Those who love old characterful buildings and a equally characterful and historic village and area will love this place.
This lovely, airy, characterful 200 year old upstairs maisonette is about 2 minutes' walk from our house. It has two bedrooms.
Barford is a very characterful village , voted in the top 100 villages in England a couple of years ago, and the maisonette are in the centre of the conservation area. The maisonette was probably the servants quarters of the 'big house' , Georgian in age, and a lovely mellow soft red brick.
The maisonette has its own front door and two off road car parking spaces. There's a pretty outside shared seating space, with mature flowers and bushes, that gets the morning sunshine - perfect for morning coffee or a chilled beer at the end of the day.
Ceilings are high, giving a lovely feeling of light and space, and the maisonette is newly refurbished with a mixture of modern and antique comfy and interesting furniture, original paintings and prints and old lamps. Bedlinen is good quality, 100% cotton and new. Wifi is the latest super speedy Broadband. The maisonette is centrally heated and also has a wood burning stove.
A short straight set of stairs takes you to a large hall with old beams, antique and quirky furniture such as a Victorian table and chapel chairs (enough to seat 4), a lovely walnut veneer Art Deco wardrobe and a Victorian mahogany chest of drawers.
Turn left and there's an airy bathroom with power shower and all the towels you need, plus hairdryer.
A few steps further is a characterful beamed bedroom with a 5 foot new double bed, new mattress and bedside tables with lights.
Turn right in the hall to a small but bright and extremely well equipped kitchen. We're keen cooks so you'll find sharp knives , decent pans, plenty of crockery and nice glasses and all the extras that you'd ever want. Anything completely out of the ordinary? We'll be able to lend it to you from our home! There's an electric oven with gas hob, microwave, toaster, kettle, fridge with small freezer compartment, dishwasher and washer-dryer for laundry, plus iron and ironing board.
Next is the second bedroom with a queen-sized bed (4' wide) - big enough for a cosy couple or one or two children, plus a lovely Art Deco walnut 'tallboy' for storage.
Just outside, between the kitchen and the second bedroom, is a large cupboard with washing machine/drier. Above is a high shelf with iron, small ironing board, plus a small portable heater. There are stepladders if you cannot reach!
Finally, enter the lofty, light and airy, well-lit sitting room which is carpeted, with two big windows with Roman blinds to let in plenty of light, a view of sky, trees and old roofs from the comfy, 3 seater sofa and a big flat screen TV (plus DVD and music centre). Lighting is sensitive and welcoming and there is a cosy wood burning stove for chilly days or when you just want to snuggle up and relax.
Barford is 15 minutes' drive from famous Stratford-Upon-Avon where William Shakespeare was born and where the Royal Shakespeare Company puts on world-renowned theatre. There's boating and canoeing on the river. Leamington Spa, a funky Georgian spa town is 15 minutes the other way, hugely popular with students, and a great place for quirky shopping, gyms, swimming pool, cool bars, clubs and restaurants. Warwick is 5 minutes' drive away and boasts magnificent Warwick Castle, internationally known, intact and superb for a day out. Warwick is olde-y worlde-y with antique shops, tea shops, restaurants and a beautiful town square. 10 minutes further is Kenilworth with brooding, ruined but hugely atmospheric Kenilworth Castle and a Michelin starred restaurant 'The Cross'. The famous Cotswolds, a maze of villages full of stunning, ancient, golden stone cottages, are 30 minutes' drive away to the west.
London? A little over an hour away by train or 90 minutes' drive. Birmingham for shopping? 30 minutes from Warwick train station or 30-40 minutes by car. The train station is 5 minutes' drive away and there is a bus stop in the village, 5 minutes' walk from the maisonette, which takes you to Warwick and Leamington Spa in one direction and Stratford-upon-Avon in the other. Buses are hourly.
Two car park spaces off road
Small sitting area idea for morning coffee
Own front door so complete independence.
Two minutes walk from our house, so support if you need it and privacy otherwise.

We'll usually be around in person if needed, and are happy to give any ideas, help, advice etc. Jo is a good , reliable communicator, always happy to help. Some of our previous guests are still in touch with us and have popped in for a meal or drink since their stay, whilst travelling.
Jo speaks good Spanish, decent French, useful German and passable Italian.
- Flexible check in and check out with warning please.
- Please remember that there is a flat below and that the village is quiet and peaceful at night
- Certain small pets by prior arrangement only.
We don't charge a cleaning fee, so expect you to leave the maisonette clean and tidy within reason. Most folk are great at this but if not, your rating will suffer!
