Welcome! Enjoy a paradise vacation at Villa Del Lago, our lakefront home that sleeps up to 12 people. The home has 4 bedrooms (10 sleeps), and a pull-out sofa bed (2 sleeps). This newly built property sits on the water and features a private pool and spa. The community is conveniently close to the Casino nightlife, HITS Horse Show, Polo horse activities, dog shows, Coachella Fest, Stagecoach, and minutes away from the Tennis Gardens in La Quinta.

Villa Del Lago is located in Lido at Terra Lago, a growing area of North Indio called Shadow Hills. Just below the mountains, Lido at Terra Lago is one of the best little secrets of the desert! Villa Del Lago features 4 beds, 3.5 baths, lake and mountain views, a private pool with a spa, BBQ and grill, along with full home furnishings. Villa Del Lago is absolutely ready for you to enjoy the entire season or just stay a month, a week or a weekend. We would love to have you!

Guests will have access to the entire property, backyard, and garage excluding the upstairs laundry room. However, the downstairs laundry room is accessible to guests.

CHECK-IN TIME: 3:00 PM | CHECK-OUT TIME: 10:00 AM.
An additional charge will be added for any non-approved late Check-Outs of $50.00 per hour. An additional charge of $100.00 per person, per night will be assessed for each guest above the total number of agreed guests that the Tenants add on to the stay after this agreement. Should the Tenants plan to have additional guest(s) or visitor(s) during the duration of their stay, the Landlord must be notified immediately. Should the Tenants bring additional guest(s) not listed in this agreement, the rental period shall be terminated immediately without refund of rental costs, deposits, or fees. Should the Tenant agree to pay an additional cost for add-on guest(s), and said guest(s) cancel their stay after the fact, the Tenants shall not be refunded for the costs. NO SUBLEASING PERMITTED.

The Landlord has the right to allow or not allow visitors and guests.

Termination:
The Landlord has the right to inspect the premises with prior notice as stated with the applicable State laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.

Cancellation:
The Tenants have 48 hours after the initial booking or 5 days prior to the agreed Check-In date in this Agreement to cancel their stay at no charge, excluding the service fee. After the 48 hour window has passed, the Landlord holds all rights to not refund the Tenants any rental costs or fees.

Parking:
There is no street parking allowed. The property entails a 2-car garage and 2-car driveway space (total of 4 parking spaces) in which the Tenants are permitted to use. Should the Tenants park their vehicles on the street at any point during their stay, an additional non-refundable $200.00 fee per car per day will be assessed.

Pool and Spa:
The heated pool and spa fee is $50.00 per day that is included in the rental costs. The Tenants may contact the Landlord to turn the pool or spa heater or lights on at any point during their stay. No glass, diving, and/or jumping is permitted by or in the pool or spa. The Tenants take full responsibility for children, elderly, and/or ADA person(s) safety while near or in the pool or spa. Users with open wounds or infectious diseases are not permitted to use the pool or spa. Infants and toddlers must wear swim diapers or swim pants that are form-fitting in order to prevent fecal or urination incidents or occurrences in the pool. Should the Tenants, Guest(s), or Visitor(s) leave behind said subject matter in the pool or spa upon Check-Out, there will be an additional non-refundable cleaning fee of $500.00 assessed.

During the following festivals: Coachella, Stagecoach, Desert Trip, the cleaning fee for the pool and spa is $495.00 and the damage deposit will be $2,100.00. NO SUBLEASING PERMITTED.

Lake Rules:
Swimming in the lake is not permitted. No tangible items may be thrown or dropped into the lake. Should the Tenants fail to comply with the community rules and guidelines, they will forfeit their stay immediately and will not be refunded for any amount that has been paid to the Landlord. Fishing is permitted from the property grounds during daytime, however, the fish must be released and may not be cooked or consumed. The Tenants must bring their own fishing supplies and ensure they are all cleaned up prior to the Check-Out Date. Should the Tenants defy the community lake rules and guidelines, the Landlord will assess an additional non-refundable fee of $800.00 from the Tenants.

Thermostat:
The Tenants have access to both the upstairs and downstairs thermostats during the duration of their stay. Upon Check-Out, the Tenants must set the temperature to 80 degrees Fahrenheit in both the upstairs and downstairs thermostats.

Check-Out Clean Up Check:
The Tenants must gather all used towels and place them in the downstairs laundry room upon Check-Out. The Tenants shall not make the beds on their Check-Out day. They must leave all beds as is upon leaving. All used dishes must be left in the sink and be rinsed off with water by the Tenants prior to Check-Out.

Entrance and Exit:
The Tenants must assure all windows and doors are locked upon Check-Out. The Landlord will provide the Tenants with the proper lock code upon Check-In.

Maintenance, Damage, and Repairs:
The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The Tenants agree that the Landlord shall deduct necessary costs of said services from the security deposit prior to refund if Tenants cause damage to the premises or its furnishings.

Trash:
The Tenants shall dispose of all waste material generated during the rental period in the property. Trash bags must be placed in the trash bins located on the side of the property upon check-out by the Tenants. For the Tenants’ convenience, plastic trash bag liners are supplied in the kitchen pantry. The Tenants must place all boxes or bins intended for trash to the side and not in the trash bags. Trash pickup occurs every Tuesday morning between 6:00 AM - 10:00 AM. Should the Tenants’ rental date extend to a Tuesday, the Tenant will take the trash bins outside and place them on the end of the driveway on Monday evening. Should the trash bin not be taken outside for the trash pickup service, an additional non-refundable dump fee of $50.00 will be deducted from the security deposit.

Pets:
No animals or pets of any kind will be brought onto the premises. If the Landlord discovers the Tenants have a pet, the Tenants stay will be terminated immediately. Should the Landlord discover the Tenants have a pet after the fact, the Tenants will be charged $400.00 per animal per day including additional fees for any services the Landlord may have incurred due to the pet. Service dogs are allowed on the property for an additional non-refundable fee of $400.00 per service animal added to the reservation. The Tenants will be responsible for any damages made by or due to the service animal during the duration of the stay. The same applies to any guest(s) that the Tenants may have over who brings a service animal. Penal Code 367.5 will be enforced.

Quiet Enjoyment:
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10:00 PM and occurs until 8:00 AM, where outdoor noise should be kept to a minimum.

Smoking:
Smoking is not allowed inside the property. Smoking is only permitted in the outdoor zones (front and back yard) of the property while all windows and doors to the house remain closed during the duration of the smoking period. Should the Landlord discover the Tenants have smoked inside the property, an additional non-refundable cleaning fee of $500.00 will be charged.

Essentials Landlord shall provide the following to the Tenant:
For the Tenants’ convenience, the Landlord will provide the following supplies, utilities, and necessities: pool towels, shower towels, linens, sheets, blankets, pillows, hand soap, toilet paper, paper towels, cleaning supplies, plungers, plates, cups, utensils, basic cooking supplies, dishes, coffee machine, water heating kettle, blender, barbeque grill, and proper furnishings, fixtures, and equipment.

Landlord’s Liability:
The Tenants and Tenants' Guest(s) shall hereby indemnify, defend, and hold harmless the Landlord, its respective affiliates, and partners against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guest(s) if such coverage is desired. By accepting this reservation, it is agreed that all Tenants, Guest(s), and Visitor(s) are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

Security Deposit:
Amount is fully refundable up to $500.00 prior to the beginning of the rental period. After said period prior to the rental start date the Landlord shall have the right to retain the initial Security Deposit at the Landlord's discretion.

Attorney’s Fees:
Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by the Landlord enforcing this agreement.

Use of Property:
Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.

Shortened Stays and Conditions:
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

Firearms:
Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.

Fireworks:
Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.

Illegal Use:
The Tenants shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits.

Fire Alarms:
If the property has fire alarms the Tenant must notify the Landlord without delay if a fire alarm “chirps” or has a low battery condition.

Possessions:
Valuable items left behind by the Tenants, guest(s) or visitor(s) will be held for the Tenant and every reasonable effort will be made to contact the Tenant for return. Should the Tenants require the valuable items to be shipped, the Tenants must provide a shipping label to the Landlord and mailing instructions. The Landlord is not responsible for the item or its whereabouts after shipment. The fee for shipping an item to the Tenants is $50.00. All items over 5 lbs (pounds) will not be shipped and must be picked up by the Tenants. If items are not claimed for longer than 30 days, they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.

Cable TV and Internet:
Cable TV and Internet is provided and service level has been chosen by the Landlord. High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regards to cable TV and/or internet service.
