PETS: In the case of pets, tenant will insure that animals will not sit upon furniture nor occupy the bedrooms. Dogs are not to be left in the house alone unless confined to the dining room and kitchen with a barrier to prevent entry to the living room while tenants are absent. Dogs must be walked off the property (to avoid urine staining the yard) for AM and PM stroll and must be on leash.
KIDS: The tenant shall take full legal responsibility for the safety of children and young adults occupying the house and grounds and acknowledge and assume the risks inherent in the close proximity of river and pond, as well as barn. The house is not childproof.
At end of stay Tenants will please remove trash from house to receptacles in barn and leave refrigerator and cabinets empty of any perishable products. Tenants may use or consume any owner products present in the house except that stored above the cabinets.
Landlord shall leave a clean and well-maintained interior and exterior and garbage pick up from barn. In Winter, snow plow removal is also provided.
Tenants must advise caretaker immediately of any problems or repairs needed. Ed Bacon (PHONE NUMBER HIDDEN)th In the event of a terrorist attack, hurricane, flood, or serious incident affecting the security and wellbeing of the population in New York City and environs, or Vermont, the landlord will take possession of the premises within twenty four hours. On a prorated basis, the landlord will return the rental amount.
12th Tenants shall provide their own personal property insurance and hold the landlord free from liability for tenants and guests.
13th Tenant agrees that the owner is not responsible for power failures due to “acts of God” such as snowstorms, windstorms, floods and the like. Funds will not be returned for inclement weather. Landlord provides a whole house generator to protect against the above described FOR 3 MONTH WINTER RENTALS: Fuel conservation is necessary to control heating costs. Tenants are responsible to conserve oil and will be responsible for additional payment to owner if over $1000 is spent on oil. 1 cord of Wood is provided gratis for wood burning stove and fireplace.
