Apple Tree Cottage is situated in a quiet valley of the river Krka in the centre of Slovenia. It offers an enviable degree of seclusion in a private orchard surrounded by grass fields. The cottage is located 10-minutes walk from the village Krka. Two sitting areas in the front of the house and in the garden at the back offer a choice of leisure time and outdoor dining. This traditional Slovenian cottage has been built as a comfortable family villa joining the lounge, kitchen and dining room in one spacious living area. The sliding doors join the lounge with the back terrace enclosed in garden within an orchard. On the ground floor there is a double bedroom with a king size bed, a bathroom with a bath/shower and a separate WC. The master bedroom on the first floor is a large room with the sliding door to the terrace. The third bedroom is a large room with two beds and two wardrobes. On the first floor there is a second bathroom with a shower. Sofa bed sleeps extra 2 people.
Slovenia: Slovenia is located in the sunny side of the Alps. It benefits from dramatic Alpine scenarios and warm Mediterranean climate. The Cottage is located in the middle of the country, half an hour’s drive south east from the Slovenian capital Ljubljana. This makes it a convenient spot from where you can reach almost any part of Slovenia in one and a half hours drive. Alps: A day trip to the alpine lakes of Bled and Bohinj are also recommended. Further west stretches Triglavski Narodni Park, the national Alpine natural conservation area of exquisite natural beauty. The sea side: The area where the Alps warm up with Mediterranean weather is called Karst. This is the land of world’s deepest caves, Lipizzaners (famous white training horses) and Italian-like cuisine. The restaurants and inns of Karst are only an hour drive away from the Cottage and offer a pleasant day-trip destination. Half an hour further is the Adriatic coast with the ancient Mediterranean town of Piran.
Ljubljana: Ljubljana is a small and picturesque town. A day-trip to the capital makes a delightful destination offering shopping, visits to art galleries, and a variety of bars and restaurants along the Ljubljanica River.
Bicycles: There are two bicycles available for the guests free of charge.
Additional bicycles can be arranged on request for at extra cost.

I suggest you print them out before your departure and take them with you. A further copy of this document and accompanying pages will be available for your use at the cottage.
Please note that there are two bikes available at the property for your benefit. Should you require additional bikes I will arrange them at additional cost.
Please let me know your flight number and your time of arrival, once you have finalised your travel arrangements.
On your arrival, Natasa [mobile: (phone number hidden)] will give you the keys and show you the property. She will give you further information about the area. She is fluent in English, German and Czech.
Please note that check-in is only possible from 4pm onwards because the property has to be cleaned and properly inspected prior to your arrival. Early check-in is possible only if the tenants from a week before have left a day early.
You MUST let us know if you would like to consider early check in!
Check-out time is 10am to enable cleaning or the property for the next guests. The check-out procedure and return of the keys will be agreed on your arrival.

ABOUT THE PROPERTY
Apple Tree Cottage has 3 double bedrooms.
•Master bedroom is a large room with a double bed. The room is large enough for and additional bed/cot to be added if required.
•Bedroom two is a double bedroom with a double bed and a double sofa bed, which can be turned into extra double bed if necessary. The room is large enough for and additional bed/cot to be added if required.
•Bedroom three is a large room with two single beds. The room is large enough for and additional bed/cot to be added if required.
The cottage therefore sleeps 6 very comfortably, but can accommodate 8.
In the lounge there is an additional double sofa bed, which can be turned into a
double bed if necessary.
There are two bathrooms: one with a bath+shower and two sinks, the other is a separate shower room with a toilet and a sink.
There is an additional separate toilet on the ground floor.
The dining table can seat up to 10 people.
Bed sheets (with spares) and towels are provided at the cottage.
A satellite TV is available at the property. Use the red button Samsung to switch on set and small black remote to operate the satellite channels.
There is a CD player in the lounge.
The cottage is newly renovated and in a good condition. The cottage is clean. There is oak and pine wooden flooring throughout the property.
There is a good size kitchen in the cottage. Organic seasonal fruit and vegetables are available from the vegetable patch and the orchard at the property for the benefit of the guests.
The washing machine, dryer and iron are located in the basement.
The BBQ set is in the garage complete with tool selection!
The charcoal (if available) will be located next to the set.
The outdoor light switch is in the garage (labelled).
There is a hammock in the basement. Please feel free to hook it up and have a swing. Please ensure that it is taken down and kept dry during any wet spells.
Occasionally power cuts may happen during stormy weather. In case of a power cut, please check the fuse box located just inside the front door. The square button can be pushed to restart. If this fails to restart then the power may return after a short time. Any longer and please contact us.
The locking mechanisms on the front door and the basement door require you to pull the handle up before and whilst the key is turned to ensure complete security.
Unlocking uses the reverse procedure.
Waste should be separated between plastic and general rubbish.
ON YOUR DEPARTURE / Check-Out
The arrangements for your departure/check-out and return of the keys will be agreed on your arrival.
The final cleaning of the property is included in the price. However, on your departure we would appreciate it if you leave the house in the state similar to the state it was on your arrival. We do not expect that the house is cleaned in detail. A thorough cleaning will be required anyway before the next guests arrive. The house is large and with extensive grounds that need taking care for each set of guests. It will therefore be very helpful and greatly appreciated if the property is left in a decent state due to a limited time available for each change-over.
