"A too beautiful to believe cottage just mins away from downtown Sarasota. It's like stepping into a time-space portal into a secluded section of woods miles from any nearby town, but you are only mins from downtown. Needs to be seen to be believed."
** Both Guest and Homeowner must sign Rental Agreement and Rental Rules (provided by Homeowner) to confirm booking **
1.Smoking is NOT permitted inside the Guesthouse or anywhere on the Property. Evidence of violation of this rule will lead to forfeiture of the Damage Deposit, and Guest will be asked to vacate premises. Any damage from violation of this rule will be the sole responsibility of the Guest.
2.Fireworks of any kind are not allowed anywhere on the Property. Evidence of violation of this rule will lead to forfeiture of the Damage Deposit. Any damage from violation of this rule will be the responsibility of the Guest.
3.This is an eco-friendly Property. Please respect nature by following these simple rules:
-Do NOT litter,
-Do not disturb plants around the Guesthouse or elsewhere on the Property,
-Please recycle in the bins provided (in carport), and, when possible, save kitchen waste for hens and compost (in refrigerator),
-Please avoid using single-use plastic bottles, as they are devastating to the environment (even recycled). Filtered water is provided (refrigerator dispenser and 5-gallon bottle in kitchen, which Homeowner will refill on request),
-Please conserve energy by maintaining the thermostat at 75 or above in the summer and no higher than 70 in the winter. Please set the thermostat at 80 in the summer or 68 in the winter if you will be leaving for an extended period (several hours).
-Please keep windows and doors closed when running the A/C or heat.
4.People other than those in the Guest party set forth in the Rental Agreement may not stay overnight on the Property. Any other person brought or invited to the Property by the Guest is the sole responsibility of the Guest.
5.Parties, events and/or excessive noise are not allowed.
6.The Homeowner is not responsible for any accidents, injuries or illnesses that occur anywhere on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from use of the Guesthouse and Property by them or others that they may invite to use them. Please be particularly aware of the following:
-Guests are free to roam the Property AT THEIR OWN RISK (see warnings below), but please respect the privacy of the Main House.
-There is an electric wire around the hen house to protect from predators (raccoons, bobcats, foxes, otters and others!).
-There is a lake and a creek on the Property and a pond behind the Guesthouse. These are NOT enclosed and are absolutely NOT intended for swimming.
-There is poison ivy on the Property, as well as other plants that may cause allergic reactions. To avoid the possibility of allergic reactions to such plants, Guests should wear closed footwear when walking around the Property and avoid touching the plants in the woods.
-Please check with Homeowner before picking vegetables/fruit from the garden/orchard and/or entering the hen house.
-NEVER eat berries or other fruit from trees and plants on the Property, as they could be poisonous.
7.Please keep the Guesthouse and all furnishings in good order. Report any damage or maintenance issues immediately to Homeowner. Please preserve the beauty of the Guesthouse by following these rules:
-The Guesthouse is furnished with antiques from Homeowner’s family. Please treat with respect.
-The wooden chairs around the kitchen and sunroom tables are antiques. To avoid breaking the legs when sitting in the chairs, please keep all four legs solidly on the ground (do not rock back in chairs).
-Coasters are provided. Please use them under beverage containers to protect wood surfaces.
-Placemats are provided. Please use them on tables to protect wood surfaces.
-Please do not set hot items on kitchen countertops. Use provided trivets or hotpads.
8.Pets are NOT allowed in the Guesthouse or on the Property. Evidence of violation of this rule will lead to forfeiture of the Damage Deposit. Any damage from violation of this rule will be the responsibility of the Guest.
9.Appliances must be used for their intended use only. Evidence of violation of this rule may lead to forfeiture of the Damage Deposit.
10. There is a security gate at the entry to the Property. Guest will be provided with a security code and remote. Please do not give the code to anyone. Failure to return the gate remote will result in $30 being subtracted from Damage Deposit.
11.Parking is limited to two (2) passenger cars and/or SUVs. No trucks, trailers or oversized vehicles (such as trailered boats, RVs etc.) are allowed on the property without prior consent of Homeowner. Vehicles must be parked in the Guesthouse carport and/or driveway. Please be sure to NOT park under pine trees, as they drop sap. Homeowner is not responsible for any sap that may drop on Guest’s vehicle. Vehicles must at all times remain on the entry road and driveway. Do not attempt to drive in the woods or on green areas. This will be explained to Guest upon check-in. Evidence of violation of this rule may lead to forfeiture of the Damage Deposit.
12.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the Rental Rate. Beach towels are provided. Bath towels, hand towels or linens may not be taken from the Guesthouse.
13.Garbage Day: Please put the trash and recycling bins out by the curb Monday nights, as garbage pick- up is every Tuesday. This will prevent unpleasant smells from developing and keep pests away.
14.Fireplace: Please do not throw any paper or other combustible materials in the fireplace. Fireplace may be used from January to March ONLY.
15.Septic: The Guesthouse is on a septic system. The septic system has been effective and problem-free for the history of this home; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Never flush feminine products. If it is found that feminine products have caused the septic system to clog, Guest could be charged damages of up to $1500. Please instruct and supervise children staying at or visiting the Property to not flush anything other than appropriate amounts of toilet paper. Evidence of violation of this rule may lead to forfeiture of the Damage Deposit.
16.Pests: The Guesthouse is immersed in Florida’s nature and, as such, Guests may see an occasional bug or other pest inside the Guesthouse (mosquitoes, roaches, ants, spiders, lizards). This is an unavoidable part of Florida living. However, there are precautions Guests can take to discourage pests, including:
-Wash dishes by hand or in the dishwasher before retiring for the night. Do not leave dirty dishes in the sink, as they will undoubtedly attract roaches.
-Take the trash out to the bin in the carport every night. Be sure to close bin tightly, or raccoons will most certainly visit.
-Keep the countertops wiped down and the floor free of crumbs/spills.
-Do not leave ANY food out. Use ziplock bags or the provided sealable plastic containers to store opened food items, and store items in the fridge when possible. Storing items like cereal in the fridge will also ensure that they are not affected by Florida humidity.
-Keep exterior doors and windows closed as much as possible.
17.Use of Bicycles: Two bicycles are available for use by Guests. Please inspect bikes before use. Use of bikes is at Guest`s own risk. Please use locks to prevent theft. Please keep bikes clean and in good condition. Report any damage to the Homeowner immediately. Guest is responsible for stolen bikes and any damage or loss will be taken out of the Damage Deposit. Use of a helmet is strongly recommended.
18.Storms: If there is a storm or hurricane, no refunds will be given unless the state or local authorities order mandatory evacuations because of a Tropical Storm or Hurricane Warning for the area in which the Property is located.
The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, the Homeowner will refund:
-Any unused portion of rent from a guest currently registered;
-Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
-Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
If no mandatory evacuation order is issued, no refunds will be given. All Refunds granted will be paid to Guest within 30 days of the original evacuation order. If a mandatory Evacuation order is issued, Guest(s) MUST leave the property and take all their belongings with them. Hurricane Season in Florida is June through November
19.Utilities: Utilities are included in the rental fees. Please keep the thermostat no lower than 75 degrees Fahrenheit when running the A/C and no higher than 70 degrees Fahrenheit when using the heat. Please keep all doors and windows shut when using the A/C or heat.
If Guesthouse appears dirty/ damaged at the time of check-in, please notify owner immediately.

My family has been in Sarasota since the 40s. I was born in Sarasota but lived over a decade of my adult life in Italy (Siena and the Alps). I own a private fitness studio where I offer one-on-one training sessions and nutritional coaching. I am certified in personal training, corrective exercise (including pain management), sports nutrition and peri- and post-menopausal fitness.
I moved from Italy to Sarasota a few years ago to take care of my parents. This magical property has been in my family since the 60s, when this area was mostly undeveloped. It is my oasis, my connection to my roots. I have an organic garden and orchard and 14 hens. I am an acknowledged “plant geek” and somewhat of an environmental, food and nutrition activist.
