Check in time is after 4 P.M.and checkout is 11 A.M. NO early check-in or late checkout unless agreed upon in writing by host and guest.

This is a NON SMOKING house. (If guest is found to be smoking in the home, or evidence is found that would suggest this, a $500 smoking charge will be taken out of Security Deposit.)

PETS are not permitted in the house under any conditions. (If guest is found to have a pet in the home, or evidence is found that would suggest this, a $500 pet charge will be taken out of Security Deposit.)

DAMAGE DEPOSIT - A security/damage deposit of $1,000 is required. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
•No damage is done to unit or its contents, beyond normal wear and tear.
•All debris, rubbish and discards are removed (you are responsible for taking your trash to the East Hampton Recycling Center, located at 260 Springs Fireplace Road) and soiled dishes are placed in the dishwasher and cleaned. If garbage is left on premises, there will be a $150 fee deducted out of Security Deposit.
•All keys are left as directed and house is left locked.
•All charges accrued during the stay are paid prior to departure.
•No linens are lost or damaged.
•No early check-in or late checkout.
•Beach parking passes are left inside the house upon departure.

CANCELLATIONS – In the off-season, AirBnB's moderate policy applies. In July and August, cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or $50, whichever is greater.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons.

MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.

HOUSEKEEPING SERVICE – There is NO daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit bath towels or linens to be taken from the house, but we provide beach towels for your use.

If tenant desires cleaning of house during stay there is a $150 cleaning fee per visit, which includes laundering 1 set of sheets and towels per room.

Rental property should be left in the same condition as originally found. Any undue or unreasonable cleaning necessary as a result of the vacationer's stay will result in an additional cleaning charge assessment of $56 per hour, with a one (1) hour service minimum.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. Host may ask guest to verify identity through AirBnB prior to reservation.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

FIREPLACES – The fireplace is a wood-burning fireplace. Please do not burn anything other than firewood in the fireplace.

WATER AND SEPTIC – The house is on a septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper (including wipes/moistened toilettes of any kind). No feminine products should be flushed at anytime. If it is found that wipes or feminine products have been flushed and clog the septic system, you could be charged damages of up to five hundred dollars ($500).

MAINTENANCE Owner attempts to properly maintain the vacation rental. The vacationer agrees to immediately notify the owner of any maintenance problem, so that the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which he has no control. This includes, but is not limited to: power outages, adverse weather conditions, construction, mechanical failure such as washer/dryer, dishwasher, television, etc. No refunds will be given for occurrences beyond the owner's control.

HURRICANE OR STORM POLICY – No refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
+ Any unused portion of rent from a guest currently registered;
+ Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
+ Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance

LIABILITY - The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.

We had a wonderful time at Laura's house for our summer holidays. We have 3 young kids and both the house and the area are more than great for them ! There is a private beach 5 min from the house where kids can swim, have fun at a lovely playground and have a snack in the shade. East Hampton is a really nice place with many shops, restaurants and beautiful ocean beaches ! Laura has everything you need for young kids (pack and play, crib, booster seat, toys...) so that you can feel at home without bringing anything. The house is bright and clean and you can see deers in the backyard almost everyday. Laura was a perfect host, really helpful and responsive ! We would definitely recommend Laura's place or come back one day if we have the opportunity !

Laura's home was the perfect place to relax. The house itself is clean and well laid out. The beds are comfortable, plenty of indoor and outdoor spaces for gathering. The kitchen is well stocked, including an oyster knife, a pie pan, a cast iron skillet, and a good wine key. Lots of great books and records too. We were there off season, so the Springs neighborhood was quiet and full of wildlife-wild turkeys and deer wandered through the yard and there was a nesting robin outside the kitchen window. It was chilly so we enjoyed fires at night time, but when the sun was out it was lovely to be out on the patio listening to records. The area is close to so many different beaches- the ocean beaches are a 15min drive, but we loved all of the bay beaches too. Clearwater Beach, Gerard Point, and Albert's Landing were great for walks and picnics (too cold for swimming in early May!) we also loved the LongHouse sculpture garden. Springs General Store is close by for sandwiches and coffee. We didn't eat out much, but Amagansett and East Hampton are both full of restaurants and shopping. When I got back to Brooklyn, one of my employees told me I looked like a totally different person and wanted to know where I'd been on vacation, which is as good of an endorsement as any. I hope to return! And I highly recommend the Springs in springtime!

Laura's place provided the perfect stage for a cozy Thanksgiving weekend. The property is gorgeous and the the place itself has a rustic charm with all the modern amenities one needs. Best of all, the record collection (with a fantastic collection) and fireplace provided all the entertainment one needs when in such a gorgeous setting.

A perfect getaway from NYC! Our group of 6 was more than comfortable in the space and extremely grateful for such a lovely place to spend a winter weekend. The natural light is amazing, the kitchen is well stocked (for those times you just want to make a big pot of soup and chat all night by the fire) and the common space is just the right size. Highly recommend!

One of the best stays I've had to date! Laura was quick, direct & incredibly accommodating in her communication, and the house was in beautifully clean & working order. Loved exploring the Springs area on their antique beach bicycles, with the Krasner/Pollock studio down the road, the adorable throwback Springs General Store for lunch on the porch & peaceful rides along the coast...yet only a 10 minute drive into the center of E Hampton for dinner at the tavern or Nick&Tonis. The cottage is light filled during the day & cozy at night by the fire (though some fresh dry wood & kindling would have been nice - there was no axe so we had to go out & buy some.) The property itself is peaceful & wooded despite being in a proper neighborhood. A great stay overall!

The house was exactly as described. We have a lovely time and Laura was always willing to answer questions. She made it easy for us to navigate around East Hampton. The place was clean and well kept and perfect for my family. The place was bright and welcoming.
