Hi Becky, I am the owner of Luxury Coastal Vacations and my husband Steve and I also own the East of Eden beach house. We purchased the house in December, 2014, and we have worked hard to make many updates and improvements to make the East of Eden Beach House a wonderful experience for our renters. We hope you and your family have enjoyed the house as much as we do when we are fortunate enough to spend time there. I have not seen the new living room furnishings my staff delivered to the house this week, so your feedback on it's appearance and comfort is very helpful! I want to apologize for the confusion the pricing chart on our website has caused. We do not charge more for bookings made on Airbnb than made directly on our website, and, in fact, the rate you paid for the booking on Airbnb ($6650 plus taxes and fees) was actually a lower base rate than we charge on our website ($6695 plus taxes and fees). At the $6650 rate, the total with taxes and fees comes to $7387. Any additional amount you were charged by Airbnb beyond this amount is for their processing fees, and we get no part of those fees. AirBnb also charged us $200 in booking fees on top of what they charged you, so we both lose when bookings are not made directly on our site. With regard to the displayed discounted last minute prices on our website, our reservations system utilizes an automated discounting function called "dynamic discounting" that is similar to that used in hotels and airlines, who raise or lower rates based on how much inventory is left open for a certain date. In our software, the rates are automatically lowered as a stay date approaches if our overall open inventory is at a certain level, with the discount increasing as the date approaches. Unfortunately, even properties that are already booked will show lower rates displayed because our software pushes those rates through to the display, and we do not have any way to disable this. That is why we specify on every property listing page that lower displayed rates do not apply to booked reservations. As a case in point, you will notice that the East of Eden rate chart shows discounts for this week, but even greater discounts for next week, because we had more inventory open from June 25-July 2 than June 18-25. You will also notice that the rates from July 9-July 29 are still displaying the full summer rate of $6695. On Saturday, if there are enough units still open starting July 9, the rate displayed for a stay that week will be lower because of the automatic rate adjustments. This discounting feature will hopefully help fill the few open gaps in the East of Eden Beach House in August and beyond. Without the automated discounting in place system-wide, we would have to manually make rate adjustments continually to help ensure last minute openings in empty units are filled, which would leave a lot of room for error and inconsistencies. I wish the rates did not display the way they do, but unfortunately the software dictates that the rate displays adjust, and we are not able to override this. I hope my detailed explanation helps, and I am really sorry for any confusion this has caused. Lastly, I must also apologize for the confusion over the beach loungers. We have never provided the loungers before this summer, but Steve and wanted to do so as an extra perk for our guests. The cost for 4 loungers and 2 umbrellas is $2000 for the season, so this was not an inexpensive extra. Unfortunately, the chairs were delayed in delivery due to inventory issues, and my staff was not made aware they had finally been delivered until we received your email. If the staff had known the chairs would be there when you arrived, they would certainly have advised as such. There was never an intent of not informing you or not offering them to you, but simply a matter of not wanting to commit to something they could not be certain would be there when you arrived. I do hope you will stay with us again, and that you have made great family memories during this week. If you have suggestions of ways we can improve the house, please share your ideas so we can make it even better. We plan to continue to reinvest in the house to ensure it stays in pristine condition, and will never be a "typical rental house". Please let me know if you have any other concerns or comments.
