Tips, FAQ’s & House Rules

•Campsite Rule: leave the place as good as you found it or better.
•If there is an issue, let us know. We strive to provide a pleasurable experience for you but we lack mind reading abilities. So if there is something amiss or you think there are some improvements to be made, let us know.
•Respect the property and other guests.
•Keep noise levels down after 10pm.
•Please DO NOT flush toilet paper, personal hygiene products, etc. Use the waste basket provided instead.
•Local guide books are available upon request. Feel free to use them, but please don't take them with you when you leave.
•There is a bookcase in the hallway with paperbacks, local tourist maps, playing cards, a frisbee, snorkel masks, yoga mats, insect repellent, sunscreen, etc. Use these things! And if you want to donate anything to future guests leave it there.
•Hand wash snorkel masks after each use with dish soap.
•Wash yoga mats after each use and hang them to dry.
•No smoking inside please. $100usd will be deducted from your security deposit if you are caught smoking or leave behind any evidence of having smoked indoors.
•No pets.
•If you finish it, replace it (condiments, spices, olive oil, etc).
•If you turn it on, turn it off.
•If the trash is full take it out (there is a bin on the sidewalk) and replace the liner bag.
•Wash your dishes; wipe down counters; clean up any messes you make when you make them.
•Knives should be used on cutting boards only. Wash, dry and put away knives after every use.
•Teflon pots and pans: use only wooden or plastic utensils. Never use anything metal. When washing them, don't scrub them out; use only the soft part of the sponge.
•Disinfect fruits and vegetables. Those with a smooth outer texture (apples, pears, tomatoes, etc.) can be disinfected in tap water. All others (lettuce, cabbage, etc.) use purified water. The disinfectant drops are under the sink in a blue plastic bottle. Use as directed.
•Fridge: Put your name and date on anything you don't want tossed or eaten. The fridge is cleaned out once a week. If something isn’t labeled, others may use it or cleaning staff may toss it.
•Don't leave fruit and vegetables in plastic bags outside of the fridge. In this tropical climate they rot fast.
•There is a laundry hamper in the kitchen/dining area. Please deposit dirty washcloths, towels, cloth napkins, etc. here. (DO NOT deposit personal items; we do not offer laundry service).
•There is a wash and fold laundry place across the street.
•WiFi is readily available at many restaurants, beach clubs and hotels. It is rarely reliable or fast, so be prepared to do without at times.
•Tip properly:
Spare coins at taco stands.
15% minimum when eating out.
$5usd minimum for housekeeping staff; more if staying for over three nights.
$5usd for tour guides; it may be more depending on the tour.
You do not need to tip taxis unless hiring them for a tour, for the day or for the airport.
•Rent a bike or scooter. Finding parking on the beach road can be difficult and they will ticket you for parking on the shoulder.
•Bicycles are available on site for a small fee. Write us for more information.
•Many locals will give you a ride to and from the beach. Hitch from the road leading to the beach. Trust your instincts and avoid doing so after dark or alone.
•Lock the door behind you. Don't forget your keys!
•Please lock and scramble the lockbox after using it.
•Check out is before 12pm. There is sometimes flexibility on this but you need to ask and get the okay from us.
•Leave the keys on the desk in your room when checking out.
•Have fun!

Our stay at Richard's place was fantastic. He was helpful from the get-go, he clearly communicated everything about his property, about how to get there and about Tulum. Upon arrival he talked us through everything we needed to know about the house and about the town (attractions etc). House was spacious, clean, comfortable and in an excellent location. Cheap cabs to the beach but right in town and there are bikes too. Amazing house and host and highly recommend :)

We stayed for a month with and had a wonderful time. Apartment: A very spacious 3-bedroom with very high ceilings. This apartment was once used by Richard's family as their home, and you can tell. Everything is high-quality and well thought-out. Although it's on the ground floor, you generally can't hear the tenants above you and there's plenty of natural light. Kitchen: Oh so well-equipped. Everything you need to make a feast for your friends. Top-quality fridge and a stove with 6 gas burners and full-sized oven. Self-caterers, you've found your spot! Bedrooms: The two large bedrooms have big comfortable king-sized beds and the small bedroom has a double. All have lots of storage space and nice, clean bedding and towels. The master bedroom also has a nice ensuite bathroom. All bedrooms have fans and air conditioners. Two of the bedrooms come with desks. Bathrooms: Great bathrooms, though the hot water takes a little while to arrive. Yard: The apartment is on the ground floor. In behind there's a basic grassy area with some shrubs. In front is a courtyard where Chelada the super-sweet house dog sleeps and where you can hang your beach stuff to dry. Chelada is awesome and will quickly become your best friend. She loves to follow you around town and is very street-smart and well-behaved. She never goes into the apartment. WiFi: When it's working well, it's quite fast. Has a tendency to slow down and cut out sometimes. Richard was responsive whenever I asked him to reset the modem. Location: Conveniently located close to the town's main strip with restaurants and shopping. We could walk just about everywhere we wanted to go. The big grocery store is a 10-minute walk (or a very short drive). Laundry service is across the street. The road to the beach is just a few blocks away. It's too far to walk, so you'll want a rental car or a bicycle to get to the beach. The street is typical Mexican pueblo: a bit grimy, but safe and friendly. Security: There's a locked door from the street to enter the courtyard and then another to enter the apartment. Plus the area feels safe. Security didn't seem like a concern. Host: Richard was a very responsive host whenever we asked for anything. We wanted a couch and he got us a great one. We asked for a hair dryer and he brought two. We asked for an extra blanket and he brought us a brand new one. He speaks both English and Spanish as first languages, so communication is never an issue. All-in-all, I wouldn't hesitate to recommend this spot for your travels!
