The Colorado Trail House is our eight-bedroom Victorian guest house located in Leadville, Colorado, the highest incorporated city in North America. It is the perfect place to base yourself for hiking, trail running, skiing, snowmobiling, fishing, or simply wandering through town and soaking in the beautiful mountains. If you like old-charm Victorian homes and lovely people, then this is the place for you.

We have seven private rooms--each with private attached bathrooms, and a shared-bath bunkhouse that is dormitory-style (summer only). It has two bunk beds (4 beds in total) sharing one bathroom. In the winter it is rented as one room. Guests may also enjoy sitting in the courtyard--which has a gazebo and a hot tub. Each room provides privacy and security, as well as comfortable and clean furnishings. For those looking to have a home-cooked meal, feel free to prepare your food in the kitchen and eat in the dining room. You may use the refrigerator/freezer, countertop oven, microwave, air fryer, toaster, and plug-in single burners.

Feel free to mingle in the living room, read a book (there are lots of books), play a board game, or catch a movie on the living-room TV. We have basic cable and Apple TV which provides Netflix, Hulu, and many other network apps.

We ask that each guest be respectful of others by keeping the noise down after 10 pm. Please keep the common areas clean. Absolutely no cigarette smoking on the property. We do not allow pets and our property is not suitable for children under the age of 16. Please make sure you read the house rules before confirming your reservation. For the comfort and safety of all guests, you will be asked to leave immediately, without refund, if you do not follow the house rules.

La Verne and Andrew
The Miss Evelyn Room is upstairs in the main house. There is a queen bed in a 200 sq.ft. room with a turret window looking out over 8th street. You enter the room through your private bathroom which reflects the Victorian era with a marble-topped basin, claw-foot tub, and high tank toilet. Your spa bathroom features two hooded bathrobes, bath bombs, and a bathtub caddy tray. The room itself has a wardrobe with hangers and shelves, a ceiling fan, a small side table, a small side book shelf, and a chair. The upstairs floor is shared with three other guest rooms. There is no TV in the room.
We have high-speed (as far as Leadville goes) wireless internet which reaches this room and all areas of the house including outside.

You can use all outdoor facilities including the gazebo, grill (summer), and hot tub. Indoors, you may use the kitchen, living room, dining room, and washer/dryer.

The Guesthouse has a communal style approach to accommodation. You can retreat to the privacy of the room or hang out in one of the common areas and meet and mingle with other guests. With our downtown location, you can mix with like-minded outdoor enthusiasts and have a unique taste of what it's like to live like a Leadville local.
You can use all outdoor facilities including the gazebo, grill, and hot tub (when in operation). Inside the main house--the kitchen, living room, dining room, and washer/dryer are also available for your use and are all communal.

Leadville is a 2 - 2.5 hour drive from Denver International Airport. We are centrally located one block back from Harrison Ave (Main Street) and within walking distance to all the shops and restaurants in town. We have on-street parking, which is angled in summer and parallel in winter. Leadville can be very busy if there are special events in town but parking can usually be found within one block of the house. There are several put-in points close by to the Mineral Belt Trail which is groomed for X-Country skiing in the winter and is a paved bike track in the summer. We are a 15-minute drive to Ski Cooper and Tennessee Pass and a 25-minute drive to Copper Mountain Resort. Vail, Beaver Creek, and Breckenridge ski resorts are all less than an hour away.
Our historic town still holds the old-time Western town feel with most buildings downtown being over 100 years old. Harrison Avenue is filled with coffee shops (City on a Hill), restaurants (we love Treeline, Quincy's, Buchi, and Tennessee Pass Cafe), bars (Scarlet Tavern and Silver Dollar Saloon), Pb Brewery, many quirky art studios (HarperRose), gift stores (The Delaware) and retailers. You can spend minutes or hours just on that one street alone.

We often try to greet you on arrival and show you around the property but our standard is to provide you with a self-check-in process. But if you have any problems on arrival and we are not around, there is a sign at the entry door with instructions, as well as our contact phone numbers. Please don't hesitate to call us.
We love a glass of wine and a chat and would love to talk with each of you and share stories. But the house is also private enough if you prefer quiet, alone time.
There are five rooms in the main house and two in the Carriage House and the house can accommodate up to 18 guests at any one time, so you may find yourself in a big house on your own or if we have a full house (which is often the case, especially around event times) you may find the house full of a whole bunch of people, probably like-minded and often visiting Leadville to do the same thing you are.
Parties are not allowed and no extra guests. Please be mindful--our guesthouse, gazebo, and hot tub are for the enjoyment of our registered house guests only.
