The whole family will love to spend the day playing in the waves, building sand castles and soaking up the warm Texas sun! The house is centrally located on South Padre Island and within walking distance of the entertainment district which includes a variety of restaurants and breathtaking bay views.
With the beautiful heated pool the whole family can refresh and unwind in both the summer and winter months. The back deck and the second floor front porch are also great places to relax any time of year!
The home has 5 bedrooms and 3 baths which allow even multiple families to have plenty of space, and the game room gives kids their own special spot to get away.
And even in this little corner of paradise, you will not miss your favorite television shows or the big game; the living room and each adult bedroom are equipped with large flat screen TVs!
Age Requirements: You must be at least 25 years old to make a reservation with SPI Rentals, LLC. This person will be responsible for checking into the home and must be present for the duration of the stay. During March & Holy Week (03/26/2018 - 04/08/2018), everyone occupying the rental must be at least 21 years of age or older. Anyone under the age of 21 will not be permitted. Identification must be presented upon arrival.
Wristband Fees: During March & Holy Week (03/26/2018 - 04/08/2018), there is a $25.00 + tax wristband fee per person. This fee is non-refundable and must be paid within 24 hours of finalizing your reservation. Please be prepared to pay the wristband fee and applicable tax separately with our company.
Security Deposits: A security deposit will be required for any reservations made during March & Holy Week. Required security deposits include ($750) during early spring, ($1,500) during Spring Break, ($750) during late Spring Break and ($1,000) during Holy Week. The deposit is not applied toward rent; however, it is fully refundable within three (3) to ten (10) business days after departure, provided the following provisions are met:
a. No damage is done to the accommodation or its contents.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All trash is discarded in the proper receptacle.
d. All keys are left at the property or given to the rental manager. All charges accrued during the stay are paid prior to departure.
e. No linens are lost or damaged nor damage to furniture or accessories in home/condominium.
f. No early check-in or late check-out.
g. The renter is not evicted by the owner (or representative of the owner), Rental Agency, the law enforcement, or the security company.
h. Subject to and not limited to fines from Association and / or Rental Agency.
Deposits must be paid prior to 30 days before arrival. Please be prepared to pay the security deposit separately with our company.
Pet Policy: PETS ARE NOT PERMITTED.
Maximum Occupancy: This home has a maximum occupancy of (15) guests, including infants and children, or any day guests. The maximum occupancy includes the entire property, i.e. driveways, backyard, pool areas, decks, and entire interior of home. If extra guests above the maximum occupancy are found on the property, the entire group may be asked to vacate the property. Any security payments and all rent will be subject to forfeiture. Absolutely no house parties are permitted. Any persons on the property above the maximum occupancy stated, are in violation of this agreement.
Inclusive Fees: Rates include a one-time linen-towel setup. We do not offer towel exchange. Amenity fees are included in the rental rate.
Maid Service: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. If tenant would like maid service, rental agency can arrange accordingly.
Personal Items: SPI Rentals, LLC and company affiliates are not responsible for any personal items left at a property after check out.
Pool, Hot Tub and Sauna Areas: Tenants may use the Pool, Hot Tub and Sauna at their own risk.The Owner, Landlord and Rental Agency are not liable for any injury or death. Please be aware that for properties with heated pools, when area temperatures drop below 55 degrees the pool heaters will shut off and will remain until the temperatures rise above 55 degrees again.This temperature does not include wind chill.
Vehicle Maximum: (4) vehicles are permitted at this property. Guests must abide by the vehicle maximums for each designated property. Vehicles are not allowed on the grass. Strict compliance with parking rules is enforced at all times and the Rental Manager and the Property Manager reserve the right to have vehicles towed.
Right to Enter Property: SPI Rentals,LLC staff and designated security agencies, reserve the right to enter the rental property listed in this agreement at any time for any reason.
Evictions: The tenant may be evicted for failure to comply with the rules and regulations of the rental agency, condominium complex, or HOA. In the event of an eviction the tenant will forfeit all funds paid to rental company.
Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
Hurricane or Storm Policy: No refunds will be given unless:
a. The National Weather Service orders mandatory evacuation in a “Tropical Storm/Hurricane Warning area” and/or
b. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning(URL HIDDEN)area of residence of a vacationing guest.
The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning” area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to begin during the “Hurricane Warning” period.
