No additional overnight Guests are allowed without prior written approval. Guest agrees that property is to be utilized for temporary vacation occupancy and this Rental Policy Agreement does not create a landlord/tenant relationship. Surrender of Premises: Guest will surrender the premises described herein in as good a condition as when Guests checked-In. Any excessive cleaning required, missing inventory or damages will be billed to Guest’s and/or deducted from the Security Deposit. Owner is not responsible for electricity, water, cable or telephone outages due to natural causes.
Guest agrees not to commit or permit by others any waste on the premises and Guest shall not use or permit the use of premises for any unlawful purpose. Guest agrees not to disturb the peace of neighbors or surrounding persons nor to utilize or permit the use of premises in such a manner as to constitute a disturbance of the peace or a nuisance. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. No Smoking and Pets are not permitted. This is strictly a NON-SMOKING property, which includes both inside and outside areas. There are NO exceptions. Violators will be assessed a substantial cleaning/deodorizing fee. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located outside at the side of the home. Weddings, parties or large gatherings are not allowed and the guest will be charged for any costs (including Association fines) imposed or incurred by the Guest. Guest must use their own personal phone or credit card for any calls. There are no exceptions. Guest is subject to fees (including fines) if calls are made other than as described. Fax is available for domestic transmittals only. Lost keys and lock out charges vary depending on the time of day and how many keys are lost ($75-$125). We recommend Guest leave keys in lock box while on beach or swimming. Cleaning Fees: Cleaning fees range from $150.00 to $250.00 depending on frequency of cleanings and number of persons in the party. A Cleaning fee of $25.00 per person will be charged for each person over 4 and up to 8 (where 8 may apply). Stays that are more than 10 days are subject to interim-cleaning fees. For example, if you reserve home for 28 days there would be a required two interim-cleanings. The interim clean is in addition to the exit cleaning fee after check out. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Beach towels are available. We do not permit non-beach towels or linens to be taken from the units. Guest agrees to hold Owner harmless for any damages to Guest, Guests family, Guests of the Guest or any other persons occupying or utilizing the premises during the term or rental which arise or occur as a result of Guests use or occupancy of the premises. Guest further agrees to indemnify Owner for any damages claimed, alleged or causes to Guest or third parties by use of occupancy of the premises by Guest or third parties. Keep the property, all furnishings and appliances in good order. Parking is limited to 2 vehicle(s) only, which need to be parked in driveway. Any additional vehicle must be parked on adjacent corner street and may not be parked on street of property. If for any reason a property becomes unavailable, damages shall be limited to substitution of a comparable property or refund of rent. Guest(s) assume full responsibility for the premises rented, including its contents and their own personal property. Always lock the doors and windows when you leave. Do not leave entrance doors open at anytime. Lock your automobiles. Owner or Agent may enter premises for the following reasons: Assessing damages or malfunctions, to perform repairs, cleanings and/or maintenance, to supply services agreed upon including but not limited to pest control, if the unit is for sale (we will provide 24 hours notice to show the unit at a reasonable hour), or in case of emergency. We reserve the right to enter the property any time for the purpose of safekeeping and/or prevention of further damage. The property and contents are privately owned. The Property is rented with Owner's furnishings. Owner will not be responsible for providing additional furnishings or equipment. No items belonging to the Owner shall be removed from the property. Should any equipment be out of order, Owner will undertake reasonable efforts to remediate reported problems during normal business hours. Please keep in mind that being on a remote island can often delay (unlike the mainland) the receiving of parts and repairs. There will be no refunds for such inconvenience. Guest authorizes Handy Man Services or property Owner to repair damages or loses caused by Guest or invitees of Guest, at the expense of Guest. Guests are required to notify us of any defects or problems associated with the property immediately including but not limited to, appliances, audio/visual equipment, furnishings and pool, etc. Please be careful with items that you put down the garbage disposal. At home, you might be able to put skins or vegetable leaves down your disposal but the one in your rental may stop up. We ask that you be very cautious. Also, please do not turn the dial on the refrigerator colder than the recommended setting. Doing so will cause the appliance to shut down. If you stop up the disposal or cause the refrigerator to stop working, we will need to charge you for the service call. Do not move furniture. It may cause damage, and this damage will NOT be covered by your damage waiver. Guest(s) hereby acknowledges the State of Hawaii is exposed to such environmental hazards including but not limited to Tidal Wave/Tsunami, Hurricane and Flood. Please refer to the local phone book regarding inundation area and evacuation instructions should a threat occur. We recommend Travelers Insurance for any unforeseen circumstances. For information, for comparison and pricing, (SENSITIVE CONTENTS HIDDEN) - Travel Insurance. Because we are in the Tropics, you may encounter geckos, and other pests. It is important to also not leave entrance doors open to avoid insects and other pests from entering. Our homes exterior is treated regularly for pest control maintenance; however, pests are a normal part of life in the tropics. Neighbors of the subject property may also use pesticides and chemicals that may affect a person who is sensitive to pesticides and other chemicals. Every person reacts differently to various pesticides and chemicals. If Guest(s) is sensitive to pesticides or chemicals, Guest(s) are urged to investigate this issue of possible health or safety prior to arrival.
We are not responsible for any construction noise or inconvenience that may occur during your stay. No refunds will be given. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to $500. Please be energy conscious by turning off lights, fans, air conditioning, TVs, radios, etc., when leaving the unit. Please do not run air conditioner with windows open. Also, please use laundry facilities sensibly and with consideration. Any footwear used for outdoor are not to be worn inside home. Please remove footwear prior to entering home. The property should be left in the same condition upon departure as at check-in. When checking out: Leave the home neat and tidy Put all perishable food items in the refrigerator Wash all dishes Turn off all lights, fans, air conditioning Lock all windows and doors Leave the keys on kitchen counter top. Leave no more than one set of towels per person and one set of sheets per bed for laundering. Parties, weddings, functions and unauthorized guests are strictly prohibited and subject to forfeiture of security deposit. The guest will also be charged for any costs (including Association fines) imposed or incurred by the Guest.
