50% of booking total is due at signing. The remaining 50% is due 30 days prior to check-in date.
Booking is not confirmed until the guest has reviewed and digitally signed the guest agreement. The guest agreement will be automatically sent upon booking.
Cleaning/Booking Fee includes all cleaning fees, admin fees, and accidental damage waiver fee.
Government issued ID may be required.
Cancellation Policy: All cancellations must be received by Arizona Focus Realty in writing,
If canceled 60 days or more in advance of check-in date, 100% of the booking total is refunded. Cancellations 30 days in advance forfeit 50% of the booking total. Cancellations less than 30 days from check-in day forfeit total booking. In the event that guests elected to pay a refundable security deposit in lieu of accidental damage waiver and cancels, 100% of the security deposit is refunded.
Any booking fees paid directly to booking website (Airbnb) are subject to the cancellation policies of that website/company’s policies and are not affiliated or controlled by Arizona Focus Realty.
Early Arrival/Late Check Out: Early arrival and/or late Check-out without prior authorization will result in a charge of $50/hour. If you need to arrive a bit early or stay later than your check out time, please ask. We will gladly accommodate your request if we are able.
There will be no rent rebates for an early Check-out.
Travel Insurance: Arizona Focus Realty strongly encourages Guest to purchase traveler and/or trip insurance to protect against potential charges due to cancellation. Third party travel policies may be purchased directly through Arizona Focus Realty at the time of booking or purchased separately from a private company of Guest’s choosing.
Access: Guest shall be given access information for the property after initial deposits/rent/fees are paid in full.
Guest shall allow Arizona Focus Realty access to the property for purposes of repair and inspection. Arizona Focus Realty shall exercise this right of access in a reasonable manner.
Utilities: All utilities, including electric, natural gas, water/trash, cable/satellite and the Internet (if applicable) shall be paid by the owner unless otherwise noted in this agreement.
Pets: Pets are allowed with the permission of the owner and Arizona Focus Realty only. A separate Pet Addendum may be required.
a. Smoking is allowed outside only. Smoking in the properties could result in a loss of security deposit and additional fines.
b. The Guests shall have due regard for the comfort and enjoyment of all other residents in the community. TV’s, music, etc, shall not be played at such a volume that it disturbs occupants of neighboring properties.
c. Community amenities must be used with care in accordance with community rules and posted signs.
d. No overnight parking on streets.
e. People other than those in the Guest party set forth above may not stay overnight on the property. Any other person in the property is the sole responsibility of Guest.
f. All of the units are privately owned; the Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
g. Keep the property and all furnishings in good order.
h. If applicable, Guests are not to remove the pool vacuum. Removing and replacing the vacuum from the pool introduces air into the system and will cause the cleaning system to not work.
i. Only use appliances for their intended uses.
j. All criminal activity, including drug-related criminal activity, is strictly prohibited. These activities are prohibited within the dwelling unit, near the dwelling unit, or upon the property including parking area, ingress and agrees areas, and all other common areas. Criminal activity is a material breach of this agreement and is cause for termination of the occupancy.
k. No oversized vehicles (including campers, trailers, and RV`s) may be parked at property overnight (including on street).
Damages: Any accidental damages during the Guests stay will be noted and recorded against Guest Damage Insurance Policy/Waiver.
Arizona Focus Realty reserves the right to purchase the coverage on behalf of the guest from a 3rd party provider (in the case of accidental damage “insurance") or provide a waiver through an in-house plan directly from Arizona Focus Realty (in the case of accidental damage “waiver”). Guest is responsible for any damage or loss amount that exceeds their coverage limits, or for any loss or damage that is not covered by damage insurance/waiver due to any of these terms.
The following conditions will not be covered by damage insurance or damage waiver:
Intentional acts of a guest and traveling companions;
Gross negligence or willful conduct;
Any loss, if a guest or traveling companions do not take reasonable and prudent measures to protect the residence;
Any loss, if the guest does not report the damage to residence rental management staff by the time of vacating the residence;
Normal wear and tear;
Theft without forced entry;
Damage or loss caused by any pet or other animals that were not allowed onto the premises under the Rental Agreement.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Arizona Focus Realty immediately.
Housekeeping: While linens and bath towels are included in the unit, mid-stay housekeeping is not included unless previously arranges with Arizona Focus Realty.
Parking: Specific parking rules may be posted in each of the properties. Guests shall park in designated spaces for condos and use parking tags as noted. Arizona Focus Realty is not responsible for any fees related to towed vehicles.
Pools & Spas: In the event that the property has a pool or spa, the Guest shall be solely responsible for the proper use, supervision and safety of those using the pool/spa or any resulting damages from pool/spa use. Arizona Focus Realty and Owner shall have no liability for any damages which may result to any person in or around the pool area.
Trash/Recycle: If the property is a private home, trash and recycling days are posted in the property as well as on the check-in sheet. If Guest stay falls on a trash and/or recycle day, appropriate bin(s) should be on the curb before 5 am on collection day. Bin(s) should be put away on collection day and are not to be left out more than 24 hours. If trash is full and a pickup day is missed during Guest stay, a $25 fee will be assessed for a special trash collection request.
Lost Keys/Parking Tags/Remotes: There is a $75 replacement fee for lost or unreturned keys, parking tags, garage/gate remotes, or any community access keys or fobs. The expected number of keys, tags, remotes, and/or fobs will be listed on Check-in sheet and in the property book. Please verify that the expected number of keys, tags, remotes, and/or fobs are present at Check-in and notify Arizona Focus Realty immediately if any are missing.
Desert Pests: Pests including scorpions and black widow spiders are common in parts of Arizona - especially during the warmer months. Although all of our properties are treated for pests on a routine basis, it is possible that you will encounter these pests during your stay in Arizona. Arizona Focus Realty and owners shall have no liability should you encounter any of these indigenous pests during your stay.
Recreational Housing: The Premises being occupied by the Guest is a vacation rental which is recreational housing and is exempt from the provisions of the Arizona Residential Landlord and Tenant Act, A.R.S. Section 33-1301 et seq. The Innkeepers Statutes as contained in A.R.S. Section 33-301 et seq. shall apply to the rental and occupancy of the Premises subject to this Agreement.
Guest acknowledges and agrees that occupancy of the premises is:
a. Transient in nature.
b. Regardless of the duration of this Agreement to occupy the Premises, no “residency” shall be
established, however, the term “residency” is defined.
c. Guest represents that Guest has no intention of, and will not claim to reside in the Premises on
a permanent or long-term basis. The term “Residency” shall include any claim by the Guest that the occupancy of the Premises is governed by the Arizona Residential Landlord and Tenant Act.
d. Guest further agrees that he will not claim or represent that Guest has established “residency” to any law enforcement agency, even if Guest received mail at the premises.
e. Service of any notice, including legal notices, may be made upon Guest by posting the notice on the entry door to the Premises and the notice will be deemed received by the Guest upon posting.
f. The Guest agrees that Arizona Focus Realty will not be responsible for the loss of Guest’s personal property for any reason and Guests are advised to obtain insurance to cover any potential loss while using or occupying the Premises.
