Located at 5225 Collins Avenue in the heart of Miami Beach, this Oceanfront Condominium Resort known as The Alexander, is recognized for its intimacy, charm, and direct access to the beach. There are two heated pools and hot tubs. We are also located within minutes from major attractions and night life – less than 2 miles to the center of South Beach. HORA VACATION RENTALS owns as well as manages many of the finest units in this beach resort.
Apartment 1620 at The Alexander (16th floor) is nicely decorated with bonus third private sleeping area off living room with sliding doors (expands to larger living area by day and 3rd bedroom by night). This is a large 1200 sq ft 3 bedroom, 2 bathroom premium corner apartment with magnificent views and 20 ft balcony. The apartment is fully furnished and has two queen beds in the master bedroom, 3 twin single beds in the guest bedroom, and a twin single in convertible den. Bonus sofa futon sleeper in living room. One of our recent guests was raving about their stay and said "The views were amazing! From the balcony you can see all of Miami, as well as ocean and beach. We especially enjoyed the view at night. We were also thankful for the additional sleeping made available by converting the bedroom off the living room area. The sliding wall worked very well for the 3rd bedroom and was a clever way to gain space during the day and privacy in the evening.”
Extra guests: Base rate includes sleeping up to 7 guests, each additional guest is $35 per night up to maximum 10 guests. Select number of adults and children and rates will adjust accordingly.
Rental includes complimentary use of fitness center, concierge, bellhop, Wi-Fi, valet parking (fees apply), gift shop, coin operated washer/dryer on each floor, swimming pools, hot tubs, pool towels, lounges and umbrellas at pool. There is a play area and bonus public playground just one block away. Resort offers for additional fees beach chair rentals and water sports. There is a beauty salon and spa located on the 4th floor.
Local activities and attractions include water sports, bicycling, sailing, snorkeling, boating, deep sea fishing, parrot jungle, seaquarium, Children’s Museum, Theatre, Historic Art Deco district and so much more. Conveniently located just minutes from South Beach and minutes from the Miami International Airport, the Port of Miami, Brickell and downtown business district. Golf courses and tennis courts nearby, glamorous night life entertainment, including LIV at the Fontainebleau Hotel, Eden Roc, Lincoln Mall, Coconut Grove, the Bal Harbour Shoppe’s and Aventura Mall all minutes away.
You have selected a unit which is classified as a "unit type." In the rare event that an unexpected maintenance issue occurs and the unit selected becomes unavailable, a unit will be assigned that is consistent in size and value to the unit type you selected.
Disclaimer: Construction of the Alexander exterior facade, balconies, upper second pool deck and hallways is expected to continue through the winter of 2018, weekdays between 8:30 am and 4:30 pm. On Saturdays there may be some lighter work done. This may cause some inconvenience including some intermittent noise and some balcony closures. Some building amenities may be closed until construction completion.

Terms & Conditions - House Rules
Rates: Our rates include daily resort fees, Wi-Fi and Telephone Service for U.S., Canada and Puerto Rico in rooms where available. Total rates and fees are in part based on number of occupants (see unit description and pricing).
Sales Taxes: Miami Beach taxes are currently combined to total 14%. Broken down - Florida State sales tax (6%) Miami-Dade County sales surtax (1%) Miami-Dade County Convention Center Tax (3%) Miami Beach Resort Occupancy Tax (4%). Airbnb currently collects all but the Occupancy Tax of 4%. Therefore, the additional 4% required sales tax which is not included in the initial Airbnb quote must be billed subsequent to your reservation being accepted. After you/we accept the reservation, we will then send you through Airbnb an "Altered Reservation" with a new rate including the additional 4% tax. To finalize the reservation, you will be required to log into your Airbnb account and "Accept" the "Altered Reservation" that now includes the additional 4% tax.
Notice: The Alexander is currently going through renovations causing disturbances and some balcony closures. Renovations are taking place between the hours of 9am and 5pm Monday - Friday. On holidays or weekends only light work may occur. We make every effort to assign units that are not directly affected by these disturbances. In addition, other resort amenities may be intermittently closed during these times. The new lower pool is open as well as access to the beach. Based on unforeseen circumstances that may prevent assigning a specific unit (such as an unexpected maintenance issue), we will assign an alternate unit in the same building of equal or greater value. In the event of disturbances such as construction noise, we make every effort to resolve these issues, but do not take responsibility or provide refunds if these types of disturbances occur during weekdays between the hours of 9am to 5pm.
Cancellation Policy: Strict: 50% refund up until 1 week prior to arrival, except fees. See Airbnb policy.
Travel Insurance may protect payments made for your entire trip (including flights, vacation rental deposits, etc.). Travel Insurance will reimburse you for out-of-pocket expenses as well as provide for medical emergency assistance when covered. Inquire with us regarding purchase of Travel Protection.
Checkout Cleaning Fee: All reservations incur a Checkout Cleaning Fee. Checkout cleaning occurs after guest departs in preparation for next guests arrival. The checkout cleaning fee varies based on size of unit and number of guests. Optional interim cleanings, replacement towels, and other extra services are additional and charged against your credit card on file as a separate charge. Services provided by the Hotel or Condominium such as spa, hair salon, valet parking, restaurant, gift shop, bar, beach rentals and water sports, etc. are payable directly to those service providers at time of service.
Parking: Currently the Alexander has valet parking as option $26 per day which is subject to change at any time due to a change in valet operator. Commercial or larger vehicles may not be able to park, but you may be able to arrange with valet parking attendants – no guarantees. You park at your own risk and HORA is not responsible for any theft or damage. There is also a municipal parking lot one block north for $1 per hour, or $10 per day (paid remotely using mobile app). Seacoast valet parking is $12 per day or $60 monthly. At the Fontainebleau valet parking for one vehicle is included.
Security Deposit: Airbnb will hold a separate $500 refundable Security Deposit (up to $1000 Security Deposit for larger parties in larger units) and will be released after agreed checkout time subject to inspection and no damage or violations found. Once funds are released from authorized hold, funds may take several business days after checkout to become available in your account.
Other than normal wear and tear, Guest agrees to be responsible for any loss or damage caused to the property and if found to be in violation of Terms and House Rules, Guest may be subject to additional charges not limited to the Security Deposit, but rather to the total cost of such repairs or costs associated to remediate the loss, damage, or violation that occurred. Guest provides authorization to charge additional amounts by credit card on file if applicable. Violations that may incur charges include, but are not limited to, additional unauthorized guests sleeping in unit, smoking in or around unit, leaving apartment in excessively messy, unclean, or unsanitary condition, physical damage to property, missing items, pets, or if overstaying agreed checkout time.
Check-in and Check-out time: 4pm check-in and 11am check-out. Any other check-in or check-out time arrangements must be agreed to in writing by email. For guaranteed early check-in or late check-out, additional fees apply. Courtesy 1 hour early check-in or late check-out is available based solely on whether we have back-to-back reservations. We will only know this approximately 24 hours in advance due to last minute reservations. Please inquire with us.
Occupancy: Guest agrees that no more than the total Authorized number of Guests submitted in original booking shall be permitted to occupy the rental unit at any time (for sleeping/lodging) during the rental term. All guests staying in unit and visiting guests shall comply with the conditions and restrictions imposed upon any guest or visitor under this agreement. A penalty of $100 per night per guest will be charged if determined that more than authorized number of guests occupied unit.
Non-Smoking: All properties in all locations are non-smoking including the Alexander, Seacoast, and Fontainebleau buildings. Smoking is only permitted in designated areas outside the building. Smoking in an apartment or balcony can result in a fine of $250-$500 against your credit or debit card, or withheld from Security Deposit to be used to deodorize and clean the apartment.
Noise Ordinance: Miami Beach and our properties maintain an ordinance for disturbances in multi dwelling buildings. No excess noise, on weekdays before 9am and after 10pm, and Weekends (Saturday, Sunday, and Holidays) before 10am and after 11pm. Police have the authority to escort you from the premises if you violate this rule. Construction is only permitted weekdays between the hours of 9 am and 5 pm.
No Pets: Only Service pets (certified) are permitted with prior approval. Service pets must be carried or leashed at all times on the property. A $250 charge is required for “deep cleaning” for any pets. Please disclose this requirement at time of your reservation. Failure to do so will result in $250 penalty charge as well as the $250 “deep cleaning” charge.
Excess Debris: Additional fees determined solely by HORA will be applied to credit card on file for excess cleaning charge if apartment is left littered with debris and/or trash. Please leave apartment in a reasonably clean condition and treat our property as you would your own. We recommend that longer stays (4 nights or more) have interim cleanings. Reservations longer than 7 nights require interim cleanings once weekly at a minimum. Interim cleanings can be arranged through HORA via email and additional charges will apply based on cleaning type. Our caretaker can provide personal laundry service as well as grocery shopping and other concierge services.
Trash Removal: Trash will be removed daily by one of our cleaning staff. If for some reason it was missed please make sure trash is removed and disposed of daily in the garbage chute located in the service area in room next to elevator on each floor. Please do not dispose of paper towels, facial tissues, or sanitary napkins in toilets.
Towels: The Alexander provides complimentary towels at the pool. Never bring towels or blankets from our apartment to the pool or beach. Pool towels must be returned to the pool attendant before sundown each day or your card will be charged $15 per towel for replacement costs. Do not use wash cloths, hand towels or bath towels for cleaning purposes, makeup or cosmetic removal or for other uses which will permanently stain or damage the towels or blankets. You will be charged replacement costs for any ruined towels. Replacement bath towels are available upon emailing us, in advance, or calling our caretaker, at a cost of $25 plus tax for a set of 6 towels, each set contains a bath towel, hand towel and wash cloth.
Wi-Fi Internet, Cable TV and Telephone Service: Most all units have Wi-Fi (VOIP Phone Service available in most units) and are included free of charge. We are not responsible if any of these services are interrupted or for the upload or download speed but will try our best to have any technical issues repaired as soon as possible. If you don't see a Wi-Fi Network ID for your apartment check that cable modem and wireless router are plugged in to electric outlet. If you don't see your network. and you have checked the modem and router connection, contact us with what other network ID’s are visible with strong signals and we may be able to provide the password for that network.
Condition and Use of Property: The property is provided in “as is” condition. Owner or rental agent shall use its best effort to ensure the operation of all amenities in the property, such as elevator access, internet wifi, cable TV, swimming pools or hot tubs, and central air conditioning. Rental agent shall not be held responsible for inconvenience caused by construction or noise from occurring in or around the building during normal business hours or for any items failure to work, but will make every effort to correct any issues as reported, as quickly as possible.
Guest shall use the property for lawful residential purposes only and in a careful manner to prevent any damage or loss to the property and keep the property in clean and sanitary condition at all times. guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall guest use the property for any immoral, offensive or unlawful purposes, nor violate any law, building condominium association rules or ordinance, nor commit disturbances or nuisances on or about the property. Guest acknowledges that use of amenities such as fitness center, hot tubs, pools, spas, balconies, and the like may be potentially dangerous and involve potential risks - particularly with regard to children - and such use is at the guest’s own risk.
Default and Holdover: If guest should fail to comply with the conditions and obligations of this agreement and these terms, guest shall surrender the property, remove all personal property and leave the property in good order and free of damage. No refund of any portion of the total rent payment amount shall be made and if any legal action is necessary. Guests who do not check out on time may have their possessions bagged and stored without liability to owner or HORA.
Entry and Inspection: Building management and Rental Agent or its representatives reserve right to enter property at reasonable times, with reasonable advance notice for inspecting the property. In case of an emergency or belief that there is any imminent danger to person or property building management or rental agent may enter without advance notice. Cleaning staff will be entering apartment for daily trash removal or for the retrieval of supplies. Cleaning staff and Rental Agent will always knock before entering. We are licensed and insured and certainly not looking to disturb or invade your privacy. We always strive for our guests to have the most enjoyable and pleasant experience but please be mindful that our cleaning staff must enter to clean units and will make their best effort to least disturb you.
Unavailability of Property: In the event the property is not available for use during the rental term due to reasons, events or circumstances beyond the control of rental agent or property owner (force majeure), rental agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the property with respect to occupancy capacity, location and value, which meets the reasonable satisfaction of the guest. If such replacement property cannot be found and made available, rental agent shall return all payments made by the guest to HORA, whereupon this agreement shall be terminated and guest, owner, condominium association, manager and rental agent shall have no further obligations or liabilities in any manner pertaining to this agreement, to this guest, and to this reservation.
Risk of Loss and Indemnification: As in any resort, proper precaution should be taken to protect your personal property. Building, cleaning and management personnel have access to each unit for cleaning and maintenance and or emergency purposes. Guest agrees that all personal property, furnishings, personal effects and other items brought into the property by guest or authorized guests and visitors shall be at the sole risk of guest with regard to any theft, damage, destruction or other loss and agrees that property owner, rental agent, manager or condominium association shall not be responsible or liable for any reason whatsoever. Most apartments have a small safe (usually in master bedroom closet) available for safekeeping your valuables; however, we take no responsibility for any of your valuables or any of your guest’s valuables as these safes may be penetrable. Building security and local police should be notified immediately in the event of any loss or security issue.
Limitations of Liability: Our maximum liability for losses you suffer as a result of a breach of this contract is strictly limited to the monetary amounts received by us in relation to your booking. Guest(s) agree(s) to solely assume the risk of injury, illness or death, or any other loss or injury, whether physical or psychological. We are not responsible for guest(s) use of any athletic or recreational equipment; or for the negligence or wrongdoing of any independent contractors, including but not limited to, housekeepers, hotel, restaurant, pool or building personnel, or for events taking place at the property. We hereby disclaim all liability to the guest(s) for damages for emotional distress, mental suffering or psychological injury of any kind under any circumstances, when such damages were neither the result of a physical injury to the guest(s), nor the result of guest(s) having been at actual risk of physical injury, nor were intentionally inflicted by us. Without limiting the preceding sentence, in no event will we be liable to guest(s) for any consequential, incidental, exemplary or punitive damages.
Release: Guest hereby waives and releases any claims against the building condominium association, rental agent, manager, the property owner, and their successors, assigns, employees or representatives, officially or otherwise (‘us” or “we” or “our”) for any injuries, illness or death that may be sustained by guest (or authorized or visiting guests) on or near or adjacent to the property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the guest’s own initiative, risk and responsibility.
PLEASE NEVER LEAVE A CHILD UNATTENDED ON BALCONY, AT THE BEACH, OR NEAR POOL AREA.
• Follow “Pool Rules and Regulations” posted at all times.
• Shirts and shoes must be worn in the building common areas at all times.
• Never bring items covered with sand into building or apartment.
• You are required to check out of apartment at agreed upon check-out time. If you are found to have overstayed checkout, a full-day rate will be applied to your credit card on file.
• Always leave air conditioner running leaving thermostats between 71 and 73 degrees when leaving apartment or upon checkout. Thermostats should be set on COOL and AUTO.
• Please close lights and window shades to save energy.
• If provided to you be sure to return any manual keys before checkout.
• Do not leave windows or doors open.
• Be sure to leave room safe open before checkout.
• Check all outlets for phone and tablet chargers.
