Perfectly located, you cannot get any closer than this! Just steps out the door to the Mercado, 1/2 block to Plaza Civica, 1 block to the library, 4 blocks to the Jardin and Parroquia. Walking distance to everything, yet it is quiet when you are indoors, so you can relax. No roosters, bus or traffic noise.
The perfect location in the historic center. Enjoy an easy walk everywhere, no hills, no loud bus/street noise. Safe, friendly neighborhood, 1/2 block to Mercado, 1/2 block to Plaza Civica, 1 block to Bibliotecha. QUIET. King sized bed in the master, twin sized bed in the office and comfortable American-sized couch. Well equipped kitchen, original art throughout the apartment. Access to our roof-top deck for yoga or Tai Chi in the mornings.
The apartment is located atop a small general market and there are only 3 apartment s here. We share access to the rooftop deck which fearures spectacular 360 degree view, views of the famous Parroquia, Plaza Civica, and several other historic churches.
This is my vacation home, not a hotel. I am happy to have you as my guest here, and ask that you please be respectful. Please do not steal. I am glad to offer my vacation home to adventurous travelers who are willing to stay in a home vs a hotel. Please be a gracious and respectful guest.
From Leon (bjx) or Queretero (qro) airports, i have a private driver, Luis, who will pick up up to 3 passengers for an additional $95/usd. He is very experienced with the drive at night, drives a new model car and speaks English fluently.
From Mexico city get a shuttle (above) or take the ETN direct bus from "Norte".
2 sets of keys will be made available to you. You are responsible for these keys. Duplicating keys or leaving them with ANYONE who is not authorized is not ok.
On the morning of your arrival, Ceci, the housekeeper, will have been here and will have cleaned, put fresh sheets on the beds and fresh towels in the bathroom.
The apartment has reliable WIFI (5mbps). It is located in the second bedroom where there is a spacious desk and executive office chair to work from. The WIFI key is available cards located in the office, kitchen and bedroom.
The apartment accommodates 2 people comfortably, 3 cozily, and 4 people in a pinch. The couch is over 6’ long and is comfortable. Please let me know if you will have more than 2 people in the apartment.
No additional guests are allowed without approval, however a reasonable number of guests are allowed between 8:00 A.M. and 10pm.
General Behavior and Courtesy
This is a private apartment. If you are looking for hotel-like accommodations or have a detailed list of requirements it may not be the place for you. I care very much about your comfort and have tried to provide everything possible for your comfort, but it is not for everyone.
The housekeeper comes once a week, usually on Wednesdays from 9-11. She has her own key and will knock, and then will let herself in. She has worked for me for many years and is honest. She will change towels and sheets once a week.
There is no off-street parking available and having a car in San Miguel isn't necessary or pleasant. The traffic is ridiculous. However, if you do have the burden of a car, there is parking directly in front of the apartment on the street. The street is very crowded during the day, but there is lots of parking at night and it is quiet safe (day and night). I recommend that you find a parking place right in front late at night and then do not move it or use it. Taxi’s are plentiful and much, much less frustrating.
Taxi’s are right out the door. The fare is 35 pesos in centro during the day. If you call a taxi, double that. If it is after dark they sometimes charge more. If you are going to the hot springs or out of town, negotiate the price before you get in the cab. If you are going to Mega Commercial, the big grocery store, the fare is 50 pesos.
Shop locally, if you can. There is a store just below the apartment, run by Leo, who speaks English and is very grateful when you shop there.
The books are provided for your enjoyment. However, I'm disappointed to report that many books have been stolen. Read all the books you want, and leave as many books as you can, but please don’t take my books (or sheets, towels, dishes, hair dryer etc) home with you.
The apartment has cable - ABC, CBS, NBC, BBC, CNN and more. The English language channels start at 85. A cable guide has been provided near the TV.
We are bug-free and want it yo stay that way. Please remove trash daily. Simply bag it up, and drop it on the curb on your way out. Leo, in the store below, will see that the trash folks collect it.
A word about Leo. He is fabulous! Leo runs the store below the apartment and is an excellent concierge. Anything you need, he is there to help! He speaks English well.
Please note though, he has had a brain injury and can sometimes be very inclined to touch you, hug you, etc. A lot. Don’t worry. It isn’t him being inappropriate, he just is like that. It doesn't mean anything. He is harmless and a very good guy. :)
Electricity is expensive in SMA, so please be careful to turn off fans and heaters when not in use. Please do not run heaters or fans all night or when you are not in the apartment.
If a utility bill arrives, simply leave it for the housekeeper, who will collect it and deliver it for payment.
I do my best to be sure you have sufficient gas for your stay, and it has never gone out on anyone yet, but it can be difficult to judge. If you run out of hot water, you will know that the gas is out. If you will give 1000 pesos to Leo, in the store below, he will have gas delivered immediately, and i will reimburse you with cash within 24 hours.
The water in the apartment is not filtered, so I recommend you purchase drinking water downstairs in the store. I supply a garraphon of drinking water to start you out..
A/C and Heat
There is no A/C or heat, however this apartment generally stays cool in the summer and warm during the winter. There is a box fan in the closet for your use and a small space heater, too. Please do not run heaters or fans all night or when you are not in the apartment.
There is a laundry in the breezeway just 4 doors or so up from the apartment (in the direction away from the mercado). Drop it off, and pick it up the next day.

THIS APARTMENT IS IDEAL FOR 2 or 3 PEOPLE. In a pinch, we will authorize up to 4 as long as it is very short term and pre-authorized. Your reservation will be cancelled and the full charge for the reservation will be due if we learn that you are planning to bring or have brought more than the authorized number of people. Any more than 4 people is PROHIBITED.
DOGS We love them. Your rental of this apartment goes, in part, to support KimmyCare dog rescue and shelter. Well behaved, potty trained dogs under 10lbs are gladly accepted, with approval and with a cash $3000 peso donation AT CHECKIN to KimmyCare upon arrival. Sorry, no cats.

Please don't steal anything.
Please pick up after yourself. The maid is there to clean and if your clothes are strewn 3 feet high on the floor, that is difficult.
It would be very kind of you to tip the housekeeper.
Please do not lose your key. The lock is 2000/mxn to replace and if you lose your key, you will be expected to not only replace the lock, but to supply 6 copies of the new keys.
I provide essentials like TP for the first week. If you are staying longer than 1 week, please pitch in for tp, soap, paper towels, drinking water, etc., as you see they are needed.
Treat my home as you would yours.
Be a good guest. Before you are insulting, think, would you say this to a family member if/when you were a guest in their home?
Be a nice neighbor. Quiet hours are from 10pm - 8am and are strictly enforced. If you are loud before or after these hours, and it is reported by an neighbor, there will be a $1000/mxn fine for every hour that you have upset my neighbors. The time will be noted on the police report, because believe me, my neighbors won't stand for it any more than I would.
You must arrive within 1 hour of your stated arrival time. Failure to arrive within 1 hour of your reservation will result in a 500/mxn fine per hour you are late.
You must not smoke on or near the property, or on any terrace or in any courtyard. If I find ANY evidence of smoking, you will be fined 5000/mxn pesos for cleaning the property and replacing smoke damaged items.
Turn off lights, fans and heaters when you leave.
Do not demand extra things, I've heard such nonsense as, "I will be needing harder/softer/a different color pillow and new living room lamps." This is my home, not the Hilton. Any of these kinds of unreasonable demands will result in my asking you to leave and there will be no refund of any kind.
Use your "good guest" manners, please.

Generally my propery manager will meet you to check you in. For check ins at unusual times or when it is impossible to meet you there, keys are available at our office just 5 minutes taxi ride away. We offer free and secure luggage drop off and storage in our office before and after checkin/out times. We prefer to message through this interface please, as (SENSITIVE CONTENTS HIDDEN) and cell phones have proven unreliable.
