Relax at “The Mountain House,” a contemporary multi-level house with a spectacular forest view from every window in the house that is perfect for four adults, or four adults and up to four children (8 people maximum but not suitable for 5-8 adults - not a party house). Children will enjoy the indoor secret "Tree House."
There are three bedrooms on quiet lower levels with two adjacent remodeled full bathrooms. Two of the bedrooms have a queen-size bed, and the third bedroom has two twin-size bunk beds that hold a maximum of 165 pounds in each bed.
The updated and fully equipped kitchen features all stainless steel appliances and opens to the dining, living room, loft are and deck. Enjoy new carpet and flooring throughout the house.
Snuggle up on the large, down-filled sectional couch and watch cable TV, Hulu and Netflix on a 55” screen “Smart TV” in front of the floor-to-ceiling stone fireplace, complete with a gas log. Use the HDMI extension cord to plug in whatever is needed – i.e. PS3. Enjoy free wifi, and access the Internet through the “guest login” on a complimentary Apple computer.
Play table games, put puzzles together or read a book in the cozy loft. Children will have hours of fun in the small secret “Tree House” play loft in the bunk bedroom, hidden behind the closet doors.
You’ll enjoy breathtaking forest views from every window and overlook the trees and the ravine below from the back deck that spans the width of house.
The house does not come with lake rights, but Lake Gregory is just 15 minutes away with a public beach and activities for the entire family. In the winter, snow skiing and sledding are as close as 12 miles away at Snow Valley Mountain Resort near Running Springs. Snow-Drift Tubing Park is another place to sled near Running Springs. And more skiing is just 26 miles away at Snow Summit in Big Bear.
Air conditioned. Stacking washer/dryer. Gas grill. Quick access to Rim Hwy 18 and hiking trails. Off street parking for three cars. This is a non-smoking property in a high end, quiet community.

The Mountain House is located 20 miles from I-210 in San Bernardino, one mile from Lake Arrowhead Village, and .6 miles from Hwy 18 at the community of Sky Forest.
Keys to the House
Access to the house is through a key pad. The Guest will be emailed an access code ONE WEEK prior to check-in.
The alarm system will be set when the Guest arrives. The Guest will turn the alarm off they arrive and on when they leave using their access code. There is an alarm feature that can be used at night that arms the doors, but turns the motion detectors off.
There is a convenient parking deck at the front door of The Mountain House. Cars must be parked on the deck. There is room for three cars.
Description of Amenities
The property is a non-smoking property. The Mountain House is furnished and includes bed linens, towels, bath soap, shampoo, conditioner, shower gel, makeup remover wipes, toilet paper, facial tissue, paper towels, dishwasher soap and dish soap. The kitchen is equipped with all the basics to include dishes, utensils, pots, pans and a standard coffee pot with regular and decaf Starbucks coffee, creamer, sugar and sweetener, and an assortment of tea. There are some basic spices and pantry items in the cabinets that the Guest may use though they are not guaranteed to be in full supply so they may want to bring their own to ensure they have what they need. There is a gas barbeque on the deck and a gas log fireplace in the living room.
There is free wifi, and an Apple computer is available to access the Internet. For in-house entertainment there is a NEW 55” Flat screen Smart TV with cable TV in the living room with 200+ channels, Netflix and Hulu, Pandora and other online programming, including an HDMI extension ready to plug in whatever is needed - i.e. PS3. Two of the bedrooms have a Bose 30-pin iPhone sound dock with alarm clock and audio line in. Puzzles, card and board games are available.
There is a phone in the kitchen with free local and long distance national phone calling (no international calls).
Guest agrees to abide by the rental rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
1. Smoking is NOT allowed.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. The house is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest.
4. The Guest assumes the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Guest will keep the property and all furnishings in good order, leaving the property as they found it.
6. Guest will only use appliances for their intended uses.
7. Pets are NOT allowed.
8. Only persons weighing 165 pounds or less may sleep on a bunk bed.
There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. There is a stacking washer/dryer that may be used. Towels or linens are not permitted to be taken from the house.
No refunds will be given for storms. Mountain roads can be curvy and steep. Roads are well maintained; however, four wheel drive with snow tires or chains may be required during the snow months. We do not refund due to road conditions. Call Caltrans Hiway Conditions at (PHONE NUMBER HIDDEN) for up to the minute road conditions for Hiways 18 and 330.
If Guest wishes to cancel his/her reservation, the $95 Cleaning Fee, Tax and $350 Refundable Damage Deposit will be refunded. In addition, the Rental Amount will be refunded as follows:
• Cancellations made 30 or more days prior to the Check-in Date will receive a 100% refund, or credit can be applied to a future rental scheduled within the following six months if space is available.
• Cancellations made 14 days prior to the Check-in Date will receive a 50% refund,* or credit can be applied to a future rental scheduled within the following six months if space is available.
• Cancellations made less than 14 days prior to the Check-in Date will receive no refund, but credit can be applied to a future rental scheduled within the following six months if space is available.
• Cancellations made 7 days or less prior to the Check-in Date will receive no refund. However, if a reservation is received for the canceled dates by another Guest, credit can be applied to a future rental scheduled within the following six months if space is available.
*Exception: No refund will be given if a holiday rental is cancelled less than 30 days prior to the Check-in Date, however credit will be extended within the following six months if space is available. Winter Holiday is from Dec. 15 – Jan 2.
Rescheduling a cancellation can only be done once.
Refundable Damage Deposit
The $350 refundable damage deposit paid upon booking will be refunded within two weeks of departure, less the cost of specific property damage or loss, or additional cleaning. The refund will appear as a credit on the credit card that was use to book the reservation.
Guests will be asked to complete the following checklist prior to departure.

1 Remove all food from the refrigerator and freezer.
2 Load any remaining dirty dishes, pots and pans in the dishwasher and run. Dishwasher detergent is located under the kitchen sink.
3 Tidy up the kitchen. Leave countertops, microwave, coffeemaker, refrigerator, stove and oven clean.
4 Empty trash: All trash bags (white in the kitchen and clear in the bedrooms and bathrooms) MUST first be placed in a large BLACK trash bag, then put the black trash bag in the gray trash can on the deck. (Extra trash bags are under the kitchen sink.) We have to haul away your trash so all trash bags first go in a large black trash bag. NO loose trash please.
5 Place all used towels in the bathtubs. Towels need to be stain free.
6 Leave bedding and linens on the beds. Bedding and linens need to be stain-free.
7 Make sure all windows and doors are closed and locked.
8 Turn off all lights EXCEPT the porch lights and the up light in the corner of the dining room under the tree. (It’s on a timer.)
9 Set the alarm and lock the front door with the code you were given.
