Except for the timeline, everything Nikolai said is true. Nikolai, you will never be invited back to any of my properties and yes, do not ever call me again.
This give me a perfect opportunity to clarify that this is a residential residence not a commercial venue.
Weddings, receptions, functions and parties are forbidden by very strictly enforced zoning rules. Nikolai's booked as a group of 16 unrelated adults. I was very clear in our email exchanges at the time of booking that this is not a party house and that there can be no unregistered guests on property.
At the peak of the party, my cell phone signal range extender registered 43 cell phones drawing a signal. At 10 pm the local uber driver texted me that he just dropped off a van load of drunk early 20 somethings and that there was a raging party at my house.
Two neighbors called and informed me of teenagers vomiting and urinating in the front yard.
Ten minutes later the noise meters were registering 100 decibels. After repeated attempts to communicate with Nikolai, I called communications dispatch to alert he fire and police department that there was a better than even chance of a security system or fire alarm going off.
Sure enough at 3:30 am the water system emergency shut down was triggered. Then Nikolia, his girlfriend and another kid drunken phone bombed me because nothing was more important than their raging party. /end sarc.
You bet I was rude. I was very direct. I sent him a detailed email explicitly spelling out his lack of etiquette and divergence from the agreed upon contractual rental terms.
I should have evicted him on the spot. I welcomed him in to my $3M home- this is the thanks.
If you are a group contemplating pulling a stunt like this, please do it elsewhere- or maybe NOT AT ALL! Be respectful.
Thanks you Nikolai for providing the springboard for this message to future prospective guests.
Bob, proud owner and rental manager.
