically home at the apartment as I usually only visit on weekends and for beach trips. But hopefully we'd get to meet when you come visit, and if we do, I'd be happy to show you were to go jet skiing, the best surf spot (which is right opposite the apartment), and where to grab some nice grub by the bay or a drink by a beach bar.
When I'm not hosting, my mother hosts for me in my absence. She is super relaxed and a real fun character. She's a very independent person who is happy to leave you to do your own thing. But she's also super social, so if you want a run down of the sights, she'll be happy to talk to you about them in the morning. In other words, she's very easy going and flexible, and I'm pretty confident she's probably a better host than me =)
